Complete registration before paying any applicable EMD, by 10:30 AM IST on the day before your selected session, following catalogue term 24. Allow extra time for ledger credit. The registration fee is separate from the property’s EMD.

Is this a new NeoMax property launch?

EOW 4th-phase notice board, stock abstract and earlier press notices

This is EOW’s 4th-phase re-auction of existing NeoMax properties. EOW’s stock abstract identifies 3,523 unsold plots plus 131 from cancelled sales, totalling 3,654. Earlier phases listed 9,935 plots (March–May), 7,954 (May–July) and 4,518 (July–August 2026). Cancelled sales can return to stock, so subtracting one phase’s inventory from another does not establish completed sales. Match project, block, plot, survey and area when comparing rounds; a changed date or catalogue number alone does not make a new property.

When does my property come up for bidding?

All catalogue headers; catalogue term 33

The six windows are 9–10, 11–12, 16–17, 18–19, 20–21 and 23–24 November. Each opens at 10:30 AM IST and is scheduled to close at 5:00 PM IST on the following day, with eight-minute auto-extensions; no cap is published. The signed notice sets a minimum bid increment of ₹10,000. Check the window on your property; this is not continuous bidding for every lot throughout 9–24 November. All 76 catalogues were Not Activated when inspected on 17 October. Forthcoming terms can change before the live auction.

Who pays the pre-bid EMD, and by when?

General bidders pay the selected lot’s pre-bid earnest money deposit (EMD). Verified NeoMax claimants/victims are exempt under the court order. Complete registration before paying any applicable EMD, by 10:30 AM IST on the day before the selected session (term 24). Ledger credit can take more than a day; pay well in advance. For bidders who must pay EMD, the amount must actually reach the MSTC EMD ledger. Check your claimant status using EOW’s published lists. The exemption concerns the pre-bid deposit; registration, KYC and later payment obligations still apply.

What must a successful bidder pay?

The 15 October notice requires the entire sale price within ten days of court confirmation, except for eligible NeoMax depositors bidding without pre-bid EMD. Missing that deadline forfeits the EMD. Catalogue term 39 separately describes a 25% instalment and full payment on court-fixed timelines. It also requires ₹7,000 plus GST per plot payable to MSTC with the 25% instalment, while the catalogue header prints a 0.3% transaction fee plus GST. Obtain the operative payment demand, deposit adjustment and fee calculation from EOW/MSTC; do not add both fee figures or assume the generic zero-day header fields override the signed notice.

Does the highest bid guarantee the property?

No. The Madras High Court, Madurai Bench, can confirm or reject the bid, including on price adequacy. The notice says EMD is returned if the bid is rejected. MSTC’s highest-bid status or automated intimation does not itself confirm the sale. The catalogue requires full payment and execution of the sale deed; it bars assigning the winning bidder’s right to a third party. Applicable taxes and statutory charges are additional.

How do refunds and default affect depositors?

Catalogue terms 22(5–9) and 39

Unsuccessful ordinary bidders can request an interest-free refund through their verified MSTC account. A highest bidder’s EMD is retained pending the seller’s decision. A default can forfeit the deposit for that lot. Catalogue term 22(9) also permits deductions from a defaulting exempt depositor’s claim, including the stated ₹7,000 plus GST per-plot MSTC charge. Exemption from paying pre-bid EMD does not remove the later payment obligations.

The Villisery Theme Park Commercial Site is 14,47,102 sq ft, not a typical house plot; its use and survey narrative need specific confirmation.

Practical questions

How much pre-bid EMD is required?

General bidders pay the selected lot’s listed pre-bid EMD. Verified NeoMax claimants/victims are exempt under the court order. The exemption depends on verified claimant status, not on which plot is selected. EOW’s status lists identify claimant records. Deposit discrepancies for Western Valley 418, 423 and 424 and Okkur 1278 are explained beside those properties. Check whether a property-specific amount applies in the current official auction materials before paying.

What does start price mean here?

The published start price runs from ₹1,18,484 to ₹39,79,53,050. The lot amounts shown are MSTC’s published Start Price, not a valuation, winning bid or all-in purchase cost. EOW’s spreadsheets sometimes retain fractional rupees; the catalogue amounts are reproduced without recalculating area × rate.

First coverage of the continuing NeoMax property sale

The 15 October EOW notice and all 20 project schedules reconcile to 3,654 properties in 76 November catalogues, including the Theme Park Commercial Site. EOW’s abstract identifies 3,523 unsold plots and 131 from cancelled sales. This is first site coverage, not evidence of a new property launch.
