Shop costs, eligibility and the terms to check
Goodwill is the one-time amount you bid for the lease. Monthly rent is separate and fixed in the annexure. These are three-year leases, subject to VMC approval: 22 General, five SC, one ST and one PHC shop.
Notice references and complex/shop identities
Are these the earlier September or One Town shops?
No. These 29 premises are a separate notice, N3-117510, at four different complexes. The earlier 25-shop September 29 notice is N3-120702; the 26 One Town shops reoffered for October 13 are N1-122012. Their dates and histories remain on their existing pages.
Use Konugolu’s Upcoming Auctions, choose VIJAYAWADA MUNICIPAL CORPORATION AP and search the shop’s Auction ID. Register on the official platform and obtain a Digital Signature Certificate. Upload registration (Udyam/MSME/Udyog Aadhaar), Aadhaar, PAN/income-tax returns, EMD evidence and the document-fee receipt. SC/ST shops require caste evidence; PHC requires disability evidence. The terms also require GST registration, bank details, a certified six-month statement, photographs and address details. Prior reserved-category VMC allottees and their families are ineligible, and VMC dues disqualify bidders. Submit a separate tender schedule for each shop and disclose firm shareholders; later changes are prohibited.

How much are the fees and deposits?
EMD is ₹41,500–₹3,00,000 per shop as printed, separate from goodwill. General-shop document fees are ₹2,360 including GST. Reserved-shop PDFs quote ₹500 plus ₹90 GST, while every portal checklist requests ₹2,360 and the fee-applicable field says “No”. Vambay shop 7’s PDF also misprints the total as ₹500. Confirm reserved fees with VMC. For IDs 28604 and 28606, the annexure specifies ₹1,02,100 EMD per shop but the portal labels the deposit “Auction Wise”; confirm the amount required for the selected line items. There is also a ₹1,000 platform fee plus 18% GST: the PDF heading calls it a registration fee, while its payment instructions call it a transaction charge. The portal’s service-charge field is 0.5 without a unit or calculation base.
Terms: payments, security and monthly rent
What does the successful bidder pay?
Pay the accepted goodwill less EMD within 30 days of the allotment notice following Standing Committee approval. Monthly rent is separate, due by the 5th, with a stated 2% late penalty. Budget for six months’ rent as security, adjusted against the final six months, a one-year-rent bank guarantee valid for three years, 18% GST on goodwill, security and rent, statutory levies and a ₹15,000 electricity deposit. Three unpaid rent months can end the lease without notice. Renewal is not assured and requires three months of enhanced rent in advance.
General, special and other lease conditions
Can payments be forfeited or the lease withdrawn?
Yes. Bids remain valid for two months and cannot be withdrawn. Withdrawal, payment default or failure to sign the lease can forfeit EMD and lead to a one-year bar. Paid goodwill is described as non-refundable; special condition (h) excepts administrative cancellation. Clause 13 permits an additional payment, refundable only after lease expiry and audit, without interest. VMC can reject bids without reasons, negotiate, or withdraw a shop before or after allotment without prior notice. Development resumption can require vacation on 15 days’ notice without refund. Later ineligibility permits cancellation and repossession without notice. Single bids are not accepted; subletting and unauthorised alterations are prohibited. Cheques are not accepted.

When can I inspect the shop?
Obtain prior permission from VMC’s Estate Office, Circle II, near A.K.T.P.M. High School, Satyanarayanapuram: 7680074557 or 8106863734. Clause 29 allows working-day visits from 28 September through 11 October, 11:00 AM–12:30 PM IST and 3:30–5:00 PM IST, then 12 October, 10:30 AM–noon IST. The PDF summary starts the general window at noon IST on 28 September, while portal fields say 4:00 PM IST; confirm your appointment. Shops are offered as-is, and later condition or measurement disputes are not accepted.

Which official details conflict?
Garimella II shop FF6 (28597) is noon–1:00 PM IST in its PDF but 2:00–5:00 PM IST in the portal on 16 October. Sri Krishna Devaraya FF shops are first-floor in the PDFs and ground-floor in the portal. Vambay shop 7’s filename says General although its contents and portal say SC; shop 9’s filename says shop 7 although its contents and portal say shop 9. Use the identified contents, and obtain VMC’s confirmation of disputed time, floor and fees before bidding.

Can auctions run beyond their scheduled slots?
Yes. The portal and terms provide ten-minute extensions when bids arrive in the last ten minutes, with no stated cap. The summaries publish one-hour Vambay/Garimella slots and three-hour Sri Krishna Devaraya slots, while generic clause 9.1(v) says two hours. Confirm the selected shop’s schedule with VMC; the displayed closing times do not prove final closure or an award.
