Absolute sale deed site · 47.43 sqm · North Zone Sl. No. 122 in Arkavathi 19th Block, Challakere
10.20 m × 9.30 m is 94.86 sq m, but BDA prints 47.43 sq m: exactly half. That is what a right-angled triangle with those two sides would measure; the notice doesn’t show the site’s shape, so ask BDA. Our Reserve uses 47.43 sq m.
Per-sqm rate, area, EMD, and dates are public tender facts; the rupee total is our rate × area calculation. BiddingPulse’s plot analysis unlocks with Insight.
Note on the data. Site numbers, printed dimensions, areas and per-sqm initial bid prices are printed in Official lot rows, North Zone Sl. No. 122, page 1. Matched plot positions, layout drawings, facing and sun analysis, nearby context and Reserve calculations come from BiddingPulse’s cross-check of the notice against the official plot map, BDA’s earlier e-auction site lists and cited public sources. The plot diagram on this page is an indicative BiddingPulse layout built from public source documents, official lot rows and site checks where available. It is for orientation and bid prep only, and should not be relied on for survey, allotment or final sale area. BDA’s e-auction FAQ lists 5.15% stamp duty, 0.5% cess and a 2% registration fee on the site value. BiddingPulse applies them to the closing number you choose; the site value used at registration, TDS where it applies, and final Kaveri/BDA calculations must be verified before registration. Actual duties, registration charges and other transaction costs follow the governing authority's rules and the final clearing price. Verify directly against the cited official source and inspect the plot on site before any bidding decision. BiddingPulse does not facilitate, negotiate, or participate in any property transaction.
Independent research. This is BiddingPulse’s tentative reading of official documents and other sources, prepared in good faith, and it may contain errors or omissions. It is not an authority record, a surveyed or cadastral map, a title or encumbrance report, a land-use or buildability opinion, a valuation, an offer, or a recommendation.
Before relying. Derived boundaries, neighbours, roads and access, side-facing, sunlight/shade, distances, dates, and costs can be approximate, incomplete, or out of date. Before paying a deposit or bidding, check the latest official notice, corrigenda, portal, and Sample layout plan; inspect the site, pegs, access, and ground conditions; and use appropriate qualified advisers. Current official records control. To the maximum extent the law allows, BiddingPulse accepts no liability for any loss arising from reliance on this research. Full research limits.
Each edge of Plot 00 is colour-coded by what sits on the other side — green for plus points (open sky, green belt, facing a main road); grey for neutral (internal roads, pavement); amber for things to check (neighbouring plots that may build up to the height local rules allow, open drains, or other downsides to verify on site).

The sun model uses Plot 00's map position and the same layout shown above. We check several points across the plot through the day to estimate whether nearby buildings would block direct sun. The headline uses touching plots, each assumed built to 12 m — a modelling assumption, not a bylaw — while nearby non-touching parcels feed the worst-case line under the cards.
A real notice’s sale terms can adjust the payable amount if the surveyed area differs from the tendered area (100 sqm). Treat that adjustment as based on the accepted winning bid (H1) for this plot, not the reserve/start rate shown above. In practice that means:
Do not assume you get 100 sqm guaranteed. Commission an independent survey before bidding — BiddingPulse carries no liability for area-variation settlements.
