What they do not establish. KPPP records a status for each lot, not a bid amount — no winning bid or clearing price is published; the identity of a successful bidder is not published either; a lot whose bidding closed is not necessarily a lot that sold; the portal does not say which.
BDA notification T-11/2026-27 offers 100 premium corner and intermediate sites in Nadaprabhu Kempegowda Layout. It describes the auction overall as residential and commercial, publishes areas of 43.65–414.90 sq m, a ₹60,000per sq m initial bid price and a flat ₹4 lakh EMD. It does not print each site’s total reserve price, so we worked it out by multiplying the area by the rate. Across these 100 sites, our reserve totals run from ₹26.19 L to ₹2.49 Cr. The sites measure 43.65 to 414.9 square metres. On bidding, the notice says: in the 18–19 Sep sittings, bidding for each site continues from the final bid rate quoted on 8 and 9 Sep 2026 (BDA revised corrigendum); under the original notice, a first bid must be more than 10% above T-11’s published ₹60,000per sq m rate — above ₹66,000per sq m — and bid-price raises are printed as multiples of ₹500per sq m; generic term 23 separately retains a ₹45,000per sq m worked example, so confirm the configured T-11 floor on the live portal. The earnest-money deposit (EMD), a separate refundable deposit paid before bidding, is a flat ₹4 lakh for each site. The notification says an unsuccessful bidder’s EMD is returned without interest within a reasonable time; paying EMD to BDA’s bank account instead of through the portal attracts the stated 5% service charge on refund. That deposit is not the whole cost: a bidder also had to budget for a separate e-auction fee whose amount is not printed in the notification and must be confirmed on the official portal.

What is the published initial rate and calculated site span?
The program-specific table publishes ₹60,000per sq m. Multiplying each published area by that rate gives ₹26.19 lakh for the 43.65 sq m minimum and ₹2.4894 crore for the 414.90 sq m maximum; BDA does not print those per-site rupee totals separately.

What is the operational first-bid rule?
For the 18–19 Sep sittings, BDA’s revised corrigendum says bidding for each site continues from the final bid rate quoted on 8 and 9 Sep 2026; it does not print those rates. Under the original notice, term 23 requires the first bid to be more than 10% above the published initial rate. T-11’s table sets that rate at ₹60,000per sq m, so the first bid must be above ₹66,000per sq m; exactly ₹66,000 would not satisfy “more than”. The notification banner says bid-price raises must be in multiples of ₹500per sq m. Generic term 23 separately retains a ₹45,000per sq m worked example, so confirm the configured T-11 floor in the live KPPP bidder record.

The corrigendum listed 16–19 Sep 2026; the sittings KPPP runs are on 18 and 19 Sep 2026. All 100 site numbers and KPPP auction numbers, the areas, the rate and the deposit are unchanged.
KPPP showed a terminal status for all 100 sites — since superseded
The notice scheduled the second bidding window to close at 5:00 PM IST on 9 Sep 2026 and gives a last-moment bid five minutes of “Delta time” without stating a cap, so the notice alone never made the final close knowable. In our 9 Sep, 8:52 PM IST check, KPPP’s public auction search showed a terminal status for all 100 T-11 sites — 99 “Bidding Closed” and 1 “No Bids Received” — with none still published, live or cancelled. The site numbers KPPP published on 24–27 Aug match the notification’s 100 rows exactly. Those terminal portal statuses never established an allotment, winner, sale result or clearing price. Superseded on 15 Sep 2026: BDA’s corrigendum says that auction hit technical glitches and rescheduled all 100 sites, so these statuses record a round that did not stand, and this record is live again rather than archived.
