ELUDA’s approval states 25 plots, but its schedule skips row 5 and lists 24. It includes plot 126, a 240 sq yd east-facing plot that is absent online, and does not list plot 74, which is online at 211.09 sq yd. Plot 74 exists in the approved layout, but that does not resolve its absence from this auction’s signed schedule. ELUDA needs to confirm both plots’ auction eligibility. Neither difference proves a sale, withdrawal or cancellation.
Plots 323, 324, 325, 328, 329 and 330 fall within the approval’s 150 sq yd size class. The approved layout gives plots 321–332 as 33 × 41 ft and 150.33 sq yd, matching the portal. Calculated reserves therefore use 150.33 sq yd × ₹14,000/sq yd = ₹21,04,620. The size-class label is not a conflicting measured area.
The terms allow Indian individuals above 18 and Indian registered firms. Applicants can select multiple plots with a separate ₹1 lakh EMD for each. Upload the required Aadhaar, PAN and bank-passbook copies through the official portal. The ₹500 platform and ₹2,000 processing fees are non-refundable as specified in the auction notification. Bids use ₹25,000 multiples; bids below the reserve are not accepted.
The allotment clause requires 10% of the final sale price within five days, including holidays. The following notes instead allow seven days for the balance of that 10%, after adjusting the EMD, and tie forfeiture to seven days. These instructions conflict. Obtain ELUDA’s written deadline and do not rely on the longer period without confirmation. The deposit counts towards the 10%; a higher winning bid increases the amount due.
After the allotment is emailed, the successful bidder must attend ELUDA’s office to conclude the sale agreement. Three instalments of 30% each are due within one, two and four months of allotment. The terms offer a 5% rebate for full payment within one month of concluding the agreement, a different trigger from the instalment dates. Late balances attract 0.5% simple interest per month. Confirm the dates and calculation in the allotment demand.
The highest bidder cannot withdraw or surrender the bid; doing so forfeits the full EMD. Failure to complete the initial 10% can also forfeit the EMD and cancel allotment, subject to the five-day / seven-day conflict above. Missing the first 30% instalment within one month of allotment forfeits the 10% already paid and cancels the plot. The highest bid remains subject to ELUDA’s acceptance.
The attached certificate for Jagananna Smart Township, Sanivarapupeta, is registration P05230032208. It states validity from 9 January 2022 to 6 January 2023 unless renewed. AP RERA’s public search returned this exact project as “APRERA Registered” on 17 October, but showed no current validity or renewal date. A current renewal has not been established from the attached material or that search result. Ask ELUDA for the current registration / renewal record and verify it with AP RERA before paying. The old certificate alone does not establish cancellation of this auction.
The 2023 revised layout covers 37.85 acres and 383 plots. Its notes require reclassification of government Puntha land, lawful possession before allotment and the prescribed change from agricultural to residential use. The map also marks a watercourse and canal buffers. These are conditions in an older planning document, not proof that they remain unmet for every plot today.
