What must be paid before bidding?

Shop pre-bid EMD is ₹50,000–₹3,50,000 per bidding group. Use MSTC’s “Pay Pre-Bid EMD” route for the selected lot; credit is required one day before the 16 November session, on 15 November. No hour is stated. Confirm the processing cutoff and the separate condition 2 permanent deposit before transferring money. An unsuccessful bidder’s amount returns to the MSTC ledger, with a bank refund by request; no interest is paid. The highest bidder’s EMD is retained for adjustment under the applicable terms.

How much is due after a shop bid is approved?

Condition 11 requires 12 months’ accepted rent as additional security, plus the applicable GST and electricity deposit, within 15 days of approval. The shop rows also print “Additional Deposit: 12 Month Rent”. Their “Post Bid EMD 100%” means 100% of accepted rate × the 12-month quantity. These describe the same 12-month basis; do not add three separate annual deposits. Obtain one municipal demand explaining pre-bid EMD adjustment and the permanent deposit. Condition 25 allows the Commissioner to require further security for a bid above the one-year deposit amount, without publishing a calculation.

Which taxes, fees and agreement costs apply?

Municipal conditions 11, 15 and 19–23

Conditions 15 and 22 require monthly rent with 18% GST by the fifth of the month. Condition 11 instead prints “GST 1%” in its initial shop-payment clause; confirm that conflicting initial demand with the Municipality rather than treating it as a reduced tax rate. Condition 19 describes a non-refundable MSTC charge of 1% of 12 months’ accepted rent plus 18% GST on that charge, deducted from the deposit and separately replenished to the municipal treasury. Within seven days of confirmation, submit a notarised agreement on ₹100 stamp paper. The tenant pays electricity charges and the applicable electricity deposit; the current attachment does not specify that deposit’s amount.

What lease period and use restrictions should I confirm?
