What changed in KPPP’s November extension?
The KPPP records checked on 29 September set participation and EMD payment for 2 November 2026 at 5:30 PM IST, replacing 30 September. They replace 5–6 October bidding with 4 November at 10:00 AM IST through 5 November at 5:30 PM IST, subject to the existing five-minute extensions. Every plot’s public search row exposes a “View Corrigendum” icon. The amendment is a portal record, not an attached file. The same plots, minimum prices and deposits remain on offer.
Participants must be Indian citizens. The notice also permits partnership firms, limited companies and trusts registered in India. Non-resident Indians must have the required documents attested by the embassy. The notice requires a photograph, specimen signature, attested identity/address documents and contact details; the checked KPPP records mark identity documents and the proforma as mandatory. The attached proforma asks for the participant’s address, occupation, PAN, Aadhaar, phone and email, a photograph and specimen signatures, with gazetted-officer or notary attestation.
Each of the eight 54 sq m plots requires ₹50,000 EMD. Each of the other 24 plots requires ₹1,00,000. A separate processing fee applies: each plot’s KPPP record quotes a fee between ₹500 and ₹4,130, shown against each plot below. The notice says bank service and portal processing fees are borne by the bidder and are not refunded if an auction is cancelled because of an error.

Why do the notice and KPPP show different price fields?
The notice’s minimum price matches the Initial Price on all 32 KPPP lots. KPPP also publishes a higher Reserve Price: ₹20,000 more for Plot 233 and ₹40,000 more for each of the other 31 plots. Both figures are retained in each record; they are not added together. The notice gives a ₹20,000 minimum bid increase. Confirm the operative opening bid on the selected lot’s auction screen.
Nineteen of the 32 have, at the same minimum price and EMD as now. KUDA listed seven of them on KPPP for bidding on 18–19 February 2026 and 18 for bidding on 6–7 April 2026. Six plots were in both rounds. KPPP marks every earlier listing of 14 plots “No Participations”: 33, 47, 63, 381, 433, 438, 449, 471, 490, 502, 551, 858, 1171 and 1205. Plots 1116 and 1567 last showed “No Bids Received”. Plots 32, 229 and 233 each show KPPP’s “Finalized” label for one earlier listing (32 and 229 in April, 233 in February), yet KUDA is offering them again now. The reviewed KUDA sources did not explain what “Finalized” meant for them, and the inspected KPPP records showed no bid amounts or bidders for those rounds, so we do not treat them as sold. The other 13 plots are not in KUDA’s earlier KPPP listings.

What must the highest bidder pay, and when?
The notice requires 25% of the accepted bid, after adjusting EMD, within 72 hours of bid acceptance, excluding holidays. The highest bidder must check acceptance on KPPP and submit payment proof; no separate reminder is promised. Condition 7 also requires ₹100 for the offer letter. Failure to pay the first 25% can cancel the allotment and forfeit EMD.
When are the balance payment and registration due?
Condition 10 allows 45 days from receipt of the auction intimation letter without interest, followed by 90 days at 18% interest and a further 30 days at 21%. Registration is at the bidder’s cost within 45 days after full payment. If the balance is not paid within the allowed period, the notice provides for cancellation, forfeiture of EMD and the paid 25%, and re-auction of the plot.

Can the closing time extend?
Yes. The notice uses a rolling five-minute extension. Its example moves a 5:30 PM IST scheduled close to 5:32 PM IST after a bid at 5:27 PM IST, and to 5:36 PM IST after a further bid at 5:31 PM IST. No overall limit is printed, so 5 November at 5:30 PM IST is a scheduled close.

What else affects the allotment?
Plots are offered as they stand, and subdivision is not permitted. KUDA retains the right to accept or reject bids. Unsuccessful bidders’ EMD is returned through KPPP after the auction. Condition 21 adjusts the price for a measured-area difference; refusal to pay for additional area can forfeit the 25% payment. Check the physical plot, permitted use and layout with KUDA before committing.

The attached plan identifies the Kotnoor-D residential layout, including commercial land. It is a scheme-wide plan, not an additional list of plots offered here. The notice directs readers to Kalaburagi Urban Development Authority on KPPP for locations, corrigenda, corrections and extensions. The public KPPP records for all 32 existing plots now show participation and EMD closing on 2 November at 5:30 PM IST and bidding from 4 November at 10:00 AM IST to 5 November at 5:30 PM IST, subject to extensions. These replace 30 September and 5–6 October respectively. Plot identities, minimum prices, EMDs and fees are unchanged.
On 21 September KUDA published KPPP records for Plots 858, 1116, 1161, 1205, 1171, 1078, 381, 471, 1222, 477, 612, 616, 1386 and 1313 (references KLBUDA/2026-27/AUCTION440 to AUCTION453). Each repeats the notice’s minimum price and EMD, lists a KPPP Reserve Price ₹40,000 higher and a processing fee of ₹510 or ₹500, and opens bidding at 10:00 AM IST on 5 October. All 32 notice plots now have their own KPPP record; the notice, dates and documents are unchanged.
