BDA Bengaluru e-auction October 2026: 100 corner and intermediate sites

The Bengaluru Development Authority (BDA) published its Premium sites — Oct 2026 notice (BDA/EM/e-Auction/T-14/2026-27, dated 19 Sep 2026), offering 100 sites across 27 layout groups in Bengaluru. An e-auction simply means the bidding runs on the authority-designated online portal named in the notice rather than in a room. The auction runs to a published public timetable. An eligible bidder records their interest by 9 Oct 2026, 5:00 PM IST, and bidding is held 12–15 Oct 2026. Registration, the notice’s pre-bid payment process, and bidding happen on the Karnataka Public Procurement Portal (KPPP), the authority-designated portal named in the notice; any successful-bidder payments follow the authority’s separate terms, and the authoritative notice sits on bdakarnataka.in. The official schedule lists each site’s area and rate; across this phase, the rates span ₹65,000 to ₹1,47,000 per square metre. It does not print each site’s total reserve price, so we worked it out by multiplying the area by the rate. Across these 100 sites, our reserve totals run from ₹19.11 L to ₹3.83 Cr. The sites measure 22.75 to 355.2 square metres. On bidding, the notice says: the first quoted price per sq m must be more than 10% above the layout group’s printed price; the notice says a bid of exactly 10% more is rejected. The group prices run ₹65,000–₹1,47,000 per sq m, so a valid first quote is above ₹71,500 per sq m in the cheapest group and above ₹1,61,700 in the dearest. Raises are in multiples of ₹500 per sq m. The notice does not say whether the first quote must also sit on that ₹500 step, so confirm the accepted entry for your site on KPPP. Term 23’s ₹45,000-per-sq-m figure is only its worked example, not one of this notice’s group prices. The earnest-money deposit (EMD), a separate refundable deposit paid before bidding, is a flat ₹4 lakh for every site, whatever its area or group price. The notice says an unsuccessful bidder’s ₹4 lakh EMD is credited back interest-free within a reasonable time; BDA’s e-auction FAQ puts that at within 30 working days. Paying the EMD into BDA’s bank account instead of through the e-auction portal costs a stated 5% service charge on refund. That deposit is not the whole cost: bidders should also budget for an e-auction fee set on the e-procurement portal and paid with the EMD and registration charges on the site value — 5.15% stamp duty, 0.5% cess and a 2% registration fee, as BDA’s e-auction FAQ lists them.
