The Delhi Development Authority (DDA) offers public land and built housing across Delhi through e-auctions and housing allotment schemes. Each publicly available notice sets its own inventory, eligibility, tenure, prices, deposits and dates. The process for a plot auction can differ from the process for a flat scheme.

DDA auctions use the registration, earnest-money deposit (EMD) and bidding terms in their notice. Karmajeevi housing uses first come, first served (FCFS) allotment: eligible applicants select an available flat and pay a booking amount. Its booking amount is non-refundable on surrender, cancellation or payment default; it must not be treated as an auction EMD. Janta Awaas Phase II 2026 uses a computerized lottery and a separate registration fee; check its EWS income and joint-applicant rules.

Registration, payment, booking and bidding happen through the official DDA portals: the Phase 22 land auction used eNivida, the function-site licence auction uses ddaland.etender.sbi, the Dwarka CSP round uses SBI e-tender, and Karmajeevi uses DDA Awaas. DDA gives 15 minutes after selecting a flat to pay the booking amount in one transaction. DDA’s brochure sets first come, first served (FCFS) booking until 31 January 2027 or until the flats run out, whichever is earlier.

  • Bidding and evaluation

    For auction phases, bidding runs online on DDA land e-auction portal during the window each notice names; the highest valid bid under the price and bidding rules in the relevant notice is the leading bid, subject to the authority’s confirmation and the notice’s terms. Allotment schemes follow their own allocation process.

    The authority handles bid acceptance, the winning-bidder payment, and any allotment or property transfer through its own process, under the terms in the relevant notice — never on BiddingPulse.
