How GDA property auctions work

How the Ghaziabad Development Authority runs plot auctions — registration and deposit online, but the bidding itself in person at the notice's venue.

What a GDA auction is

The Ghaziabad Development Authority (GDA) sells residential and commercial plots in Ghaziabad, Uttar Pradesh. Each auction is announced in a notice with a plot list, reserve prices, an earnest-money deposit, and a registration window.

This guide follows the process using GDA’s Indirapuram Extension auction as a worked example. GDA is the exception among the authorities we cover: you register and pay online, but the auction itself is held in person.

Where the bidding happens — in person

This is where GDA differs from DDA and Chandigarh. You register and place the deposit online, but the auction itself is held in person at a physical venue. For the Indirapuram Extension auction, the notice names the venue as Hindi Bhavan, Lohiya Nagar, Ghaziabad, with the auction on 17 July 2026 at 11 AM IST. — per the GDA plot list for the 17.07.2026 auction (p. 1).

The earnest-money deposit (EMD)

The earnest-money deposit (EMD) is a refundable deposit you place before you can bid. GDA prints it as a rupee figure against each plot in the plot list — ₹63.24 lakh, for example, on a plot with a ₹6.32 crore reserve price (the published floor below which no bid counts).
