56 commercial shops, offices and kiosks under CSK-1/2026-27, with property-specific reserves and EMDs and a separately notified auction timetable.
All 56 signed schedule rows, exact published amounts and the brochure’s applicant, lease and payment conditions.
56 commercial units on 90-year leasehold terms. Areas range from 7.02 to 87.97 sq m. These are shops, offices and kiosks, with a separate application and deposit for each unit.
Sign up by 27 Nov 2026, 5:00 PM IST. Registration money (EMD) and the processing fee are due 30 Nov 2026, 5:00 PM IST; final documents are due 3 Dec 2026, 5:00 PM IST. GNIDA will notify the e-auction timetable separately.
Two numbers decide what a unit costs to chase. The first is the reserve price — the authority’s floor, below which no bid is accepted. On bidding, the linked official auction materials say: no bid below the unit’s published reserve; the schedule prints a unit-specific increment per sq m. Across these 56 units, the reserve runs from ₹5,71,625 to ₹2,30,06,158, which works out to roughly ₹81,428 to ₹4,58,290 for every square metre. Published area spans approximately 7.02 to 87.97 square metres. The reserve is the floor; the linked official auction materials’ bidding rule above controls which bids are valid, and neither predicts the price it will settle at. The second number is the earnest-money deposit. It is ₹57,163–₹23,00,616 per unit, exactly as printed in the schedule. Unsuccessful applicants receive their EMD without interest; if held beyond one year, the brochure provides 4% simple interest for the excess period. Withdrawal, default or cancellation can cause forfeiture. These two are not the whole cost: a bidder also budgets for a non-refundable ₹17,700 processing fee per unit (including GST) and lease rent, location charges, applicable taxes, deed costs, utilities and maintenance.

The brochure permits a person, trust, firm, company or registered cooperative society competent to contract to apply for one or more units, with a separate application for each. Individual applicants must provide government identity proof such as Aadhaar, PAN, passport or driving licence. Clause 1.6 requires the application documents to be signed by the applicant and certified by a chartered accountant on each page. The annexures require signatory authorisation where applicable, a signed acceptance of the brochure and the prescribed notarised affidavit on ₹100 stamp paper. The brochure sets no age, nationality or residency condition. Individual applicants cannot change their name after applying. Confirm applicant-specific questions with GNIDA’s Commercial Department at 0120-2336030 or commercialmgr@gnida.in.
Registration closes 27 November at 5:00 PM IST, EMD and processing-fee payment closes 30 November at 5:00 PM IST, and final documents are due 3 December at 5:00 PM IST. The schedule labels 27 November Registration End Date & Time and 30 November Last Date of Registration, EMD, Processing Fee Deposit; the brochure calls the 10% EMD registration money. Complete sign-up by 27 November and confirm any ambiguity with GNIDA before paying. Its public SBI site lists all 56 units with Event IDs and document links. Search the scheme code and selected unit. SBI lists a 3 December, 5:00 PM IST document-submission deadline and a 5:01 PM IST technical-bid opening for RB1K-3, Event 42146; neither is the live e-auction, which GNIDA has not dated. SBI support: 022-22811110 or etender.support@sbi.co.in.
Each unit requires its own EMD and a ₹17,700 processing fee including GST. The fee is non-refundable and non-adjustable. Use the exact EMD on the selected record rather than recalculating its rounded 10% amount. SBI’s public RB1K-3 event lists no document fee.
The accepted auction premium controls the allotment payment. Choose a payment option in the application.
The premium excludes applicable GST and other taxes. The following costs are additional.
Possession follows execution of the lease deed. Clause 2.4 requires full premium under Option 1 or 40% under Option 2, one year’s advance rent and no outstanding amount then payable. Execute the deed within 60 days of GNIDA’s checklist; delay attracts 5% of premium per year proportionately, and cancellation is possible. Any discretionary deed/possession extension requires the prescribed charges and cannot exceed two years from the deed’s due date. For rent and statutory or scheme compliance, possession is deemed from the deed’s due date, no later than 60 days after the checklist, even if the deed is executed later. Failure to take possession within 30 days of the deed attracts ₹10 per sq m per day. Obtain a functional certificate within six months of the deed: electricity-meter evidence and bills, the required supporting document and a notarised ₹10 affidavit are required. Extensions can attract 1% and 2% of premium in the first and second extra years; failure can lead to cancellation and forfeiture.
Use must match the allotted purpose. Division or amalgamation is prohibited, and alterations require prior written permission. Transfer needs GNIDA permission, prescribed charges, clearance of dues and premium, and a functional certificate. Surrender before allotment forfeits the EMD; after allotment it deducts the greater of 20% of premium or registration/earnest money, and after the deed it deducts 30% of premium plus due rent and interest. Deductions cannot exceed the amount deposited; rent, interest, penalties and extension charges are non-refundable. Misrepresentation can forfeit the entire deposit. Cancellation for default or breach separately forfeits 30% of total premium or the amount deposited, whichever is less, plus paid lease rent, interest, penalties and extension charges and applicable dues. A surrender deduction is not the cancellation rule.
The units are offered as is where is; inspect before applying. GNIDA may amend allotment, lease and building rules in the public interest, and the changes bind the allottee. It can resume the property in the larger public interest at the prevailing rate after giving the allottee a hearing; the CEO’s decision is final and binding. The allottee must obtain fire, environmental and other required approvals, provide sufficient parking and manage an existing link road until GNIDA provides an alternative. Arrears are recoverable as land revenue. Disputes fall within Gautam Budh Nagar courts and the Allahabad High Court. Restoration after cancellation is discretionary: apply within 90 days and pay 10% of the prevailing allotment or reserve rate, outstanding dues and legal costs; any pending court case must be withdrawn.
No. GNIDA may withdraw units, reject even the highest bid or cancel/postpone the auction. A bid cannot be withdrawn once made. With fewer than three eligible bidders, the brochure provides two successive seven-day application extensions and carries existing applications into those phases; this is a conditional rule, not a confirmed revised deadline. The auction allows successive five-minute extensions when a late bid is received. Confirm the selected unit’s notified timetable with the Commercial Department at 0120-2336030 or commercialmgr@gnida.in.
The notice groups the 56 units into 3 property types. The bar shows how many units are in each group.
