What the BDA Bengaluru notice says
BDA’s notice of 3 October 2026 offers residential and commercial corner and intermediate sites across Bengaluru. It numbers 138 rows in its South, West and North zones, two of them repeats of sites 998 and 1063, from 27 to 516 sq m, at initial bid rates of ₹70,000 to ₹1,40,000 per sq m. Participation opens on 12 October, interest closes on 31 October at 5 PM IST, and bidding runs over three days, 2–4 November. It doesn’t say which sites are residential and which commercial.

The auction runs to a published public timetable. An eligible bidder records their interest by 31 Oct 2026, 5:00 PM IST, and bidding is held 2–4 Nov 2026. Registration, the notice’s pre-bid payment process, and bidding happen on the Karnataka Public Procurement Portal (KPPP), the authority-designated portal named in the notice; any successful-bidder payments follow the authority’s separate terms, and the authoritative notice sits on bdakarnataka.in. The official schedule lists each site’s area and rate; across this phase, the rates span ₹70,000 to ₹1,40,000 per square metre. It does not print each site’s total reserve price, so we worked it out by multiplying the area by the rate. Across these 136 sites, our reserve totals run from ₹20.25 L to ₹3.70 Cr. The sites measure 27 to 516 square metres. On bidding, the notice says: your first bid must be more than 10% above BDA’s rate per sq m (exactly 10% more is rejected), and each raise is a multiple of ₹500 per sq m. The earnest-money deposit (EMD), a separate refundable deposit paid before bidding, is a flat ₹4 lakh for each site, regardless of size or initial bid rate. If you don’t win, BDA returns the EMD without interest; its FAQ says within 30 working days. Pay it through KPPP: if it goes into BDA’s bank account instead, BDA keeps 5% when refunding it. That deposit is not the whole cost: bidders should also budget for the e-auction fee shown on KPPP and registration charges of 7.65% of the site price (stamp duty 5.15%, cess 0.5% and registration fee 2%), as BDA’s FAQ lists them.

BDA sells every site as it stands. Before you bid, check the site’s size and location, which day it is auctioned, and when each payment falls due. The notice doesn’t say which sites are residential and which are commercial; ask BDA.

When can the deposit or later payments be lost?
Pay the first 25% even slightly late and you lose the ₹4 lakh deposit. Pay the 75% balance late and BDA charges 18% a year for 90 days, then 21% for 120 more; after that it keeps 25% of the price and cancels the sale (₹25 lakh on a ₹1 crore site). Once allotted, a site can’t be cancelled or swapped, unless it turns out much smaller than advertised: BDA’s FAQ then lets you hand it back for a full refund, without interest. BDA can also withdraw any site, or reject the winning bid, without giving a reason. You don’t forfeit your deposit if it does: the notice’s only forfeiture rules are for paying late, and an unsuccessful bidder’s EMD comes back without interest (BDA’s FAQ says within 30 working days). If BDA rejects your bid after you have paid the first 25%, the notice doesn’t say how or when that is refunded; ask BDA before you pay.

What must a successful bidder pay, and when?
Pay 25% of your winning bid, less the ₹4 lakh EMD, within 72 hours of receiving BDA’s e-auction advice letter. Pay the remaining 75% within 45 days of receiving the allotment letter. Hand the payment challan to the Accounts Officer, Finance Department, D Block, second floor, Room 308. If the price is above ₹50 lakh, deduct 1% as tax (TDS) and pay it to the Income Tax Department. Register the site within 30 working days of paying in full, and budget 7.65% of the price for stamp duty (5.15%), cess (0.5%) and the registration fee (2%): ₹7.65 lakh on a ₹1 crore site. You buy the site outright: BDA’s FAQ says there is no lease, and the site is registered with an absolute sale deed.

Why does the notice number 138 rows for 136 sites?
BDA prints sites 998 and 1063 twice, with the same size and rate and on the same bidding day: 998 at Sl. No. 50 and 53, and 1063 at 51 and 54. The second pair sits just after the U.M. Kaval group with no layout heading of its own, so we read it as a repeat and list each site once, under Sl. No. 50 and 51. If you plan to bid on either site, check which lot KPPP lists and confirm with BDA.

Which sites’ measurements don’t match their area?
Six: Sl. No. 23, 30, 122, 125, 134 and 138. Site 1308 (Sl. No. 122) is printed as 10.20 m by 9.30 m, which is 94.86 sq m, but its area as 47.43 sq m, exactly half. That is what a right-angled triangle with those two sides would measure, but the notice doesn’t show the site’s shape. Our Reserves use BDA’s printed area. If the real area differs, BDA settles it after you have paid in full: you pay extra for more land, or get a refund without interest for less.

Why do sites 378 and 372B need a block check?
This notice lists them under 4th H Block. BDA’s separate October notice lists sites with the same numbers, sizes and areas under 4th T Block, Talaghattapura. BDA’s June notice listed the same numbers, with the same sizes, under 4th H Block, then a correction moved them to 4th T Block; that correction applies to June, not this November notice. Ask BDA which block is right, and whether these are the same plots as in October, before paying.

Who can participate and register jointly?
Only Indian citizens may buy; a partnership firm registered in India may also take part. A guardian or friend may bid for a minor or someone without computer skills, using only the buyer’s own name and documents. Upload address proof, PAN and a signature-and-photo identity, each attested by a gazetted officer or notary (or an embassy office, for a non-resident Indian). The name you register with is final: the site won’t be transferred to anyone else. Only a spouse, sons or unmarried daughters can be registered jointly with you, declared with a government ID when you apply; later requests are rejected.

Which sites are narrow, or narrow at one end?
Ten sites are 4.5 m wide or less (on average, for an uneven site), and they include the seven lowest Reserves. The narrowest, 1/A in Banashankari 6th Stage, 3rd Block, Lingadeeranahalli (Sl. No. 22), is 1.5 m wide and 18 m long: 27 sq m at a ₹20,25,000 Reserve. Next is 255/L (Sl. No. 23), 18 m long, whose printed area of 31.50 sq m works out to an average width of 1.75 m. The others are 1002 (3.2 m), 255/M (3.5 m), 2650A (3.6 m), 705 (3.7 m), 1019 (4 m), 416A (4 m), 1995 (4.15 m) and 976 (4.5 m). Five more are wider on average but narrow to 3 m or less at one end: 395/A (to 1.5 m), 54 (2.2 m), 532 (2.6 m), 1150 (3 m) and 1063 (3 m). Check what you can build on a site this narrow before you bid.

When is the November 2026 BDA e-auction?
Bidding runs over three days, 2–4 November 2026. Your day depends on the site’s serial number (Sl. No.), not its zone: 1–46 on 2 November, 47–92 on 3 November and 93–138 on 4 November, so the 3 November sitting mixes all three zones. Each sitting runs 10 AM to 4 PM IST; a bid in the last minutes adds five minutes, with no stated limit. Express interest by 31 October, 5 PM IST; participation opens on 12 October. This is a separate sale from BDA’s 100-site October auction.
What is the cheapest site, and what will it really cost?
Site 1/A in Banashankari 6th Stage, 3rd Block, Lingadeeranahalli (Sl. No. 22): 27 sq m at BDA’s initial bid price of ₹75,000 per sq m: ₹20,25,000 in all. It is only 1.5 m wide. Your first bid must be more than ₹82,500 per sq m, so more than ₹22,27,500 in total. The costliest at BDA’s rates is site 1056 (Sl. No. 36): 441 sq m at ₹84,000 per sq m, or ₹3,70,44,000. The largest is site 657 (Sl. No. 49), at 516 sq m.

How can I check a site’s location and dimensions?
BDA had not published a location guide, map pins or a correction for this sale when we checked on 5 Oct. Its terms say you must visit the site and check its location and road width yourself before bidding. To have it measured with BDA, call the engineer whose number is printed under that zone’s table in the notice.

Each site appears once: BDA’s repeated rows for sites 998 and 1063 (Sl. No. 53 and 54) are listed under Sl. No. 50 and 51. Reserve and size use BDA’s printed areas. Select bars in different charts to combine filters. Counts reflect the other active filters and your search. Each chart counts every matching record once; do not add the charts together.
