What the TNHB official allotment materials say
TNHB’s Notification No. 01/2026 offers 2,842 homes and plots by online lottery in 32 schemes across 11 cities: 2,508 plots, 278 flats and 56 individual houses. Selling prices run from ₹3 lakh to ₹298 lakh. Applications opened between 21 and 28 August 2026; after TNHB’s 15-day extension they close between 4 October and 11 October 2026 at 11:29 PM IST, depending on the scheme. The draw date will be announced later.

After checking applications, TNHB holds a separate computerised lottery draw for each income group in each scheme, following the Tamil Nadu reservation quotas; winners then choose a unit, and a waiting list covers any unit they leave.
Selling prices run from ₹3 lakh to ₹298 lakh. A winner pays the initial cost, 10% of the chosen unit’s cost, within 15 minutes of choosing it, and the remaining 90% within 90 days of allotment. Additional costs include an application fee of ₹590 (HIG), ₹354 (MIG), ₹236 (LIG) or ₹118 (EWS) and a ₹236 registration fee, all including GST, paid online when you apply; a ₹200 special adhesive stamp on the lease-cum-sale agreement; a scrutiny fee before the draft sale deed can be downloaded, whose amount we could not find, and the cost of registering the sale deed; and GST and other taxes where applicable: TNHB’s payment table adds them to the final payment, and we could not find whether they apply to these homes and plots.

Who can apply, how the draw works, and what to check
TNHB offers 2,508 plots, 278 flats and 56 individual houses by online lottery. The records below give each scheme’s units, selling prices, sizes, closing date, fees and map link as TNHB prints them. HIG, MIG, LIG and EWS are TNHB’s High, Middle and Low Income Groups and its Economically Weaker Section.

Who can apply?
You must be a native of Tamil Nadu and at least 21, and neither you, your spouse nor your minor children may have bought a plot, house or flat from TNHB before. Monthly income must be up to ₹25,000 for EWS units, ₹25,001–₹50,000 for LIG, ₹50,001–₹70,000 for MIG, or above ₹70,000 for HIG; someone in a higher income group may apply for a lower group’s unit, except an EWS unit. Upload proof of age, nativity and income, Aadhaar, a photo and signature, PAN if you have it, and any reservation or community certificate. A joint application may add a husband, wife, parent, son or daughter.

How are the lottery winners chosen?
TNHB checks applications within 30 days of the close, a period its Managing Director can extend, and tells you by SMS whether yours was accepted. It then announces the draw’s date and venue by SMS, email and on its website, and runs a separate computerised draw for each income group in each scheme, in public. Reserved shares are drawn first: Scheduled Castes 18%, Scheduled Tribes 1%, State Government servants 18%, Central Government, electricity board and local-body employees 8%, defence personnel 7%, dhobies and barbers 4%, working journalists 3%, language crusaders, border agitators and freedom fighters 1%, TNHB employees 2% and the general public 38%, with priority shares for artists, political sufferers, differently-abled applicants and judicial officers. A waiting list of up to 30% of the units is drawn too, and results go up on the portal the next working day. Units left unbooked when the winners’ booking window ends go to waiting-list applicants, who get 30 days from TNHB’s message to pay the initial cost; as for winners, the 15-minute payment clock starts only once they choose a unit. If you win in more than one scheme, you keep only one unit.

What happens after I win?
Choose your unit on the portal in the winners’ booking window, which runs for at least 30 days, and pay its initial cost — 10% of its cost — within 15 minutes, in one payment by net banking, debit card or IMPS from your registered account. TNHB issues the allotment order within 3 working days of checking your payment. Sign the lease-cum-sale agreement with a ₹200 stamp and upload it within 15 days, and pay the remaining 90% within 90 days of allotment, in parts or at once, online or by e-challan; each e-challan is valid for 48 hours and can be used once. TNHB hands over the unit after full payment once the project’s statutory compliances are complete, and you must register the sale deed within 120 days.

How can I lose money in this lottery?
The fees are paid when you apply, and TNHB checks eligibility only after money is paid. TNHB’s documents do not say whether the application and registration fees are refunded to applicants who are not drawn; we could not find a refund rule, so treat them as spent. A winner has 15 minutes after choosing a unit to pay 10% of its cost in one payment — up to ₹29.8 lakh for the costliest Phase XVI plots at Hosur, by our calculation. If you win but do not book in time, or TNHB later finds you ineligible, its terms refund the initial payment after deducting 0.5% of it or ₹10,000, whichever is higher: ₹10,000 for a unit priced up to ₹200 lakh and up to ₹14,900 for the Phase XVI plots priced above that, by our calculation. You cannot change units after the allotment order. Miss the 90-day deadline for the rest and, after one 15-day notice, TNHB can cancel the allotment and refund what you paid with the same deduction. Incorrect or false documents mean summary cancellation and the loss of the whole initial payment — ₹30,000 to ₹29.8 lakh at these prices, by our calculation. GST and other taxes where they apply, the ₹200 stamp, a sale-deed scrutiny fee whose amount we could not find, and registration costs come on top.

The number in a scheme’s name is part of TNHB’s name for it; each card’s title gives how many units this notice offers. The table also splits some income groups into I and II; the notice gives income limits and fees only for HIG, MIG, LIG and EWS.

Apply only on TNHB’s websites, tnhb.tn.gov.in and propertysales.tnhb.tn.gov.in, after creating a login with your mobile number.
The notice gives 11:29 PM IST as the closing time; TNHB’s 17 September extension moved each scheme’s closing date by 15 days without restating the time, so apply before 11:29 PM IST on your scheme’s date.
Keep enough money in your account and a high enough card or net-banking limit for one online payment of up to 10% of the unit’s cost; the 15-minute booking clock does not pause.
TNHB’s notice and its English terms accept net banking, a debit card or IMPS for the 15-minute payment, but the Tamil terms leave out IMPS on page 13 while listing it in their own booking steps; if you mean to pay by IMPS, check that the portal accepts it before choosing a unit.
TNHB’s English terms allow one application per income group in a scheme; the Tamil terms can be read as one application in one income group per scheme, so check before applying in two groups of the same scheme.

TNHB’s portal listed 2,818 units on 22 September 2026, 24 fewer than the notice’s 2,842: the differences are at Muthampalayam Phase I, Perundurai and Perianaickenpalayam ADS 2, and each of those cards names them. This page uses the notice’s counts.
TNHB’s portal lists Thirumullaivoyal and Kilmudalambedu under Thiruvallur district, Chinnalapatti under Dindigul, Aruppukottai under Virudhunagar and the two Dharapuram schemes under Tiruppur; the notice groups them under Chennai, Kanchipuram, Madurai and Erode. This page follows the notice and gives the portal’s district on each card, which is where to look for the scheme on the portal.
