Two things to reconcile if you open the PDFs. First, the portal and the proceedings use different reference systems: Bhoo Konugolu finds these auctions by listing ID 00430 (Phase I) and 00463 (Phase II), while the proceedings carry 02/BK/BPD/PHASE-I/2026 and 02/BK/BPD/PHASE-II/2026, which the portal search does not recognise. Second, both proceedings leave the day of the month blank in their heading, so the notice date shown here is the day they were digitally signed, 24 Jul 2026; 25 Jul is a separate date — when the portal listed the auctions and opened registration.

What are the plots like?
The sizing is the most uniform of the Andhra Pradesh auctions: every Phase I plot is 150 sq yd, and Phase II adds only ten 200 sq yd plots to 174 more at 150. Seven Phase II plots are listed facing two directions at once — six north-and-west, one north-and-east — which usually means a corner plot; the schedules do not say so explicitly.

How do the bids themselves work?
Bids move in steps of ₹25,000, and the terms state plainly that no bid below the reserve price is accepted. A bid placed in the last ten minutes pushes that plot’s close out by another ten minutes, with no stated limit on how often that repeats — so the 5:00 PM close is scheduled, not guaranteed.

What do I pay after winning, and by when?
Ten per cent of the final price within 5 days including holidays, with your deposit counted towards it. You then attend the SUDA office to conclude the sale agreement, and pay the balance in three equal 30% instalments — at 1, 2 and 4 months from the date of allotment, a noticeably faster clock than KUDA sets for its own layouts. Pay the whole price within a month of the agreement and the terms give a 5% rebate; fall behind at any stage and they add 0.5% simple interest a month. Stamp duty, registration and other statutory dues are yours on top of the bid.

What could cost me the plot or my deposit?
Three things. Withdrawing a bid once placed forfeits the deposit in full. Missing the 10% payment in 5 days forfeits the deposit and cancels the allotment. Missing the first instalment within a month of allotment forfeits that 10% as well, and the allotment is cancelled again. Separately, the Vice Chairperson may accept, reject, adjourn, postpone or cancel the auction without giving a reason.
