When and where is the auction?
The published schedule is 16 October 2026 at 11:00 AM IST, at Hindi Bhavan, Lohia Nagar. Both signed property lists and notice 888’s operative instructions give that date. The application window is 26 September–13 October. GDA posts any subsequent change on its notice board.

Where are the properties?
Indirapuram accounts for 58 plots, including all 26 residential plots. The other 22 are on Ambedkar Road (nine), Koyal Enclave (five), Vaishali (three), Kaushambi (two), Karpuripuram (two) and UP Border (one). SK-IV/728’s drawing on page 13 is labelled SKIV and shows 200.11 sqm, while its schedule’s locality column says Shakti Khand-3. Match the number, area and site plan before inspecting or applying.

How does this round relate to GDA’s earlier notices?
Notice 888, signed 25 September, opens a distinct application round for properties across Ghaziabad. Notice 840 and its Madhuban Bapudham corrections stay on their existing page. 79 of these 80 plots also appear in the archived notice-715 schedules at the same published reserves. SK-IV/728 is the only addition to those compared schedules.

How do the two brochures differ?
The 73-row residential/commercial schedule includes its community-centre and old-age-home properties and uses the residential/commercial brochure. Its plots are freehold and offered as is where is. The seven school, hospital and health-centre plots use the education/medical brochure and 90-year leases. The latter restricts medical bidders to recognised doctors or bodies formed to run a hospital, and education bidders to people or bodies focused on education and social work, with recognition and development obligations. Check the appropriate brochure before applying.

What is payable after winning?
For the residential/commercial schedule, pay 25% of the bid within one week of the allotment letter, or one month where the reserve exceeds ₹5 crore. Plan B spreads the remaining 75% over ten half-yearly instalments, or fourteen above ₹5 crore, with the brochure’s interest and penalty rules. All seven education/medical plots have reserves above ₹5 crore. Their Plans A and B require the first 25% within one month of the date the allotment letter is issued; clauses 6.2ए and 7.3 say 30 days from its issue. Ask GDA to confirm the exact due date in writing. Missing the first payment can cancel allotment and forfeit earnest money.

What other costs apply to the 73 residential/commercial-schedule plots?
A 12% lease-rent and freehold charge is added to the winning rate. Corner, park-facing and 18-metre-or-wider-road plots each add 5%, or 12% where all three apply. The buyer pays stamp duty and registration, GST if levied, and deducts 1% TDS above ₹50 lakh. Until the scheme passes to the municipal corporation, monthly maintenance per sqm is ₹5 residential, ₹7.50 institutional, ₹10 commercial and ₹2 community facilities and schools. Areas are estimated: on the final site plan, up to 10% additional area is payable at the auction rate, and any further area at the current or auction rate, whichever is higher (GDA first checks whether that extra land could form a separate plot). Proportionate increases in land-acquisition compensation may also be passed on.

What can be lost on the 73 residential/commercial-schedule plots?
Missing the first payment cancels the bid and forfeits earnest money, ₹2.06 lakh–₹938.96 lakh across this schedule. A bid cannot be withdrawn once made, and the brochure fee is non-refundable. Concealment, misstatement or breach of a condition can cancel allotment, resume the plot and buildings without compensation, and forfeit 25% of total cost. Once cancelled, a commercial or other non-residential allotment is not revived except by a court or government order. Three consecutive missed instalments, or any amount unpaid for three months, can cancel allotment and forfeit EMD; default interest is deducted before the balance is returned without interest. Plan B interest is SBI MCLR plus 1% without a loan, or the lender’s rate plus 1% with one; default adds 2% compound penalty interest. At least two bidders are normally required; a single bid needs the Vice Chairman’s exceptional approval. If GDA cannot hand over possession, the whole amount is refundable with simple interest.

What separate risks apply to the seven education/medical plots?
Their earnest money is ₹98.54 lakh–₹427.12 lakh. Missing the first payment can cancel allotment and forfeit it. Three consecutive missed instalments or an amount unpaid for three months also exposes the allotment and EMD to cancellation and forfeiture. Register the lease deed within 30 days of paying, or pay ₹500 a day for up to 30 more days before cancellation. Withdraw within one month of allotment and GDA deducts 50% of the deposit. Build within three years of the lease deed; GDA’s Vice Chairman may allow up to two more years after payment of the prescribed 2% levy on the higher of the circle or sector rate. Failure to develop or misuse permits cancellation and re-entry. Take possession within two months of the date GDA notifies, or the Vice Chairman may cancel the allotment, keep the token/security deposit and return the rest without interest. False or unproven information also lets GDA cancel the allotment and forfeit all or part of the money deposited, and a cancelled allotment on these plots is not revived except by a court or government order. A single bid is normally not considered. Where a court order prevents possession, GDA refunds without interest and does not owe an alternative plot.
