It does not publish a separate per-plot rupee reserve total. Across these 9 plots, Reserve totals run from ₹29.00 Cr – ₹297.09 Cr, calculated by multiplying each published area by its published rate. The Reserve figures are arithmetic aids derived from those published inputs. Published advertised plot area spans approximately 1,706 to 41,843 square metres (the notice allows variation). The notice sets this separate bidding rule: live bidding starts from the highest sealed offer, which bidders must exceed, with a minimum ₹1,000 per sqm increment. The separate earnest-money deposit (EMD) — a refundable pre-bid deposit is ₹29,00,200–₹2,97,08,530 per plot, as printed in AMC’s schedule. AMC states that unsuccessful bidders’ EMD is returned without interest within 45 days of auction completion, acceptance of the preferred bid or cancellation. Transfer charges are borne by the bidder. Failure to submit the sealed offer or comply with payment terms can cause forfeiture. That deposit is not the whole cost: bidders should also budget for a separate non-refundable ₹10,000 tender fee for each plot and applicable taxes, GST, stamp duty, registration, legal and development costs.

What is different about possession of Gota FP 263?

AMC advertises and charges for 5,038 sqm, but identifies 31.73 sqm as not in possession and states that possession will be given for 5,006.27 sqm. The EMD is ₹1,05,79,800. Development FSI is subject to City Planning circular 02/2014-15 dated 9 October 2014, reproduced in the tender. Confirm the exact possessed boundary and development treatment before submitting an offer.

Which Sola plan identifies each plot?

The tender schedule and cadastral drawing distinguish FP 273/1 (4,782 sqm) and FP 273/2 (1,706 sqm). The satellite overlay on the same annexure repeats the label 273/1 on both outlines. Use the cadastral drawing and obtain AMC confirmation of the selected boundary; the overlay label alone is ambiguous.

Which residential development plots are offered?

Hanspura FP 96, Ambali FP 121 and Gota FP 135 are whole land parcels for residential development. AMC’s advertised residential use does not establish a scheme of individual home plots or a requirement that all three become group housing. The buyer must obtain permissions for the proposed development. Ambali’s reference FSI figures specifically apply to Residential Affordable Housing (RAH) use. Hanspura is the largest at 41,843 sqm; its printed 45 m height is subject to an Airport Authority no-objection certificate.

How early does AMC recommend paying?

AMC’s registration instructions recommend paying the tender fee and EMD preferably 48 hours before the cutoff. The published registration, EMD and fee deadline remains 12 October 2026 at 4:00 PM IST.

How do the sealed offer and live auction relate?

The online sealed offer is mandatory even after registration and payment. Live bidding starts from the highest sealed offer and bids must exceed it; the minimum increment is ₹1,000 per sqm. Bids below the upset/base price are rejected. A bid in the final five minutes extends that plot’s session by five minutes, repeatedly until no higher bid arrives in that period.

What payments follow acceptance of the bid?

Subject to confirmation by the competent authority, 10% of the consideration excluding EMD is due within 10 days of the Letter of Intimation; the balance 90%, including EMD, is due within 90 days of that letter. The authority may extend payment, for sufficient reasons, up to a maximum of 270 days with 1% monthly interest on the balance. Possession follows full payment and compliance. The sale deed must be executed within six months of the possession letter.

What area and development obligations apply?

Annexure B allows up to 15% area variation: payment remains based on the advertised/Form-F area if physical possession is smaller; excess area is additionally payable at the bid rate. Approved construction must start within two years of possession. AMC may allow a further maximum four years in special circumstances; otherwise the rights and payments may be forfeited. Building use requires permission. Any applicable Transit Oriented Zone opinion or Disturbed Areas transfer approval must be obtained from the competent authority.

Which documents and extra costs does AMC require?

Registration requires completed Annexures A and B, certified address proof and PAN, documents for the applicant’s business or legal form, and a self-declaration on ₹300 stamp paper, notarized. Supporting registrations, tax documents and authorizations apply according to applicant type. Required originals are due to AMC within seven days after the auction. Each plot carries a separate non-refundable ₹10,000 tender fee; applicable taxes, GST, stamp duty, registration, legal, permission, development and service-connection costs are additional.
