BiddingPulse is an independent research and analysis platform. We publish editorial content about publicly listed property auctions conducted by government bodies and development authorities; public-sector-bank (SARFAESI) auctions are on the roadmap. We are not a Government of India agency and have no affiliation with any government body, bank, or auction agency — including any whose auctions we cover now or in the future.
We aggregate publicly available auction documents — tender notices, annexure rows, and layout plans — and combine them with our own independent research: sun analysis, layout depictions, EMD math, and source-linked context. We also publish plain-language explainer guides that describe, with citations, how the authorities' published auction processes work. We aim to identify the public source for material factual figures and to label derived, approximate, secondary, or independently unverified statements where relevant. The output is editorial in nature: notes a buyer can read alongside the official documents, not a substitute for them.
BiddingPulse does not sell, transfer, register, or process any property. We do not accept or process payments on behalf of any government body. We do not represent any government agency. We do not provide investment advice. We are not a SEBI-registered investment adviser and not a RERA-registered real estate agent or broker. We have no role in any transaction between a bidder and the auctioning agency.
BiddingPulse publishes its own editorial research and hosts user-generated discussion; for that user-generated content it acts as an intermediary under Section 79 of the Information Technology Act, 2000. That intermediary status is stated only for user-generated content; it is not a claim that Section 79 protects BiddingPulse's own editorial research. Responsibility for our editorial material is governed by our Terms of Use and applicable law.
To the maximum extent permitted by law, BiddingPulse does not accept liability for later changes to, or errors or omissions in, underlying official records, or for a decision made without independently checking the current official material. Nothing in this disclaimer excludes or limits any responsibility that cannot lawfully be excluded or limited.
All bidder registration, deposit or eligibility-fee payment, bid submission, and post-auction processing happen through the auctioning agency's official process — on its official portal, through the bank or application route its notice names, or in person at the stated venue — whether that's a government body, a public-sector bank running a SARFAESI sale, or any other auctioneer whose listing we may come to research. Follow the agency's own published instructions directly. BiddingPulse has no role in any of those steps and never appears as a party in any transaction.
Each auction page is a dated editorial snapshot based on the source set identified on that page and the "last verified" date shown there. It is not a live registry, official record, or continuous monitoring service. A statement that we did not find a fact means only that it was not found in the identified materials we reviewed by that date; it is not proof that the fact or a later filing does not exist.
Official notices, corrigenda, inventory, availability, schedules, RERA registration or extension status, approvals, construction progress, completion estimates and possession terms may be corrected, withdrawn, extended, revoked, or superseded after publication. BiddingPulse does not promise continuous monitoring, periodic review, or prompt updates. If our page conflicts with a current official record, the current official record controls.
Before bidding, paying a deposit, signing an allotment or sale document, or otherwise relying on the content, cross-reference every material fact with the authority's current notice, corrigenda, portal and registry record; inspect the property and title or approval material where relevant; and use appropriately qualified independent legal, financial, tax, valuation, engineering and other professional advisers. Our research is an aid, not a replacement. Nothing on BiddingPulse is a representation, warranty, guarantee, certification, legal opinion, or prediction of eligibility, availability, title, RERA compliance, construction progress, completion, possession, auction outcome, or investment performance.
