Areas range from 1,345 to 1,01,604 sq ft. Upset prices range from ₹20.60 lakh to ₹27.9411 crore. Application money (EMD) is 15% for each site. The later auction time is not confirmed.

The official sources we reviewed do not establish the live e-auction date or time. On TN Tenders, 16 Oct 2026, 11:00 AM IST is the tender bid-opening time, not the start of live bidding. The notice set two main amounts for every site. The first is the upset price — the authority’s published minimum amount for the site. On bidding, the linked official auction materials say: after checking the applications and opening the price bids, TNHB uses the highest tender offer as the upset price for the later live auction. The notice does not say how much each new bid must increase or when bidding ends. Across these 42 sites, upset prices run from ₹20,60,000 to ₹27,94,11,000. Published site area spans 1,345 to 1,01,604 square feet. The upset price is the minimum amount the linked official auction materials set; it is not evidence of a final or accepted price. The second number is the application money (EMD). It is ₹3,09,000–₹4,19,11,650 for each site, equal to 15% of its upset price. TNHB invites online bids from “eligible bidders” but does not define who is eligible: the notice states no applicant type, residence, income or category restriction. To apply on TN Tenders you need a Digital Signature Certificate (DSC). Each application must carry its site’s EMD (application money); one without it is rejected, and that applicant cannot take part in the e-tender cum e-auction. After technical evaluation and financial bid opening, TNHB holds the e-auction for the eligible bidders, starting from the highest tender value. The notice does not say what the technical evaluation checks, so ask Hosur Housing Unit before you pay.

Tender opening is when TNHB opens submitted bids. TN Tenders describes the amendment as “Bid submission and auction Date extended”. It gives no new live-auction date or time; the tentative 5 October start no longer applies.
The notice’s 42 EMD amounts add up to ₹35,98,61,550, while TN Tenders shows ₹37,47,02,550. We have not confirmed why they differ. Each site’s EMD in the notice is exactly 15% of its upset price. These totals cover all 42 sites. They are not the amount to pay for one site. Ask TNHB to confirm the amount and payment steps for your chosen site before paying.

What needs checking before an application?
Identify the site: Use the scheme, row, unit number and landmark. Seven site codes are incomplete or missing. Check the payment: EMD is the application money required for a site. The notice sets it at 15% of the upset price, but its combined total differs from the tender website. Ask TNHB to confirm how much to pay for your site and whether you qualify for an exemption. Before you submit: TN Tenders marks this tender “Withdrawal Allowed: No”. Ask TNHB what happens to your EMD if you change your mind after submitting. Separate the stages: The revised application cutoff was 15 October, 6:00 PM IST, and was not extended again; submitted bids are due to open on 16 October, 11:00 AM IST. The extension does not publish a revised live-auction schedule. Read the full terms: Obtain the application form and terms (TenderApplication.pdf) and the price-bid form (BOQ_839412.xls) from TN Tenders. Check the refund rules, when TNHB may keep the deposit, the final payment deadline, and whether the site is sold or leased.

From the official documents
The Hosur Housing Unit lists sites in 17 schemes, including Hosur, Denkanikottai, Krishnagiri and Dharmapuri. The sale includes schools, health centres, a library and other public-use sites as well as commercial sites. Check the allowed use of the site you choose.
TNHB rejects applications without the required application money (EMD). A digital signature certificate (DSC), used to sign documents online, is required.
For an individual applicant, TN Tenders requires PAN, Aadhaar, proof of home address, a signed application, income-tax returns for the past three years and a price-bid form (BOQ).
TN Tenders lists the tender fee as ₹0. It marks EMD exemptions as allowed and an electronic bank guarantee (eBG) as required. Confirm with TNHB which requirements apply to you.
What BiddingPulse checked
BiddingPulse checked the date-extension amendment and current tender record on 29 September. The original site schedule remains unchanged; the extension continues the same tender opened on 31 August.
We added the figures for all 42 sites: 7,45,643 sq ft, ₹2,39,90,77,000 in upset prices and ₹35,98,61,550 in application money. These are our calculations; the notice does not print combined totals.
We could not read the separate application terms or price-bid form. The correct payment steps for an individual site and the difference between the two total EMD amounts remain unconfirmed.
We copied the site codes and map links as printed. Five codes say HOS without a number; two are blank. We have not visited the sites or checked their locations, plans, ownership or whether they are sold or leased.

On the evening of 25 October, TN Tenders’ Tender Status showed Tender ID 2026_TNHB_698316_1 at “Financial Evaluation”; on 20 October it read “Financial Bid Opening”. This is a tender-processing stage, not the later live e-auction, and no auction date or result has been published.
At 10:03 PM IST on 20 October, TN Tenders’ Tender Status showed Tender ID 2026_TNHB_698316_1 at “Financial Bid Opening”, after the 16 October tender opening; on 15 October it read “To_be_Opened”. This is a tender-processing stage, not the later live e-auction, and no auction date or result has been published.
Tender submission closed without a further extension
The 15 October, 6:00 PM IST submission deadline has passed. At 7:32 PM IST TN Tenders no longer listed Tender ID 2026_TNHB_698316_1 among TNHB’s active tenders, so no further extension was posted. Its tender status that evening was “To_be_Opened”, ahead of the tender opening set for 11:00 AM IST on 16 October. Opening the tenders is not the later live e-auction, and no auction date or result has been published.
The amendment published on TN Tenders on 28 September at 5:21 PM IST moves submission from 30 September, 11:00 AM IST to 15 October, 6:00 PM IST. Tender opening moves from 5 October to 16 October, 11:00 AM IST. The original notice had said 11:00 AM IST for the former opening and the portal 2:00 PM IST; that old conflict is superseded. TN Tenders describes the amendment as “Bid submission and auction Date extended”, with no new live-auction date or time. The tentative 5 October start no longer applies. The 42 sites, prices and EMD amounts are unchanged.
Applications opened on 31 August. BiddingPulse added this page on 9 September with all 42 sites. The page explains where the notice and tender website give different opening times and total EMD amounts. This is our first page about the existing sale; TNHB has not announced a new auction or a correction through these documents.
Notice TNHB / HHU / 01 / 2026-2027 lists 42 sites in 17 schemes. Tender submission runs from 31 August at 11:00 AM to 30 September at 11:00 AM IST. The later e-auction is tentatively scheduled from 5 October at 2:00 PM IST, subject to evaluation.
