Both terms documents: overview; Appendix B, clauses 22–24 and 30–34
What ownership is being sold?
Only the shop or office structure transfers. GRHB retains ownership of the land and the roof rights. The terms prohibit additions or alterations outside or above the unit. Local use permission, business licences and fire-safety approvals remain the buyer’s responsibility; this is not a freehold land sale.
Both terms: Appendix B, clauses 4–6; final application declarations
How do I submit the fee, EMD and documents?
The terms require online registration through nProcure and receipt of the signed application, supporting documents and demand drafts in a sealed cover by registered AD or speed post at Gujarat Rural Housing Board, Gram Gruh Nirman Bhavan, opposite Beej Nigam, Sector 10-A, Gandhinagar 382010, by 30 November 2026, 6:00 PM IST. Hand delivery and late receipt are not accepted. Mark the work and department on the cover. Drafts must favour Gujarat Rural Housing Board, Gandhinagar (ગુજરાત ગ્રામ ગૃહ નિર્માણ બોર્ડ, ગાંધીનગર). The ₹20,000 participation/registration fee is non-refundable and separate from the unit’s EMD. Separate applications and EMDs are required for additional units.
Both terms: overview; Appendix B, clauses 3, 14, 27 and 31; application declarations
Who can participate and inspect the units?
The terms permit Indian individuals and institutions. They require identity/address and bank documents; firms and companies must provide the applicable notarised constitutional documents, photo ID and registered partnership deed. The inspection period was set for 15 October–30 November except public holidays: Adalaj 11:00 AM IST–2:00 PM IST and Rundh 11:00 AM IST–6:00 PM IST. Inspect the actual unit and its area; declarations 6–7 accept the actual site area and waive later disputes over area, measurement or printing errors. Eligibility is decided in scrutiny attended by a Class-1 officer before bid dates are fixed.
Both terms: payment overview and Appendix B, clauses 10–11 and 15–16
When are payments due after allotment?
Appendix B requires 25% of the accepted price within 30 days of the allotment letter and the balance within the following 90 days. Clause 15 requires full payment within 120 days of notification. The overview describes 10% EMD plus 15% and later 25% instalments, but its LOI wording does not align cleanly with the numbered clauses: obtain the written instalment dates and EMD adjustment in the allotment letter. The terms specify demand draft or cheque in the Board’s name. Default can forfeit the EMD and all deposits paid and lead to reallotment.
Both terms: Appendix B, clauses 13 and 18–24
When is possession available, and what costs are extra?
Possession follows full payment and the legal conveyance. Execute and register the conveyance and take possession within one month after full payment; the Board disclaims security responsibility if you delay. The buyer bears deed preparation, stamp duty, registration and related costs. Taxes, revenue dues, electricity, maintenance, association, connection and usage charges apply from possession. Owners must form and join an association to maintain common amenities.
Both terms: overview; Appendix B, clauses 6, 12, 17, 26 and 32–33
Can I withdraw my bid or resell the unit?
The Board expects a decision within three months, but you cannot withdraw the bid or demand the deposit back until a decision, even if it is delayed; no interest is payable. A rejected offer’s EMD is refundable subject to the stated approval process. Resale is permitted only after three years from the deed, with Board permission and a ₹25,000 transfer fee. The highest bid does not guarantee allotment: the Board reserves acceptance and rejection rights.
Both terms: bidding overview and Appendix B, clauses 28–29
How do the auction sessions and bid increments work?
Each unit has a one-hour session. A bid in the last three minutes extends the session by three minutes, with no cap stated. The Adalaj terms print an ₹18,000 increment in their ground-floor example; they do not separately state a first-floor increment. Rundh’s terms print ₹20,000. Confirm the selected unit’s increment on the official portal.
Both terms: Appendix B, clauses 6, 10–12 and 15–17; declaration 8
When can money or the allotment be lost?
The ₹20,000 participation fee is non-refundable. A bid cannot be withdrawn and the EMD cannot be reclaimed until the Board decides, even beyond the expected three months; no interest is payable. Missing the 25% payment or the balance can forfeit the EMD and all deposits already paid, and the unit can be re-allotted. An error or omission in applicant information, accidental or otherwise, permits the Board to withdraw acceptance or allotment at any time.
Both terms: Appendix B, clauses 7–8, 25, 27(6) and 35; unit-schedule note
What can the Board change?
The Board may approve or cancel the auction wholly or partly without giving reasons. It may change session dates, with notice to bidders; the schedules are subject to amendment. Later changes to the Board’s rules and conditions bind the buyer. The terms place the risk of computer, internet or other system errors on bidders; such errors do not prevent the auction ending at its stipulated time.
Rundh unit schedule and Appendix B clause 2
How should I read the session schedule?
Use the dated unit rows: Rundh’s rows run through 18 December, although its overview says 15 December. The Rundh terms number the ground-floor shops G-01–G-04; the schedule uses 001–004.
