Plot records, eligibility and payments
All 32 notice plots are included. Minimum price, the separately labelled KPPP Reserve Price and auction fees remain distinct.
Participants must be Indian citizens. The notice also permits partnership firms, limited companies and trusts registered in India. Non-resident Indians must have the required documents attested by the embassy. The notice requires a photograph, specimen signature, attested identity/address documents and contact details; the checked KPPP records mark identity documents and the proforma as mandatory. The attached proforma asks for the participant’s address, occupation, PAN, Aadhaar, phone and email, a photograph and specimen signatures, with gazetted-officer or notary attestation.
Each of the eight 54 sq m plots requires ₹50,000 EMD. Each of the other 24 plots requires ₹1,00,000. A separate processing fee applies: the 18 matched KPPP records quote fees from ₹500 to ₹4,130, shown against each plot below. No fee is inferred for the remaining 14 plots. The notice says bank service and portal processing fees are borne by the bidder and are not refunded if an auction is cancelled because of an error.

Why do the notice and KPPP show different price fields?
The notice’s minimum price matches the Initial Price on the 18 checked KPPP lots. KPPP also publishes a higher Reserve Price: ₹20,000 more for Plot 233 and ₹40,000 more for the other 17 matched plots. Both figures are retained in each record; they are not added together. The notice gives a ₹20,000 minimum bid increase. Confirm the operative opening bid on the selected lot’s auction screen.

What must the highest bidder pay, and when?
The notice requires 25% of the accepted bid, after adjusting EMD, within 72 hours of bid acceptance, excluding holidays. The highest bidder must check acceptance on KPPP and submit payment proof; no separate reminder is promised. Condition 7 also requires ₹100 for the offer letter. Failure to pay the first 25% can cancel the allotment and forfeit EMD.
When are the balance payment and registration due?
Condition 10 allows 45 days from receipt of the auction intimation letter without interest, followed by 90 days at 18% interest and a further 30 days at 21%. Registration is at the bidder’s cost within 45 days after full payment. If the balance is not paid within the allowed period, the notice provides for cancellation, forfeiture of EMD and the paid 25%, and re-auction of the plot.

Can the closing time extend?
Yes. The notice uses a rolling five-minute extension. Its example moves a 5:30 PM IST scheduled close to 5:32 PM IST after a bid at 5:27 PM IST, and to 5:36 PM IST after a further bid at 5:31 PM IST. No overall limit is printed, so 6 October at 5:30 PM IST is a scheduled close.

What else affects the allotment?
Plots are offered as they stand, and subdivision is not permitted. KUDA retains the right to accept or reject bids. Unsuccessful bidders’ EMD is returned through KPPP after the auction. Condition 21 adjusts the price for a measured-area difference; refusal to pay for additional area can forfeit the 25% payment.
