On bidding, the linked official auction materials say: bidding opens at each shop’s published goodwill and rises in minimum ₹5,000 increments; fixed monthly rent is separate. Across these 23 shops, goodwill runs from ₹1,54,008 to ₹20,77,460. The shops measure 78 to 288 square feet. The goodwill is the minimum amount the authority set — not evidence of any final or accepted price, and a concluded auction can also leave a shop unsold. The second number is the Pre-bid Earnest Money Deposit (EMD). It is ₹38,600–₹5,19,500 per shop, from all 23 matching October annexures. Withdrawal and payment default can forfeit EMD under the terms. Are these new shops or September reoffers?
These are 23 of the 25 shops previously scheduled for 29 September. Match the complex and shop number, not only the Auction ID: most IDs changed, and Gandhi Nagar East shop 21 now uses 28475. Prices, rent and deposits match the earlier verified annexures for 22 shops; shop 28 now has its own verified amounts. IGMC Stadium shops 39 and 40 are absent from this October set. That absence does not establish a lease award, sale or cancellation.

What changed for Brahmananda Reddy shop 28?
Its October record and PDF now both identify shop 28 as General category: 78 sq ft, goodwill ₹1,76,904, EMD ₹44,500 and monthly rent ₹4,914. September’s record labelled it ST but attached shop 1’s terms, so its price, area and rent were then unverified. The earlier conflict remains in the dated updates; use current Auction ID 28661 and its matching terms.

When can I inspect a shop?
The current summaries offer inspections from 3 October at noon IST to 17 October at noon IST on office working days. Clause 29 still prints 11–24 September, with 11:00 AM–12:30 PM IST and 3:30–5:00 PM IST hours, and 25 September, 10:30 AM–noon IST. Those old dates conflict with the October summary. Portal windows also differ: shop 28 (Auction ID 28661), for example, gives 3 October at 8:00 PM IST to 17 October at 5:00 PM IST. Visits require prior municipal permission: arrange the selected shop’s visit with VMC’s Estate Office before bidding.

How much is the document fee?
General-shop terms give ₹2,000 plus 18% GST (₹2,360 in all). All four reserved shops give ₹500 plus 18% GST (₹590 in all): SC (Group-II) shop 2 at Biyyapukotla Bazar, SC shop 7 and ST shops 25 and 32 at Brahmananda Reddy. Shop 32’s October terms correct the September fee and category wording. The separate platform registration fee is ₹1,000 plus 18% GST (₹1,180 in all).

Who can apply, and what documents are required?
There are 19 General, two Scheduled Caste (SC) and two Scheduled Tribe (ST) shops. Biyyapukotla Bazar shop 2 is restricted to SC (Group-II); Brahmananda Reddy shop 7 says SC without a group. Reserved shops require the relevant category proof. The technical schedule says a Digital Signature Certificate is allotted with the portal login. Required documents include business registration, PAN and income-tax returns, GST registration, six-month bank statement, Aadhaar, photographs and fee/EMD receipts. Use a separate form for each shop. Previous reserved-category VMC shop allottees and their family members are excluded; applicants with Corporation dues are not considered.

What do I pay after selection?
Goodwill and monthly rent are different payments. The terms require the balance of accepted goodwill after EMD within 30 days of the allotment notice following Standing Committee approval. The full lease amount is payable in one instalment under special condition H; payments are not refunded except on administrative cancellation. Lease money is paid in cash or by demand draft, not cheque. Also provide six months’ rent as security, adjusted against the final six months’ rent, a bank guarantee for one year’s rent valid for three years, and a ₹15,000 electricity deposit. The annexures state 18% GST on goodwill, security and rent. Monthly rent is due by the 5th; the terms print a 2% late-payment penalty. Three unpaid months result in cancellation without notice. What lease restrictions and forfeiture terms matter?
Bids remain valid for two months and cannot be withdrawn. Withdrawal or failure to proceed forfeits EMD and brings a one-year blacklist. Non-payment under clause 5 cancels the tender without notice and forfeits all amounts paid, not only EMD. Goodwill is a non-refundable deposit payable with 18% GST; clause 21 also provides for legal recovery of VMC’s losses if it is unpaid. Sub-letting and unapproved alterations are prohibited. Single bids are not accepted, and the highest bid still needs municipal approval. VMC may reject bids or withdraw shops; development-related resumption may occur on 15 days’ notice without refund under the annexure. Clause 13 allows the Commissioner to demand an additional payment which the bidder must pay; it publishes no cap or criteria. That payment is refunded only after the lease ends and accounts are audited, without interest. Renewal is not guaranteed.

No shop was relisted under a new Auction ID. The platform publishes no closing status, bids, successful bidders or allotments, so BiddingPulse has set this record to concluded as an editorial decision in the absence of confirmation. If VMC reoffers these shops, this record will be updated.
The same premises return under current October Auction IDs, with documents and EMD due 17 October at 5:00 PM IST. The 22 October sessions contain four, eight and eleven shops. Prices, rent and deposits are unchanged for the 22 previously verified shops. Shop 28 now has matching General-category terms and its own verified figures. IGMC shops 39 and 40 are not in this reoffer set; no earlier outcome is inferred. All 23 current PDFs have been checked, including the inspection-date conflicts. The platform no longer lists the 29 September auctions
In our 1 October check at 8:49 PM IST, AP eAuction’s running and upcoming auction lists no longer showed any of these 25 shops, while VMC’s 49 auction records for 13 and 16 October remained listed. No corrigendum moved or cancelled the 29 September auctions; the only one on these records, dated 15 September, changed a contact number. VMC has published no result, so this record does not say which shops were let or at what goodwill.
Separate October 16 notice expanded to 49 advertised shops
Later on 28 September, four more auction records added 20 second-floor shop slots at Sri Krishna Devaraya to notice N3-117510, increasing its inventory from the 29 initially recorded rows to 49 advertised shops. The earlier entry records that initial coverage. These 25 shops and their September schedule are unchanged; no reoffering or outcome is inferred.
VMC’s new N3-117510 notice covers 29 different shops at Vambay Colony, Garimella Satyanarayana I and II, and Sri Krishna Devaraya complexes. Its deposit and upload deadline is 12 October at 5:00 PM IST, with auctions on 16 October. This page retains the original 25 shops and their September schedule; the new notice does not establish a reoffering or outcome for them.
