Auction summary
Source: GDA Gorakhpur linked official auction materials
114 advertised properties in existing GDA schemes: 81 shops, three other commercial units, 29 commercial plots and one junior-high-school site. Registration runs 24 October–23 November 2026; GDA will announce the e-auction separately.
Registration and payment run from 24 October to 23 November 2026; no closing hour is printed. Confirm the online registration cutoff before the final day. GDA will announce the e-auction separately: this notice gives neither an auction date nor a bidding platform.
Two numbers decide what an advertised property costs to chase. The first is the reserve price — the authority’s floor, below which no bid is accepted. Confirm the opening bid and any minimum increment on the notice or the portal before you bid. Across these 114 advertised properties, the reserve runs from ₹22,48,118 to ₹26,74,25,650. Published property area spans 8.45 to 5,109.17 square metres. The reserve is the floor the linked official auction materials set, not the price it will settle at. The second number is the registration amount. It is ₹1,12,406–₹2,67,42,565 per property, depending on category and general/reserved status. Refund deductions and forfeiture depend on the applicable GDA conditions, explained below. These two are not the whole cost: a bidder also budgets for the ₹1,000 booklet including GST and applicable freehold, corner, tax, maintenance, approval and deed charges.

Who can apply for a shop, commercial plot or school site?
Commercial notice, pages 1 and 5; commercial conditions, clauses 1–3 and affidavit
The general commercial conditions state Indian citizenship and age 18 or above, allow one family member or institution to receive a plot, and permit joint registration by blood-related family members. Financial capacity must be supported by the required affidavit and documents. The affidavit says the applicant, spouse and minor children own no commercial shop/plot in GDA’s area and no more than one in other Uttar Pradesh cities, and prohibits a benami application. It must be notarised on ₹10 stamp paper with the required photograph. The current notice does not establish permitted institution types, a residency test, or the school operator’s qualifications and approvals. Confirm those conditions, the property’s reservation category and the application documents with GDA before paying. Register and pay online during the stated window; a registration or payment receipt alone does not establish eligibility or allotment.
Who qualifies for the reserved registration amount?
Current registration tables; general allotment conditions, reservation clause
The tables label the initial registration amounts general (10%) and reserved (5%). The general conditions list Scheduled Castes 21%, Scheduled Tribes 2% and Other Backward Classes 27%, alongside quotas for legislators, MPs and freedom fighters (5%), government/security staff aged 50 or above (5%), specified authority and local-body staff (2%), and ex-servicemen and their dependants (3%). They also provide disability reservation (3%) and a senior-citizen quota (10% within each category). A category certificate is required. The current notice does not assign each vacancy to a reservation category or explain which applicants receive the 5% amount; confirm both before paying. The commercial conditions say GDA will identify reservation before the auction; a reserved property may move to the general category when no eligible applicant is available.
The booklet costs ₹1,000 including GST. Pay the printed registration amount online into GDA’s fund. The notice says the e-auction will be announced separately and the highest registered bidder will receive the allotment communication online, subject to the authority’s conditions. It does not give an auction date, session hours, bid increment or extension rule. Follow the matching GDA notice and current scheme instructions; the separate Khorabar/Medicity auction is not this programme.
Commercial conditions, payment clause and affidavit
The general conditions call for 40% of the highest bid as the allotment payment within one month. They do not clearly say whether this includes the registration amount; do not assume only another 30% is due. They also require a freehold charge of 12% of land value with allotment and describe an interest-bearing instalment balance without fixing the count or rate in this notice. Initial late payment attracts 12% annual penal interest and later instalments 15%; pay before a bank holiday. Corner charges of 10%, applicable taxes, approvals and deed costs are additional. Obtain a property-specific demand and confirm whether the exact site is freehold or leasehold, particularly the school plot.
Which refund, default and development risks matter?
The auction is on an as-is-where-is basis. Verify access, boundaries, condition, permitted use and approval requirements before registration. The current notice gives no possession date.
Refund and forfeiture
Unsuccessful or ineligibleThe generic rules allow a refund within one year without interest after a ₹1,000 administrative deduction, also covering changes to construction or location. It cannot be processed before the first day of the following month.
Highest bidder defaultsFailure to complete the required payments can cancel the allotment and forfeit the entire deposit. False information, concealed facts or breach of the affidavit can also cause forfeiture of all deposited money.
Authority cancellation powersRegistration does not guarantee allotment or compensation. Clause 8.1 reserves the Vice-Chairman’s power to cancel any allotment without giving a reason; clause 8.7 permits cancellation of the scheme itself in special circumstances.
Disputes and arbitrationUnder clause 8.5, the Vice-Chairman or a nominated officer acts as arbitrator under the Arbitration and Conciliation Act, 1996; the conditions state that the decision is final. Gorakhpur jurisdiction and later GDA amendments apply.
Site, price and possession
Use and constructionUse must match the allotment. Subdivision is prohibited, and construction requires an approved plan. Changed use can trigger cancellation and legal action. The school designation is not an operating approval.
Price and area changesExtra area and later price/land-compensation increases may be payable before the deed or lease. The published reserve excludes these contingencies and separate charges.
Possession and transferPossession follows development, required payments, deed and formalities. The affidavit restricts transfer or mortgage until the required payments and documentation are complete; obtain GDA’s current permission requirements.
