When is BDA’s November 2026 NPKL e-auction?
Bidding runs over four days, 17–20 November 2026, by serial number (Sl. No.), not by block: 1–25 on 17 November, 26–50 on 18 November, 51–75 on 19 November and 76–101 on 20 November. Each sitting runs 10 AM to 4 PM IST; a bid in the last minutes adds five minutes, with no stated limit. The notice opens participation on 6 November and closes it for expressing interest on 16 November at 5 PM IST. This is a separate sale from BDA’s 138-site auction of 2–4 November.
Terms 11, 12, 14, 15, 18 and 27; BDA FAQ questions 1 and 3
When can the deposit or later payments be lost?
Pay the first 25% even slightly late and you lose the ₹4 lakh deposit. Pay the 75% balance late and BDA charges 18% a year for 90 days, then 21% for 120 more; after that it keeps 25% of the price and cancels the sale (₹25 lakh on a ₹1 crore site). Once allotted, a site can’t be cancelled or swapped, unless it turns out much smaller than advertised: BDA’s FAQ then lets you hand it back for a full refund, without interest. BDA can also withdraw any site, or reject the winning bid, without giving a reason. You don’t forfeit your deposit if it does: the notice’s only forfeiture rules are for paying late, and an unsuccessful bidder’s EMD comes back without interest within 30 working days. If BDA rejects your bid after you have paid the first 25%, the notice doesn’t say how or when that is refunded; ask BDA before you pay.

How do I apply for a site in this e-auction?
The notice’s steps: register on KPPP, the Karnataka Public Procurement Portal, as an Indian citizen or a partnership firm registered in India, with address proof, PAN and a signature-and-photo identity, each attested. Express interest in each site you want between 6 November and 16 November, 5 PM IST, and pay its ₹4 lakh EMD and the e-auction fee through KPPP; the notice sets no separate deadline for paying, so check the site’s KPPP listing. Each site is bid on its own day, 10 AM to 4 PM IST: Sl. No. 1–25 on 17 November, 26–50 on 18 November, 51–75 on 19 November and 76–101 on 20 November. The first bid must be more than ₹88,000 per sq m, 10% above BDA’s price. The notice sets no maximum: when the extensions end, the highest bid is the successful bid, subject to BDA’s acceptance.

Which sites does BDA’s map draw at a different size?
BDA’s map draws an outline for every site but calls the outlines indicative. Seven measure more than 10% off the printed area: B5-SG-5955 (Sl. No. 9), about 217 against 120 sq m; B7-SA-249 (Sl. No. 26), about 230 against 180 sq m; B7-SA-250 (Sl. No. 27), about 389 against 250.2 sq m; B9-SA-315 (Sl. No. 39), about 59 against 86.4 sq m; B9-SA-355 (Sl. No. 41), about 91 against 52.7 sq m; B1-SK-38 (Sl. No. 49), about 201 against 173.5 sq m; and B1-SK-39 (Sl. No. 50), about 126 against 101.4 sq m. BDA’s map draws 315 at about the size the notice prints for 355, and 355 at about the size it prints for 315, so the map or the notice may have these two rows swapped. Check these sites on the ground, and ask BDA which size is right, before you bid.

What does a 9 m × 12 m site cost?
BDA prints sizes in square metres and one price per sq m. Eight sites are 9 m by 12 m, 108 sq m: B4-SA-164 (Sl. No. 19) in Block 4, and Sl. No. 28, 31, 32, 33, 34, 35 and 36 in Block 8. Each is ₹86,40,000 at BDA’s price of ₹80,000 per sq m, and its first bid must be more than ₹95,04,000 (₹88,000 per sq m). Each ₹500 raise per sq m adds ₹54,000 on such a site, and with the 7.65% BDA’s FAQ lists for stamp duty, cess and registration, it costs more than ₹1,02,31,056 in all. Close in size are 3 sites of 105.6 sq m, 4 sites of 106.8 sq m, 4 sites of 108.6 sq m and 3 sites of 114.6 sq m; every site’s Reserve is its printed area × ₹80,000, so a 114.6 sq m site is ₹91,68,000. Sites run from 52.7 to 538.8 sq m.
Sl. No. 14 and 68; BDA’s September notice T-11/2026-27 and its map; BDA’s map for this sale
Which sites were in BDA’s September NPKL sale?
One certainly, and possibly a second. B5-SF-1642 (Sl. No. 14) was Sl. No. 35 of BDA’s September NPKL sale, with the same block, measurements and area, 188.40 sq m. Sl. No. 68 is printed B7-SL-4406. September’s notice printed B7-SI-4406 (Sl. No. 14), with the same measurements and area, 8.8 m by 12 m, and BDA’s maps for both sales draw the same outline for it. Only the sector letter differs, so ask BDA whether it is the same site. BDA has published no result or winning price for the September sale.
Terms 13, 14, 18 and 19; BDA FAQ questions 1, 4, 6, 9 and 14
What must a successful bidder pay, and when?
Pay 25% of your winning bid, less the ₹4 lakh EMD, within 72 hours of receiving BDA’s e-auction advice letter. BDA’s general FAQ (question 1) instead counts 3 days from the close of bidding and forfeits the EMD if you miss them; ask BDA which applies, and if in doubt pay by the earlier date. Pay the remaining 75% within 45 days of receiving the allotment letter (the Kannada notice calls it the auction confirmation letter). Pay from your own account, or a joint purchaser’s, as BDA’s FAQ asks, and hand the payment challan to the Accounts Officer, Finance Department, D Block, second floor, Room 308. If the price is above ₹50 lakh, deduct 1% as tax (TDS) and pay it to the Income Tax Department. Register the site within 30 working days of paying in full, and budget 7.65% of the price for stamp duty (5.15%), cess (0.5%) and the registration fee (2%): ₹7.65 lakh on a ₹1 crore site. You buy the site outright: BDA’s FAQ says there is no lease, and the site is registered with an absolute sale deed.
BDA’s NPKL as-built plan and its key plan; terms 27, 29 and 30; BDA FAQ question 12; BDA’s map for this sale, checked 3 Nov 2026
Where is NPKL, and how can I check a site’s location?
Nadaprabhu Kempegowda Layout (NPKL) is BDA’s layout on Bengaluru’s western edge. BDA’s as-built plan of it shows the layout between Magadi Main Road in the north and Mysuru Road in the south, west of the NICE Road, with Blocks 1, 2 and 9 in its northern half and Blocks 5 and 6 at its southern end. BDA has also published a map for this sale, linked from its e-auction page as “Geo-tag of the E-Auction Sites”. It draws an outline for each of the 101 sites, searchable by site number. BDA calls the outlines indicative, and its terms say you must visit the site and check its location and road width yourself before bidding, and deal with BDA directly, not through middlemen. To have a site measured with BDA, call the engineers whose numbers are printed under the notice’s tables.

What is the cheapest site, and what will it really cost?
B9-SA-355 in Kenchanapura 9th Block (Sl. No. 41): 52.7 sq m at BDA’s initial bid price of ₹80,000 per sq m: ₹42,16,000 in all. Your first bid must be more than ₹88,000 per sq m, so more than ₹46,37,600 in total. Each raise is a multiple of ₹500 per sq m: ₹26,350 a step on this site. Four more are 54 sq m, 6 m by 9 m: B4-SA-129 (Sl. No. 21), B4-SA-128 (Sl. No. 22), B1-SK-87 (Sl. No. 52) and B1-SK-88 (Sl. No. 53), each ₹43,20,000 at BDA’s price. The largest and costliest is B6-SH-3274 (Sl. No. 74): 538.8 sq m, or ₹4,31,04,000, where each ₹500 step adds ₹2,69,400 and the first bid must be more than ₹4,74,14,400. Every site has the same price per sq m, so a site’s Reserve is its printed area × ₹80,000. BDA’s map draws B9-SA-355 at about 91 sq m, close to the size the notice prints for 315; if the larger size is right, you pay for the extra area at your winning price, and the four 54 sq m sites are the cheapest.
Terms 1–7 and 16

Page 1 measurement and area cells; term 20; BDA FAQ question 3
Which sites’ measurements don’t match their area?
Two. B8-SD-1490 (Sl. No. 30) is printed as (14.00+17.40)/2 m by 12 m, which is 188.4 sq m, but its area as 200.4 sq m, 12 sq m more; BDA’s map outline for it measures about 199 sq m. At ₹80,000 per sq m those 12 sq m add ₹9,60,000 to its Reserve. B7-SA-211 (Sl. No. 25) works out to 168.60 sq m against the printed 168.37. Our Reserves use BDA’s printed areas. If the real area differs, BDA settles it after you have paid in full: you pay extra for more land, or get a refund without interest for less.

Why does Sl. No. 24 need a block check?
The notice prints B4-SD-1885 (Sl. No. 24) at the top of the Kommaghatta 7th Block table. Its number starts B4, for Block 4, and BDA’s map draws it in Block 4, about 20 m from B4-SD-1884 (Sl. No. 23), the last site under the Kommaghatta 4th Block heading; both are 14.6 m by 12 m. We list it in Block 4. Ask BDA which block is right before you pay the EMD.
