How are the opening prices calculated?

The portal prints “Start Price” without a unit. We read it as a rate per m²: each portal deposit is exactly 10% of that figure × the listed area, the five matching rows in SDA’s earlier price lists follow the same rule, and its booklet takes bids per m². Opening prices below are our area × rate calculations, before extra charges.

How have the rates and deposits changed?

Every matching row has a deposit equal to 10% of rate × area. SDA’s undated advertisement gives ₹24,000/m² for Plots 55 and 768 and ₹24,500/m² for 395(A). Its 16 February 2026 list gives ₹29,000/m² for 395(A) and ₹28,000/m² for 768; Plot 55 is absent. The portal now lists ₹25,000/m² for 55 and 768 and ₹25,500/m² for 395(A), with the corresponding deposits above. These are successive price lists, not unmapped EMD amounts. Confirm the current EMD page before paying.

What are the payment and bidding rules?

The earnest-money deposit (EMD) is online and specific to each plot. The notices also state a post-auction security deposit of 25% of the winning amount, without its due date or how the initial EMD is adjusted. The bid step is ₹100 per m² on the reconciled price basis. A valid bid in the final eight minutes extends the session by eight minutes, up to five times—at most 40 minutes beyond the scheduled 4:00 PM IST close.

Who gets priority?

SDA’s advertisement gives priority to applicants in the transport business. It does not say that only those applicants may bid. Ask SDA how this priority and the eligibility rules apply to your selected online auction before paying the deposit.

What could cost you money?

These terms come from SDA’s booklet for in-person auctions. SDA has not confirmed their applicability to these online offers; obtain the complete current conditions. Clauses 6–13, most of clause 14 and the plot annexure are missing.

Before bidding and paying

A bid cannot be withdrawnClause 5 says a bid cannot be taken back once made.
SDA can change or withdraw the offerThe auction committee chair may withdraw or postpone a plot without giving a reason. The Vice-Chairman’s decision is final and the Vice-Chairman may relax or change terms at any time.
Charges beyond the bidCorner plots carry a 10% location charge. The 12% freehold charge applies to price plus location charge and is due at registry. The surviving tail of clause 14 also makes a revised price payable under a condition on the missing page. The booklet costs ₹500 plus GST.

After allotment

Later compensation can be chargedA court-ordered increase in land-acquisition compensation is payable by the buyer. Unpaid amounts are recoverable as land-revenue arrears and form a first charge on the plot.
Use and development conditionsUsing a plot for another purpose cancels the allotment and SDA takes possession back. The booklet promises remaining development works in front of plots within six months of auction acceptance; this does not prove that those works are complete.
If SDA cannot give possessionThe booklet provides a refund without interest or deduction if SDA cannot give possession. It also states as-is allotment and requires an approved building plan before construction.
