Who can apply for Khushhaal Pariwaar flats?
Circular p. 1, paragraph 4; brochure PDF p. 3, clauses 2.1–2.7
The adopted brochure requires an individual Indian citizen aged at least 18 by the application deadline, legally competent to contract, with PAN and a savings account in their own name. Existing property ownership is allowed and eligible applicants may purchase more than one flat. Clause 2 gives no income ceiling or employment restriction; MIG is the flat category. The circular gives no closing date, so confirm the age-qualification date and scheme entry with DDA. A company account or general portal login does not establish applicant eligibility. The 2025 Jahangirpuri list reserved 72, 218 and 442 for Scheduled Castes (SC), 121 for Scheduled Tribes (ST) and 94 for persons with disabilities (PwD). The current circular and adopted brochure do not carry these flat-specific labels over; confirm any current category with DDA.
Is registration active, and when does booking close?
Circular p. 1; DDA scheme page checked 6 Nov; brochure PDF pp. 3–4, clauses 1.1 and 3.3
The circular schedules registration from 6 November and booking from 16 November 2026, with no opening hours. On 6 November the scheme page linked the circular and general account pages, while Flat Details, Layout Plans and FAQs were placeholders. Those links do not show that registration is accepting entries or which flats remain available. The circular supplies no closing date. Its adopted brochure gives 31 January 2027 or earlier stock exhaustion for Awaas Nivesh; whether that endpoint also governs Khushhaal Pariwaar needs DDA’s confirmation. No closing date is assumed here.
What must be paid to register and book?
Circular p. 1, paragraphs 2–4; brochure PDF pp. 4 and 6, clauses 3.1, 3.5–3.8 and 6.2
New DDA Awaas users pay a one-time, non-refundable ₹2,500 registration fee including GST; people already registered need not register again. This circular sets ₹4 lakh per MIG flat as the booking amount, replacing the adopted brochure’s ₹1 lakh LIG amount. Successful booking adjusts it against the price. The adopted process holds a selected available flat for 15 minutes for one internet-banking or debit/credit-card transaction and bank confirmation. Arrange funds and check your bank, internet-banking and card transaction limits first. Clause 3.8 permits payment from any person’s bank account, but clause 6.2 expressly refers back to 3.8 while defining specified relatives. Ask DDA to confirm before using a friend’s or another non-relative’s account.
How can an applicant lose money?
Brochure PDF pp. 4–5, 8 and 10: clauses 3.7, 3.9(h), 10.1, 11.5 and 16
The registration fee is non-refundable. The adopted terms forfeit the booking amount on surrender, cancellation or non-payment of the remaining demand, and reject surrender after full payment. Ineligibility, a false category claim, wrong PAN or misleading information can cancel allotment and forfeit the entire amount paid, with possible further legal action. Flats are offered as is where is; DDA will not entertain complaints about their price, design, construction, workmanship or defects. Inspect before booking. DDA may change terms or withdraw flats.
When is the balance due, and what happens after a delay?
The adopted brochure normally issues a Demand-cum-Allotment Letter within a week after the booking amount clears. The buyer must check DDA Awaas; missing email/SMS or delayed loan processing does not excuse late payment.
Payment periods
- 60 days from the demand letterPay without interest. A further 30 days carries 10% annual simple interest on the unpaid amount for the period beyond day 60.
- Bank holidaysA bank holiday or non-working-day cutoff moves to the next working day, separately for the 60-day and 90-day deadlines.

Which charges and payment-account rules apply?
Circular pp. 3 and 5; brochure PDF pp. 6–8 and 10, clauses 5–6, 9, 12 and 16.4
The circular excludes maintenance, water connection and applicable conversion charges. The adopted brochure sets water connection at ₹2,000; it does not state a maintenance amount for these MIG flats. Narela’s individual-list heading also excludes GST and already includes its 25% discount. Do not apply a second discount or assume an identical rate for the other localities. Stamp duty, conveyance registration, payment charges and applicable taxes/levies are extra. Pay the later demand through a generated challan using NEFT, RTGS or net banking; each challan permits one transaction. Use the allottee/co-allottee’s savings account, a relative specified in clause 6.2, or a proprietorship whose sole proprietor is one of those permitted people.
Why do the flat counts and prices disagree?
Current circular pp. 1–4, 11–14; January reserves pp. 1–4; March successful-bidder list pp. 10, 12, 14–15; 2025 list pp. 1–2
The circular says 133 Loknayakpuram flats but prices 132. January’s Premium Housing list had 160; DDA’s 10 March list of successful bidders names 27 other flats, leaving 133. The priced list omits D-G-2, the circular’s sample flat. January listed it at 139.015 sq m and ₹1,18,35,278. Ask DDA whether it can be booked. Jahangirpuri’s summary says ₹93.42–113 lakh; its individual prices run from ₹43,36,689 to ₹1,13,95,828. Seven flats—72, 306, 333, 348, 426, 442 and 444—are below that summary floor. Flats 306, 426 and 442 each show 99.73 sq m at ₹66,22,651, against ₹1,13,95,828 for nine other ground-floor flats of that area. All 17 prices changed from January’s e-auction reserves: those three were ₹83,17,075. Each record shows the earlier reserves. The 2025 and January lists also disagree with the current area for five flats: 85, 210, 306, 426 and 442. Confirm price, area and availability with DDA before paying.
Are these all newly offered flats?
No. 151 of these flats match earlier DDA lists flat by flat. Confirm any earlier application with DDA before paying again.

- Jahangirpuri · 17 flatsAll appeared in the January 2026 and 2025 e-auctions. Each record shows its earlier reserves.
- Narela · 2 flats1B/F/902 and 1C/A/203 repeat January’s Nagrik list.
DDA’s 10 March list of successful bidders names 27 other Loknayakpuram flats and none of these 149 Premium Housing matches. It does not establish later payments or sales.

How does parking allotment work for Narela flats?
Narela parking PDF: 23 Sep corrigendum p. 1; application pp. 2–3; 16 Sep circular p. 4
DDA’s 23 September 2026 corrigendum covers HIG and MIG allottees of all schemes in Narela Sector A1–A4, Pockets 1A, 1B, 1C, 4 and 7. Apply with the booking-amount slip and three preferences per parking level; allocation depends on availability. The form also lists the demand letter, possession letter and ID proof. The 16 September circular sets monthly rounds with a last-working-day cutoff, prioritising the demand-letter date, then booking date/time, subject to possession and availability. Entitlement follows the brochure or demand letter, with at most one stilt space. These documents predate Khushhaal: confirm applicability with DDA. Neither document sets a parking charge or waiver for this campaign.
What should be inspected, and what does the area mean?
Circular pp. 2–5 and 11–14; brochure clauses 3.2 and 14
The circular offers site inspection through the locality’s field engineers and identifies sample D-G-2, ground floor, Block D, Pocket E at Loknayakpuram. Use its own inspection contacts, not the older brochure’s Pocket 3/6 contacts. Published plinth areas include common area; Narela’s heading includes balcony too. These are not carpet areas or verified bedroom counts. The campaign page supplied no usable layout link on 6 November. The older brochure’s ready-to-move description and photographs concern its own LIG flats, not verified condition evidence for these MIG flats.
What documents, possession and transfer conditions apply?
Brochure PDF pp. 5–9 and 12–13, clauses 4 and 8–13, Annexure B
Before possession, submit the attested affidavit, identity/address proof, PAN and applicable disability, loan, bank-statement and TDS documents. Apply for the possession letter within 90 days after full payment and take physical possession within 60 days of that letter; delay attracts watch-and-ward charges. Join the pocket’s Residents’ Welfare Association and bear maintenance obligations. Allotment is freehold, but title passes only on the registered Conveyance Deed; transferring or parting with possession beforehand can cancel it. Residential use only. Any adjacent-flat amalgamation requires structural feasibility and DDA approval.
What provisions apply to applicants with benchmark disabilities?
Brochure PDF pp. 3, 5–6 and 9–10: clauses 2.6, 3.9(g), 6.4, 13 and 15
The adopted brochure permits qualifying applicants who apply in the PwBD category with the prescribed valid disability certificate to choose cash down or hire purchase. Hire purchase requires 25% within 60 days, followed by monthly instalments over 15 years at 10% annual simple interest on the reducing balance. It provides a 5% disposal-price rebate capped at ₹2.5 lakh. Benefits cannot be claimed later after general-category allotment. Joint applicants must satisfy the defined-family rule. Parting with possession before 15 years or full payment with interest and dues, whichever is earlier, can cancel the allotment. Confirm the category’s availability for the chosen MIG flat with DDA.
