TNHB offers 107 flats and 36 individual houses by online lottery. Each record gives the units, selling price, size, fees, layout and map link as TNHB prints them. HIG, MIG and LIG are TNHB’s High, Middle and Low Income Groups.

Which homes are in the lottery?
143 homes in five schemes: 107 flats in K.K. Nagar and M.K.B. Nagar in Chennai and in Phases XIX and III at Hosur, and 36 individual houses in Kancheepuram Phase II. Selling prices run from ₹35 lakh to ₹80 lakh.
You must be a native of Tamil Nadu and at least 21, and neither you, your spouse nor your minor children may have bought a plot, house or flat from TNHB before. Monthly income must be ₹50,001–₹70,000 for the MIG homes or ₹70,001 and above for the HIG flats; someone in a higher income group may apply for a lower group’s home, except an EWS home. Upload proof of age, nativity and income, Aadhaar, a photo and signature, PAN if you have it, and any reservation or community certificate. A joint application may add a husband, wife, parent, son or daughter.

How are the lottery winners chosen?
TNHB checks applications within 30 days of the close and tells you by SMS whether yours was accepted. It then announces the draw’s date and venue by SMS, email and on its website, and runs a separate computerised draw for each income group (HIG or MIG) in each scheme, in public. Reserved shares are drawn first: Scheduled Castes 18%, Scheduled Tribes 1%, State Government servants 18%, Central Government, electricity board and local-body employees 8%, defence personnel 7%, dhobies and barbers 4%, working journalists 3%, language crusaders, border agitators and freedom fighters 1%, TNHB employees 2% and the general public 38%, with priority shares for artists, political sufferers, differently-abled applicants and judicial officers. A waiting list of up to 30% of the units is drawn too, and results go up on the portal the next working day. Homes left unbooked when the winners’ booking window ends go to waiting-list applicants, who get 30 days from TNHB’s message to pay the initial cost; as for winners, the 15-minute payment clock starts only once they choose a home. You may apply once per income group in a scheme, and if you win in more than one scheme you keep only one home.
Choose your home on the portal in the winners’ booking window, which runs for at least 30 days, and pay its initial cost — 10% of its cost — within 15 minutes, in one payment by net banking, debit card or IMPS from your registered account. TNHB issues the allotment order within 3 working days of checking your payment. Sign the lease-cum-sale agreement with a ₹200 stamp and upload it within 15 days, and pay the remaining 90% within 90 days of allotment, in parts or at once, online or by e-challan; each e-challan is valid for 48 hours and can be used once. TNHB hands over the home after full payment once the project’s statutory compliances are complete, and you must register the sale deed within 120 days.
The fees are paid when you apply, and TNHB checks eligibility only after money is paid. TNHB’s documents do not say whether the application and registration fees are refunded to applicants who are not drawn; we could not find a refund rule, so treat them as spent. A winner has 15 minutes after choosing a home to pay 10% of its cost in one payment. If you win but do not book in time, or TNHB later finds you ineligible, its terms refund the initial payment after deducting 0.5% of it or ₹10,000, whichever is higher — ₹10,000 for every home here, by our calculation. You cannot change homes after the allotment order. Miss the 90-day deadline for the rest and, after one 15-day notice, TNHB can cancel the allotment and refund what you paid with the same deduction. Incorrect or false documents mean summary cancellation and the loss of the whole initial payment — about ₹3.5 lakh to ₹8 lakh at these prices, by our calculation. Maintenance charges, GST and other taxes where they apply, the ₹200 stamp, a sale-deed scrutiny fee whose amount we could not find, and registration costs come on top.

TNHB’s notification titles say “flats/plots”, but its notice and project details list only flats and individual houses, so this page lists no plots.
The notice gives 678–1,182 sq ft as the flats’ plinth area, but 678–684 sq ft is the houses’ size in the project details, so this page gives the flats (757–1,182 sq ft) and the houses their own sizes.
