Two numbers decide what a plot costs to chase. The first is the reserve price — the authority’s floor, below which no bid is accepted. The linked official auction materials set this bidding rule: the first bid must be at least one increment above the reserve. The current Business Rules show a ₹10,000 increment for every plot, including during extensions. Across these 31 plots, the reserve runs from ₹44.16 L – ₹1.22 Cr, which works out to about ₹46,000 per square metre. Published plot area spans approximately 96 to 266.07 square metres (the notice allows variation). The reserve is the floor; the linked official auction materials’ bidding rule above controls which bids are valid, and neither predicts the price it will settle at. The second number is the Earnest-money deposit (EMD) — here ₹4,41,600–₹12,23,922, equal to 10% of the reserve for each plot on the current portal. The booklet says unsuccessful bidders receive their EMD back without interest. A withdrawn bid, false documents or a payment default can lead to forfeiture under the booklet’s terms. These two are not the whole cost: a bidder also budgets for a non-refundable ₹1,500 participation fee, valid for one auction participation, a separate 12% freehold charge on the land value, plus 10% if the plot is a corner plot (Petha booklet page 9, clause 15); the list does not identify corner plots, and stamp duty, registration charges and applicable taxes, paid separately under the booklet’s terms.
