Who can participate in this GHB auction?
You need a GHB bidder registration on nProcure, the scheme registration fee and the selected lot’s EMD. Registration alone does not confirm your eligibility for a property.
Published participation requirements
Bidder accountChoose Gujarat Housing Board and OTP Login on nProcure. The guide asks for user and business details, verification of the mobile and alternate mobile numbers, and the applicant’s bank-account details.
Category detailsDeclare General or SC/ST and disability status. The 2025 draw assigned 48 current lots General, 10 SC/ST and three PH; continuing applicability needs confirmation for the selected lot.
Fee and EMDPay ₹500 for each scheme by 20 November 2026, 1:00 PM IST, and the correct lot-specific EMD by its deadline below.
Confirm your eligibility with GHB
Individuals, firms and companiesThe inspected schedules and guide do not specify which applicant types qualify, a minimum age, or residency and income conditions. Confirm the rules for your applicant type and lot before paying.
Indian or foreign applicantsThe guide offers Indian or Foreign registration. That portal option does not establish an NRI’s or foreign applicant’s eligibility to buy these properties; obtain confirmation from GHB.
Reserved-category evidenceConfirm the current lot category and the certificates required for SC/ST or disability eligibility. The inspected documents do not establish certificate requirements or a disability threshold for this round.

Each scheme schedule prints a ₹500 registration fee, due by 20 November 2026 at 1:00 PM IST. GHB’s guide shows the Pay screen charging by location, so expect ₹500 for each scheme you bid in. The guide directs payment through nProcure’s Pay section, followed by the chosen Auction ID’s EMD in Future Auction. It lists internet banking, NEFT/RTGS and debit or credit cards. The guide recommends completing payments preferably 48 hours before the cutoff; this is not an extension of the published deadline.
Which EMD deadline applies to my lot?
Six schedules, final column
The deposit follows the lot’s auction day: 1 December sessions have a 27 November deadline; 2–3 December sessions, 28 November; 4 December sessions, 30 November; and 5 December sessions, 1 December. Every EMD cutoff is 4:00 PM IST. The amount and deadline are repeated on each lot’s record, separately from the ₹500 registration fee for each scheme.
How does bidding and H1 approval work?
GHB guide, pages 1 and 7; six schedules, session columns
GHB’s guide describes a forward auction on nProcure, with bids increasing through the portal. Each listed lot has a one-hour scheduled session. The guide makes selection of H1, the highest bidder, subject to price approval by the competent authority. It says the department releases other bidders’ EMD to the bank account supplied at registration; it does not give a refund timetable.
Are some lots reserved for SC/ST or disabled bidders?
GHB index and 11 August 2025 draws; GHB guide, pages 1 and 37
The current schedules print no category. GHB’s index pairs them with 11 August 2025 category draws, and its guide asks for General or SC/ST and disability status at registration. We matched all 61 current lots to those draws. Ten were marked SC/ST: Akota Shop 4; Bharuch Shops 4 and 5; Gorwa Phase 2 Shops 13 (Plot B) and 19 (Plot A); Gorwa Phase 3 Shop 8; Gorwa Phase 5 Shop 32; and Tarsali Shops 10, 20 and 21. Three were marked PH, for persons with disabilities: Bharuch Shop 11; Gorwa Phase 2 Shop 17 (Plot B); and Gorwa Phase 3 Shop 9. Whether those assignments still apply is unconfirmed. Before paying EMD, check the lot’s Category field on nProcure or ask GHB.
Why does the GHB index show larger shop counts?
GHB index, 11 August 2025 draws and six current schedules
The index row titles and the 11 August 2025 draws cover each scheme’s full set of properties at that time, including 49 at Gorwa Phase 5. They assign categories to shop or office numbers; they do not identify buyers or establish completed sales. The current schedules contain 61 bid lots, all present in those draws. Bharuch’s 20+21 is one combined lot. Tarsali’s front offices and rear shops are distinguished in every record.
