Booking opens 28 September 2026 at 10:00 AM IST and ends on 31 March 2027 or when all units are sold, whichever is earlier.

Who can book?
You must be a native of Tamil Nadu and at least 21, and neither you, your spouse nor your minor children may have bought a plot, house or flat from TNHB before. Monthly income must be ₹25,001–₹50,000 for the LIG flats or ₹50,001–₹70,000 for the MIG flats; someone in a higher income group may book a lower group’s flat, except an EWS flat. Upload proof of age, nativity and income, Aadhaar, a photo and signature, PAN if you have it, and any reservation or community certificate.

How does first come, first serve booking work here?
From 28 September, 10:00 AM IST, log in on TNHB’s website, choose any available flat and pay its initial cost, the application fee and the registration fee in one online payment within 20 minutes; the flat is held for you meanwhile. These flats are in TNHB’s common pool, which is open to every eligible applicant with no category quotas. TNHB issues the allotment order within 3 working days of checking your booking. Sign the lease-cum-sale agreement with a ₹200 stamp within 15 days, and pay the remaining 90% within 90 days of allotment, in parts or at once, online or by e-challan; each e-challan is valid for 48 hours and can be used once. TNHB hands over the flat after full payment once the project’s statutory compliances are complete, and you must register the sale deed within 120 days.

How can I lose money when booking?
The initial cost and both fees are paid the moment you book, and TNHB checks eligibility only afterwards. If it finds you ineligible, its terms refund the initial payment after deducting 0.5% of it or ₹10,000, whichever is higher — ₹10,000 for every flat here, by our calculation. You cannot change flats after the allotment order. Miss the 90-day deadline for the remaining 90% and, after one 15-day notice, TNHB can cancel the allotment and refund what you paid with the same deduction. Incorrect or false documents mean summary cancellation and the loss of the whole initial payment, which is ₹1,79,400 to ₹8,16,400 depending on the scheme. Maintenance charges, GST and other taxes where they apply, the ₹200 stamp, a sale-deed scrutiny fee whose amount we could not find, and registration costs come on top.

Book only on TNHB’s websites, tnhb.tn.gov.in and propertysales.tnhb.tn.gov.in, after creating a login with your mobile number.
Keep enough money in your account and a high enough card or net-banking limit for one online payment; the 20-minute booking clock does not pause.
TNHB’s first come, first serve terms name only net banking or a debit card for the 20-minute payment (page 3), though their booking steps (page 4) and the project details also list IMPS; if you mean to pay by IMPS, check that the portal accepts it before choosing a flat.
What BiddingPulse checked
TNHB’s notice and project details give 145 flats at MKB Nagar 510 MSB and 627 in all; its property-sales portal listed 140 for that scheme when we checked on 22 September 2026, so this page uses the notice’s 145.
We found that TNHB offered 13 flats in Jafferkhanpet 120 MSB first come, first serve from 25 August 2026 at the same prices and initial costs; this notice lists the remaining 4.
TNHB’s portal lists Ambattur Phase I and II 336 MSB under Thiruvallur district and Sholinganallur 904 MSB under Kancheepuram, and describes Padikuppam 236 MSB as in Thiruvallur district; the notice and project details place all seven schemes in Chennai, so this page follows the notice.
TNHB’s notification titles say “flats/plots”, but its notice and project details list only flats and individual houses, so this page lists no plots.
