Two numbers decide what a plot costs to chase. The first is the Total Amount along with PLC — the authority’s published minimum amount for the plot. On bidding, the linked official auction materials say: the published plot rate including PLC and the published bid increment apply; allotment remains subject to YEIDA’s acceptance and applicable rate rules. Across these 10 plots, Total Amounts along with PLC run from ₹68.8685 Cr to ₹302.6791 Cr, which works out to roughly ₹57,099 to ₹62,537 for every square metre. Published plot area spans approximately 11,513 to 50,600 square metres (the notice allows variation). The Total Amount along with PLC is the published minimum; the linked official auction materials’ bidding rule above controls which bids are valid, and neither predicts the price it will settle at. The second number is the registration amount / EMD. It is ₹6.8868 crore–₹30.2679 crore, adjusted against the successful bidder’s premium. Who can apply, and what financial capacity is required?
Eligible proprietors, partnership firms, LLPs and private or public companies may apply; a consortium may have at most four members and must meet the brochure’s shareholding and special-purpose-company rules. All ten plots are in the up-to-60,000-sqm band: minimum net worth ₹30 crore at 31 March 2026, bank solvency ₹5 crore with a certificate no more than six months old, and cumulative audited turnover ₹100 crore over 2023–24, 2024–25 and 2025–26. Consortium capacity is weighted by shareholding. Applicants, consortium members, directors or promoters on YEIDA, Greater Noida Industrial Development Authority (GNIDA) or New Okhla Industrial Development Authority (NOIDA) default lists are ineligible.

What completed-project experience is required?
The bidder must hold completion certificates for a similar group-housing project covering at least 15% of the total permissible floor area of the plot applied for. Floor-area ratio (FAR) relates permitted floor space to plot area. Upload the completion certificates and audited financial documents required by the brochure; merely meeting the cash deposit does not establish eligibility.
The brochure specifies 25 October 2026 at 5:00 PM IST for registration, and 26 October at 5:00 PM IST for brochure fee, processing fee, EMD and final application. The brochure costs ₹50,000 plus GST. The processing fee is ₹5,00,000 plus 18% GST for each plot, separate from the registration amount / EMD in the table. The brochure schedules the auction to start 18 November 2026 at 11:00 AM IST. The brochure allows repeated five-minute extensions and next-day resumption; it does not establish a final closing time. Confirm both cutoffs on the YEIDA e-auction portal before paying.
If fewer than three eligible bidders remain for a plot after two successive seven-day application extensions, YEIDA does not auction that plot and returns the processing fee and earnest-money deposit (EMD). If a plot receives fewer than three bids by the deadline, its application date is extended by seven days, and by seven more if it still has fewer than three eligible bidders (clause 1.4.16). Do not plan on an extension; it applies only to plots that draw too few bids. Under clause 1.12.1, unsuccessful deposits held less than one year are returned without interest; those held more than one year earn simple interest at SBI’s savings-bank rate for the entire deposit period. Separately, if unavoidable circumstances prevent allotment and the deposit is held over one year, clause 3.26.2 provides 4% simple annual interest. Surrender, exaggerated bids, payment default and misrepresentation can forfeit money under the provisions below.

How much is due after allotment?
Pay 40% of total premium, including the EMD already deposited, within 60 days of the allotment letter. The remaining 60% is payable in four half-yearly instalments over two years with 10% annual interest, beginning after six months; interest is subject to the stated half-yearly revisions. Default adds 3% penal interest, giving the brochure’s current 13%, compounded half-yearly. Clause 1.8 says no extension, then permits an exceptional 60-day extension by the Chief Executive Officer at the penal rate. Do not assume extra time without written approval. Without an approved exception, failure to deposit the due allotment money within the stipulated period automatically cancels allotment and forfeits EMD.

What does the 90-year lease cost beyond the premium?
Annual lease rent starts at 1% of the plot premium for ten years and automatically rises by 50% every ten years. The brochure also offers one-time rent of 11%; previous annual rent is not credited on switching, and YEIDA reserves the right to withdraw that option. Lease execution requires the prescribed premium payment and advance rent. Stamp duty, registration, permissions and applicable taxes remain additional. The brochure describes conditional nil GST on the upfront long-lease amount for residential apartments intended for sale. The promoter remains liable under reverse charge for the proportion attributable to apartments unbooked at completion certification or first occupation, as applicable; this is not a blanket waiver.

When must construction and the lease deed be completed?
Submit plans within six months and start construction within twelve months of the lease deed, which is treated as the possession date. The first-phase completion certificate is due within three years and final-phase completion within seven. Failure to complete the first phase within five years may cancel allotment; exceptional paid extensions cannot take that phase beyond seven years. The brochure separately permits conditional paid extensions for balance floor area, with an outer whole-project limit of seventeen years. These are approval-based extensions, not time automatically included in the offer. Missing the completion schedule exposes the plot to cancellation and resumption of its structures without compensation. Execute the lease deed within 60 days of the checklist; exceptional extension up to 180 days carries 5% annual charges plus GST. Failure within the permitted window mandates cancellation and forfeiture of the smaller of all deposits and 40% of premium, with the balance refunded without interest after dues; lease rent, interest and extension charges are non-refundable.

What can be built on the plots?
The brochure’s reference table gives FAR 3.00 and ground coverage of 35% up to 40,000 sqm, or 40% above 40,000 sqm. Buildings above 30 metres require Airport Authority clearance; other approvals also apply. The prevailing building regulations at the bid-submission deadline override inconsistent brochure norms. Minimum low-income-group (LIG) and economically weaker section (EWS) housing must follow the prevailing YEIDA and Uttar Pradesh policy. The project must also provide prescribed social, community and utility facilities; the annexure includes parks and playgrounds covering 15% of plot area. Non-receipt or delay of required approvals is not a ground for extending the construction schedule, with or without charges.

Can the area, premium or permitted use change?
Plots are offered as is where is; inspect before bidding. A variation of up to 10% in plot area must be accepted with the corresponding cost adjustment. For larger variation, the brochure’s refund option requires an application within 30 days of the allotment letter or checklist. Additional area may attract the higher applicable rate. Acquisition-cost increases and specified farmer payments can be passed on. The schedule says allotment uses the rate applicable on allotment or the auction rate, whichever is higher. Court, government or board-ordered reserve-price increases are also borne by the allottee. YEIDA may amend the allotment and lease terms and its building regulations, and the changes bind the allottee (3.26.1). The land must be developed for its approved use; the offer does not establish current possession or service readiness.

What can be forfeited on surrender or cancellation?
A bid is irrevocable once made. Surrender before allotment or within 60 days of the allotment letter forfeits the entire EMD. An exaggerated bid can also forfeit all EMD. Under clauses 3.21 and 3.22.3–4, misrepresentation or any violation of YEIDA or other statutory-body directions, rules or regulations can forfeit every deposit. For default under clause 3.22.5, clause 3.22.7 forfeits the smaller of deposits and 40% of total premium; the remainder is refunded without interest after all authority dues are adjusted. Clause 3.26.12 also allows cancellation and forfeiture of the entire deposit for assigning or changing the lessee’s role. Lease rent, interest, penal interest and extension charges are non-refundable. After such a cancellation, YEIDA takes back the plot and any buildings without compensation (3.22.8).

Can YEIDA reject a bid, withdraw plots or resume the property?
YEIDA can add or withdraw any or all plots at any stage without giving a reason, reject even the highest offer, or cancel the scheme. A highest bid does not guarantee allotment. Separately, clause 3.26.13 allows resumption of land or buildings in the larger public interest with payment at the prevailing rate after an opportunity to be heard; the Chief Executive Officer’s decision is binding.

How do possession, borrowing and flat-buyer receipts affect cash flow?
Lease execution is treated as physical possession for rent and scheme obligations. Unavailable adjoining land does not postpone instalments or interest. YEIDA holds first charge over the property ahead of lenders and flat buyers. Permission to mortgage is conditional, only after the lease deed and for completing the project, with prescribed charges and no outstanding dues payable to YEIDA when permission is granted. If dues remain, after receipt of the first 50% of a flat buyer’s consideration, the remaining 50% must go into escrow. Outstanding authority dues and their priority must be disclosed to flat buyers before confirming allotment.

Can the plot or future flats be transferred?
The brochure permits subleases of completed built-up units after the relevant completion certificate, payment of land dues and one-time rent, and execution of the required deeds. It does not offer individual flats through this auction. Changes in constitution or shareholding need YEIDA approval and application within 45 days; consortium members must retain their shares until the entire project’s completion certificate.
