Two numbers decide what a plot costs to chase. The first is the reserve price — the authority’s floor, below which no bid is accepted. The linked official auction materials set this bidding rule: the current Business Rules show a ₹10,000 increment for every plot. The general booklet gives ₹5,00,000 for properties above ₹10 crore and bulk sales; confirm the applicable increment with ADA. Across these 21 plots, the reserve runs from ₹1.03 Cr – ₹54.15 Cr, which works out to roughly ₹44,000 to ₹60,600 for every square metre. Published plot area spans approximately 171.35 to 9,024.99 square metres (the notice allows variation). The reserve is the floor; the linked official auction materials’ bidding rule above controls which bids are valid, and neither predicts the price it will settle at. The second number is the Earnest-money deposit (EMD) — here ₹10,28,100–₹5,41,49,940, equal to 10% of the reserve for each plot on the current portal; row 4 differs by 20 paise from the rounded plot-list figure, and the older booklet has misaligned amounts. The booklet says unsuccessful bidders receive their EMD back without interest. A withdrawn bid, false documents or a payment default can lead to forfeiture under the booklet’s terms. These two are not the whole cost: a bidder also budgets for a non-refundable ₹1,500 participation fee, valid for one auction participation, 12% freehold or 10% lease-rent charges, plus 10% for a corner plot (non-residential booklet page 9, clause 15); confirm the tenure and corner status with ADA, and stamp duty, registration charges and applicable taxes, paid separately under the booklet’s terms.

Why do the area unit and bid increment need attention?
The original plot list explicitly uses square metres. The website’s item titles incorrectly say “Area (cm)”; the figures here retain the list’s square-metre unit. The current Business Rules show a ₹10,000 increment for every plot, including the three above ₹10 crore. The general booklet instead says ₹5,00,000 for properties above ₹10 crore and bulk sales. Ask ADA to confirm the applicable increment.

What else should I know about ADA Agra Shastripuram & Kalindi Vihar — 21 plots, Sep 2026?
From the official documents
There are four local-shop plots, six commercial plots, a shopping complex, two facility plots, six schools, an education-institute plot and a health-and-education plot. Their permitted uses differ. The general booklet allows more than one non-residential property, subject to its deposit and eligibility rules.
A bid in the final 10 minutes adds 10 minutes for that plot. This can repeat, so 30 September at 2:00 PM is the scheduled close, not a guaranteed final closing time.
The highest bid requires ADA’s acceptance. Read the full payment schedule, deposit-forfeiture rules and permitted use in this round’s booklet before acting.
