The notice set two numbers for every plot. The first is the reserve price — the authority’s floor, below which no bid is accepted. The notice sets this bidding rule: bids rise in ₹10 per sq m rate steps above the published minimum base price. Across these 139 plots, the reserve runs from ₹47.20 L – ₹5.15 Cr, which works out to roughly ₹47,225 to ₹69,919 for every square metre. The RFP says unsuccessful bidders’ EMD is returned without interest, with transfer charges borne by the bidder, within 45 days of auction completion, bid acceptance or cancellation as applicable. These two are not the whole cost: the notice also lists a non-refundable ₹10,000 tender/registration fee for each plot bid and all applicable taxes, duties, levies, stamp duty, registration fees and sale-deed costs assigned to the successful bidder.
