The official schedule lists each plot’s area and rate; across this phase, the rates span ₹40,000 to ₹3,10,000 per square metre. It does not print each plot’s total reserve price, so we worked it out by multiplying the area by the rate. Across these 11 plots, our reserve totals run from ₹26,23,20,000 to ₹3,45,39,75,000. Published advertised plot area spans approximately 1,821 to 17,512 square metres (the notice allows variation). On bidding, the notice says: live bidding starts above the highest sealed offer, with a minimum ₹1,000 per sqm increment. The earnest-money deposit (EMD), a separate refundable deposit paid before bidding, is ₹26,23,200–₹3,45,39,750 per plot, exactly as printed in the schedule. Unsuccessful bidders’ EMD is refundable without interest within 45 days of auction completion, acceptance of the preferred bid or cancellation; transfer charges are borne by the bidder. The notice provides for forfeiture if a sealed offer is missing or the successful bidder defaults on payment. That deposit is not the whole cost: bidders should also budget for a separate non-refundable ₹10,000 tender fee for each plot and applicable taxes, GST, stamp duty, registration, legal and development costs.

Is this new land or another chance to bid?
All eleven plots were included in AMC’s July 15-plot notice for August auctions. Their TP/FP numbers, areas, upset rates and EMDs match. Advertisement 03 offers them again with new deadlines; the earlier notice does not establish why they are being reoffered. AMC’s separate nine-plot advertisement 02 has different land and earlier October dates.

What must be completed before bidding?
After registering on nProcure, each plot needs its own ₹10,000 non-refundable fee, EMD and documents by 23 October at 4:00 PM IST. Submit its online sealed offer by 26 October at 11:59 PM IST; registration and payment alone do not qualify you, and a missing sealed offer will forfeit the deposit. AMC recommends paying preferably 48 hours early. Live bidding starts above the highest sealed offer, with a minimum ₹1,000 per sqm increment.

Two plots have less land in possession than the paid area
Sola Thaltej TP 42 / FP 258 is charged for 17,512 sqm, but AMC will hand over 17,374.63 sqm: 137.37 sqm is not in possession. Thaltej TP 37 / FP 186 is charged for 5,105 sqm, with 5,090 sqm in possession and a 15 sqm shortfall. Both plots’ development FSI is subject to City Planning circular 02/2014-15. Check these limits before choosing either plot.

How much must the winner pay, and when?
After confirmation, pay 10% of the consideration excluding EMD within 10 days of the Letter of Intimation; the balance 90%, including EMD, is due within 90 days of that letter. AMC may allow a maximum 270 days for sufficient reasons, with 1% monthly interest on the balance. Missing the payment terms will forfeit all amounts already paid. Possession follows full payment and compliance; the sale deed is due within six months of the possession letter.

What development and area obligations apply?
Annexure B allows up to 15% area variation: the advertised/Form-F area remains payable if possession is smaller, and excess land is charged at the bid rate. Approved construction must start within two years of possession. AMC may allow up to four more years in special circumstances; otherwise rights and payments may be forfeited. Obtain development and building-use permissions, any applicable Transit Oriented Zone opinion and any required Disturbed Areas transfer approval. Transfer or mortgage requires AMC’s permission.

When are payments forfeited or returned?
EMD is forfeited for withdrawing after selection or failing to sign and return the Letter of Intimation, or failing to sign the sale deed. False information or fraud can cancel the allotment and forfeit payments. Payment default forfeits all amounts paid; unauthorized or excess construction can lead to seizure of the building and forfeiture of all payments. Use is limited to the allotted purpose. AMC may cancel for a breach after one month’s notice, without compensation. The two 90-day refund clauses differ: clause 3(e), for inability to hand over possession subject to its stated exceptions, returns EMD and all money without interest after 90 days from notice of the decision; Annexure B clause 7, when Disturbed Areas transfer approval is refused, returns all money without interest within 90 days. This approval-refusal clause was absent from the July notice for these plots.

Which documents and additional costs apply?
The checklist requires completed Annexures A and B, certified address proof and PAN, applicable entity documents, and a notarized declaration on ₹300 stamp paper. Required originals are due within seven days after the auction. Taxes, GST where applicable, stamp duty, registration, legal, permission, development and service-connection costs are additional to the bid and ₹10,000 fee.
