What must the successful bidder pay?
Pay 15% of the bid within three working days of the auction date. After acceptance, 35% is due within 120 days and the remaining 50% within 180 days of the auction. The terms allow an additional 90 days with interest, up to 270 days in total, but do not print an interest rate. Full payment within 15 days of the demand letter earns the stated 1% discount. Obtain the authority’s demand and deposit adjustment before paying.

How can a bidder lose money?
Missing the first 15% payment forfeits the EMD and cancels the bid. Condition 7 says failure to pay within the fixed period forfeits the initial 15% and cancels the auction. Condition 4 separately provides 90 additional days with interest and cancellation after 270 days; obtain written confirmation of any extension rather than treating it as automatic. The conditions do not explain what happens to any later instalment already paid. The successful bidder’s EMD is adjusted against the sale price; unsuccessful deposits are returned. A 1% auction commission is payable separately.

Basic Services for Urban Poor (BSUP) fund charges are ₹10per sq m for residential plots above 300 sq m and ₹25per sq m for commercial plots. These units are preserved even where a plot is listed in square yards; obtain BDA’s assessment. Condition 17 states 1% tax deducted at source (TDS) under section 194-IA for property valued at ₹50 lakh or more; it is not an extra 1% premium. Confirm the nursing-home plot’s applicable lease, use and charges separately.

What must be checked before allotment?
Plots are offered as is where is. Visit the site, check the plan, access, approved use and actual area; the final amount may change with measured area. Condition 19 allows the amount to increase or decrease at the bid rate with the measured plot size, but does not deduct the area falling within a rounded corner or radius. Allotment is recommended only with fair competition and a fair rate; the BDA chair has final authority to accept or reject the highest bid without giving a reason. Winning the bidding does not itself establish allotment. Apply for the lease deed within 15 days after full payment, otherwise lease charges run from the payment date. Building coverage, floor area ratio and height follow applicable bylaws.

Use Rajasthan Single Sign-On (SSO), then Urban Services → Citizen Service → E-Auction. Create the bidder profile, upload the required identity documents including a PAN card copy, and pay the selected plot’s EMD through the official portal. The bid room is available only after the deposit is paid. Bids increase by ₹500 per source area unit when the starting rate is up to ₹1,00,000, or ₹1,000 per unit above that rate.
