Auction guide

Official portals

Registration, the token money and every bid happen on UPAVP’s own portal — never on BiddingPulse. UPAVP runs several official addresses for one auction, so these are the four that matter and what each one is for.

UPAVP e-auction portal: official links & registration

UPAVP runs four official web addresses for one auction. Which is which, what bidder registration asks for, and where the token money and dates are published.

What a UPAVP auction is

Uttar Pradesh Avas Evam Vikas Parishad — the Uttar Pradesh Housing and Development Board, widely known as Awas Vikas — sells residential plots, group-housing land, shops, hotel sites and other properties it holds across the state. It runs those sales as online auctions, and it does so across four separate official addresses. — per the UPAVP e-auction page and its linked property report and bidder portal.

Knowing which is which saves most of the confusion. upavp.in is the department’s own site, where the auction page and the newspaper advertisement live. upavpauction.procure247.com carries the public property list — anyone can browse it, with each property’s number, scheme, starting price and bidding window. upavp2.procure247.com is the bidder portal, where registration, token payment and bidding actually happen. — per the four UPAVP addresses, read on 25 August 2026.

One of the four is where the numbers live: upavponline.in publishes the official property auction report, which prints each record’s area, reserve price, total cost and token money. That report is the authority’s figures; it is the document to check a listing against. — per the UPAVP official auction property report on upavponline.in.

The 25 August 2026 auction is the worked example below. UPAVP’s report carried 1,076 residential and non-residential properties; BiddingPulse researched 26 of them across Ayodhya, Meerut and Saharanpur, and the figures quoted here are from that set. — per the UPAVP e-auction page for 25 August 2026 and its linked property report.

The five stages of a UPAVP e-auction
  1. Find the property in the public list or the official property report
  2. Register as a bidder on the Procure247 bidder portal
  3. Upload the supporting documents the registration asks for
  4. Pay the token money for each property, before the published deadline
  5. Bid online during the auction window the listing shows

Our wording of the sequence UPAVP’s auction page, property list and bidder registration set out, checked 25 August 2026.

Where the bidding happens — online

Bidding is online, on UPAVP’s Procure247 bidder portal, inside a window the listing publishes for each property. In the 25 August 2026 auction every one of the 26 properties shared the same window: 10:00 AM to 12:00 PM IST on the auction date. — per the UPAVP property listing for the 25 August 2026 auction.

The public property list is the quickest way to check a window before you commit to anything. Each card shows the property number, the scheme name, the starting price, the start and end date and time, and the zone and city — and it opens without an account. — per the UPAVP public property list at upavpauction.procure247.com, read on 25 August 2026.

That public list covers the whole state, not one city. Reading it on 25 August 2026 returned commercial properties in Agra’s Kamla Nagar and Sikandra Yojna schemes alongside everything else in the same window, so filter by zone and city before you compare prices. — per the UPAVP public property list at upavpauction.procure247.com, read on 25 August 2026.

Registration, the token money and every bid happen on UPAVP’s own portal — never on BiddingPulse. We read the authority’s published materials and lay out what they say.

Registration details for the UPAVP bidder portal

Registration is a two-step form on upavp2.procure247.com: profile details first, then an upload step for the supporting documents. Your email address becomes your login, and both the email and the mobile number are confirmed by a one-time code during the form itself. — per the UPAVP bidder-registration form, read on 25 August 2026.

The form asks you to declare what kind of bidder you are — company or other, proprietor, individual, or joint holder — and the fields it then requires include a father’s name, a full postal address, a PAN number, and complete bank details: account holder name, account number entered twice, IFSC code and bank name. GSTIN is optional. In outline: — per the UPAVP bidder-registration form, read on 25 August 2026.

  1. Open the bidder-registration page on upavp2.procure247.com and enter an email address and password — that email becomes your login.
  2. Confirm the one-time code sent to the email, then enter your mobile number and confirm the code sent to it.
  3. Choose your user type: company or other, proprietor, individual, or joint holder.
  4. Fill in the name, father’s name, address, PAN and bank details — the account number is entered twice and must match.
  5. Accept the terms and conditions, then complete the second step by uploading the supporting documents the form lists.

Registering the account is one thing; entering an auction is another. The token money for each property has to be paid inside the published window before the auction opens — for the 25 August 2026 sale, registration and token payment ran from 10 to 24 August, and the auction itself was the next day. — per the UPAVP e-auction page for the 25 August 2026 auction.

The bidder portal publishes contact numbers at the top of its registration page for help with the form itself. Questions about a property, its reserve or its token money belong to UPAVP rather than to the portal helpdesk. — per the UPAVP bidder-registration page, read on 25 August 2026.

Keep these ready before you start
  • An email address and a mobile number you can receive codes on — both are verified during the form
  • Your PAN number
  • Your bank account number, the account holder’s name, the IFSC code and the bank’s name
  • Your father’s name and full postal address
  • The supporting documents the second step asks you to upload
  • GSTIN, only if you have one — the form marks it optional

The fields UPAVP’s bidder-registration form marks as required, checked 25 August 2026.

The token money

UPAVP calls the deposit token money. It is set per property rather than as one figure for the auction: across the 26 properties BiddingPulse researched for the 25 August 2026 sale it ran from ₹3.42 lakh to ₹10.66 crore, tracking each property’s total cost. — per the UPAVP official auction property report for the 25 August 2026 auction.

The official property report is where those figures are published, alongside each record’s area, reserve price and total cost. Read the token money for the specific property you are entering off that report rather than carrying a figure across from another listing. — per the UPAVP official auction property report on upavponline.in.

The prices in that report are UPAVP’s own labels, and the distinction is worth keeping: the report prints a Reserve Price as a rate and a Total Cost as the property’s aggregate. Neither is derived from the other by BiddingPulse, and we present both under the authority’s names for them. — per the UPAVP official auction property report, whose columns are Area, Reserve Price, Total Cost and Token Money.

The auction timeline

For the 25 August 2026 auction, registration and token payment opened on 10 August 2026. — per the UPAVP e-auction page for 25 August 2026.

Registration and token payment closed on 24 August 2026 — the day before bidding. — per the UPAVP e-auction page for 25 August 2026.

Online bidding ran on 25 August 2026 from 10:00 AM to 12:00 PM IST, the same two-hour window for every property in the sale. — per the UPAVP property listing for the 25 August 2026 auction.

UPAVP publishes these windows per auction, and they are short: the gap between the registration deadline and the bidding window was a single day. Check the current dates on the auction page rather than assuming this pattern repeats. — per the UPAVP e-auction page and property listing for the 25 August 2026 auction.

Common questions

Which UPAVP website do I actually bid on?

upavp2.procure247.com — the bidder portal. upavp.in is the department’s own site where the auction page and advertisement live, upavpauction.procure247.com is the public property list anyone can browse, and upavponline.in publishes the official property report with the areas, reserve prices, total costs and token money. — per the four UPAVP addresses, read on 25 August 2026.

What do I need before registering on the UPAVP bidder portal?

An email address and mobile number you can receive one-time codes on — both are verified inside the form — your PAN, your father’s name and postal address, and complete bank details: account holder name, account number (entered twice), IFSC code and bank name. GSTIN is optional. A second step then asks you to upload supporting documents. — per the UPAVP bidder-registration form, read on 25 August 2026.

It is set per property, not per auction. Across the 26 properties BiddingPulse researched for the 25 August 2026 sale it ranged from ₹3.42 lakh to ₹10.66 crore, tracking each property’s total cost. The official property report publishes the figure for each record — read it there for the property you are entering. — per the UPAVP official auction property report for the 25 August 2026 auction.

How long is a UPAVP bidding window?

Short, and shared. In the 25 August 2026 auction every property bid inside the same two-hour window, 10:00 AM to 12:00 PM IST, and registration with token payment had closed the previous day. Each auction publishes its own window on the property listing. — per the UPAVP e-auction page and property listing for the 25 August 2026 auction.

Does BiddingPulse cover every UPAVP property?

No. UPAVP’s report for the 25 August 2026 auction carried 1,076 residential and non-residential properties; we researched 26 of them, across Ayodhya, Meerut and Saharanpur.
