Two numbers decide what a plot costs to chase. The first is the reserve price — the authority’s floor, below which no bid is accepted. The notice sets this bidding rule: the terms accept bids in multiples of ₹25,000 and state that no bid below the reserve price is accepted. Across these 290 plots, the reserve runs from ₹8.55 L – ₹11.40 L, which works out to about ₹5,700 per square yard. The plots measure 150 to 200 square yards. The reserve is the floor; the notice’s bidding rule above controls which bids are valid, and neither predicts the price it will settle at. The second number is the earnest-money deposit (EMD) — a refundable pre-bid deposit — here a flat ₹1 lakh for every plot, paid separately for each plot you bid on. Any Indian individual over 18, and any Indian registered firm. There is no cap on how many auctions you enter or how many plots you pick in each one — but every plot you want needs its own bid and its own ₹1 lakh deposit. SUDA runs a help desk for bidders at its Estate Wing on 9059007584.
Your Aadhaar card, PAN card and a copy of your bank passbook. The terms require all three to be uploaded before your bidder registration goes through, so gather them well before the registration window closes rather than on the last day.
The ₹8.55 lakh–₹11.40 lakh span on this page is ours, not SUDA’s: the proceedings fix ₹5,700 per square yard and print no rupee column per plot, so we multiplied that rate by each published size. The linked RERA certificates name SUDA as the promoter.
Two things to reconcile if you open the PDFs. First, the portal and the proceedings use different reference systems: Bhoo Konugolu finds these auctions by listing ID 00430 (Phase I) and 00463 (Phase II), while the proceedings carry 02/BK/BPD/PHASE-I/2026 and 02/BK/BPD/PHASE-II/2026, which the portal search does not recognise. Second, both proceedings leave the day of the month blank in their heading, so the notice date shown here is the day they were digitally signed, 24 Jul 2026; 25 Jul is a separate date — when the portal listed the auctions and opened registration.
The sizing is the most uniform of the Andhra Pradesh auctions: every Phase I plot is 150 sq yd, and Phase II adds only ten 200 sq yd plots to 174 more at 150. Seven Phase II plots are listed facing two directions at once — six north-and-west, one north-and-east — which usually means a corner plot; the schedules do not say so explicitly.
A refundable ₹1 lakh deposit for each plot you intend to bid on, paid in advance through the portal to the Vice Chairperson, SUDA — bid on three plots and you place three separate deposits. On top of that come a ₹500 platform fee and a ₹2,000 processing fee, both non-refundable. If you do not win, the terms return the deposit without interest within one week by the same payment method.
Bids move in steps of ₹25,000, and the terms state plainly that no bid below the reserve price is accepted. A bid placed in the last ten minutes pushes that plot’s close out by another ten minutes, with no stated limit on how often that repeats — so the 5:00 PM close is scheduled, not guaranteed.
Ten per cent of the final price within 5 days including holidays, with your deposit counted towards it. You then attend the SUDA office to conclude the sale agreement, and pay the balance in three equal 30% instalments — at 1, 2 and 4 months from the date of allotment, a noticeably faster clock than KUDA sets for its own layouts. Pay the whole price within a month of the agreement and the terms give a 5% rebate; fall behind at any stage and they add 0.5% simple interest a month. Stamp duty, registration and other statutory dues are yours on top of the bid.
Three things. Withdrawing a bid once placed forfeits the deposit in full. Missing the 10% payment in 5 days forfeits the deposit and cancels the allotment. Missing the first instalment within a month of allotment forfeits that 10% as well, and the allotment is cancelled again. Separately, the Vice Chairperson may accept, reject, adjourn, postpone or cancel the auction without giving a reason.
