Find a property and understand the payments
Compare 81 flats, two houses and 13 residential plots across ten schemes. GDA’s table heads the built units as flats (फ्लैट); it prices the two Raptinagar IV units as houses (भवन). Each price row retains its advertised count and published payments.
GDA’s residential conditions require Indian citizenship and age 18 or above. The applicant, spouse and minor children must not own residential property in the listed authority, housing-board, local-body or cooperative colonies within GDA’s area, or more than one in such colonies in another Uttar Pradesh city. The website and affidavit use broader ownership wording; ask GDA to confirm your position. Only spouses may jointly apply for a flat. Economically Weaker Section (EWS) applicants need a competent-authority income certificate for annual income up to ₹3,00,000; Low Income Group (LIG) applicants need one for ₹3,00,001–₹6,00,000. These income bands do not establish eligibility for the other categories. Upload the required applicant/spouse details, photographs and notarised affidavit on ₹10 stamp paper, including the undertaking against additional applications by the family. Registration and payment do not guarantee allotment.
Who qualifies for the reserved registration amount?
Current registration tables; general allotment conditions, reservation clause
The tables label the initial registration amounts general (10%) and reserved (5%). The general conditions list Scheduled Castes 21%, Scheduled Tribes 2% and Other Backward Classes 27%, alongside quotas for legislators, MPs and freedom fighters (5%), government/security staff aged 50 or above (5%), specified authority and local-body staff (2%), and ex-servicemen and their dependants (3%). They also provide disability reservation (3%) and a senior-citizen quota (10% within each category). A category certificate is required. The current notice does not assign each vacancy to a reservation category or explain which applicants receive the 5% amount; confirm both before paying.
For most rows, the table prints a 25% allotment payment, then a general/reserved balance labelled 65%/70%, payable over five years in monthly instalments including 10% interest. Each row below preserves the published rupee amounts and their rounding; obtain the allotment demand for the exact due dates. There are two exceptions: Goraksh Enclave 3BHK Type 3 (301) requires the balance within 45 days of the allotment letter; Raptinagar IV EWS-121 and EWS-161 houses print a 15% allotment amount and require the balance within 90 days. No monthly instalment is invented for those exceptions.
Which costs and possession conditions are additional?
Residential notice, page 3; general residential conditions, clauses 2, 4 and 7–8
The current booklet costs ₹500 including GST. GDA’s general residential conditions require a freehold charge of 12% of land value with allotment, a 10% corner charge where applicable, taxes, GST, maintenance and deed-registration costs. Estimated prices may change with material/labour costs and increased land compensation; differences are payable before the deed. The generic rules specify 10% annual penal interest on a late initial instalment and 13% on later instalments. Possession follows the required payments, construction, deed and formalities; delayed collection can attract supervision charges. The notice gives no property-wise extra-cost total or possession date.
Residential conditions, clauses 8.11–8.12, PDF page 4
The residential conditions say GDA maintains the apartment complex for the first three years, then hands maintenance to a society formed by the allottees. After that period, the residents’ welfare association handles shared facilities such as stairs, common-passage lighting and water supply. Confirm the maintenance charges and handover arrangements for the selected property.
What happens if I withdraw or cannot complete the purchase?
The registration webpage and generic conditions give different refund wording. Obtain the applicable scheme terms and a written refund route before paying.
Withdrawal and refunds
Before the drawThe registration webpage permits withdrawal without interest and states no deduction. For a pre-allotment refund after more than a year, it states 4% simple annual interest, excluding the deposit and refund months.
Unsuccessful or ineligibleThe generic rules instead provide a refund within one year without interest after a ₹1,000 administrative deduction, also covering changes to construction or location. Refunds cannot precede the first day of the month after receipt.
After allotmentWithdrawal within one month deducts 20% of the registration amount. Missing payment without a written refund request within one month of the allotment letter adds two months’ interest on the property price at the stated 13% rate; that deduction also applies to other cancellations.
Cancellation and undertakings
Default or false declarationsFalse information, concealed facts, changed use, missed required payments or failure to register the deed can cancel allotment, forfeit all deposited money and lead to repossession under the conditions and affidavit.
Ownership, sale and mortgageA later-discovered conflicting allotment can cancel registration/allotment. The affidavit restricts sale or mortgage until payments and the deed are complete; the website separately permits a loan mortgage with GDA’s no-objection certificate. Alterations need permission.
Authority discretionThe general rules offer property as is where is and guarantee neither allotment nor compensation. The Vice-Chairman may change conditions and decides disputes under the rules; later GDA amendments bind the allottee.
