Condition 9 allows bids in multiples of ₹500 per square yard/metre where the starting rate is up to ₹1,00,000, and ₹1,000 per square yard/metre where it exceeds ₹1,00,000. The separate Earnest-money deposit (EMD) is ₹50,000 per commercial plot; ₹1,05,000–₹8,80,000 per residential plot, as individually printed in the programme. Condition 1 adjusts the successful bidder’s deposit against the sale price and returns the unsuccessful bidder’s deposit. Default can cause forfeiture under the later payment conditions. Which rate should I use to compare plots?

Use the final column headed the rate for starting e-auction. The separate ₹11,000 figure is a reserved rate for lease calculation. For example, residential plot 73A is 199.99 sq yd at ₹1,00,000 per sq yd: BiddingPulse calculates its Reserve as ₹1,99,99,000, with a separately published ₹2,00,000 EMD. A commercial rate per sqm cannot be compared directly with a residential rate per sq yd.

Conditions 1–7

When are payments due after the auction?

The highest bidder must deposit 15% of the bid amount within three working days of the auction date. After acceptance, the programme requires 35% within 120 days of the auction date and the remaining 50% within 180 days. Failure to pay can cancel the bid and forfeit the deposited amount. It separately describes an additional 90-day period with interest, up to 270 days in total, and a 1% discount for full payment within 15 days of the demand letter. Confirm the applicable demand, extensions and adjustments with the authority.

What is the BSUP fund charge, and which plots qualify?

Basic Services for Urban Poor (BSUP) is Rajasthan’s shelter fund for weaker income groups. Condition 11 of this auction’s programme lists ₹10 per sqm for residential plots above 300 sqm, and ₹25 per sqm for all commercial plots. The residential schedule uses square yards. As a BiddingPulse comparison only, 300 sqm is approximately 358.8 sq yd; the printed areas for plots 97, 104, 392, 409, 439 and 440 exceed that threshold. Published areas remain unchanged. Plot 97’s area/dimensions conflict still needs authority confirmation; confirm the assessed area and charge before payment.

What costs and site checks remain?

A 1% auction commission is payable separately. The notice also lists annual lease charges, a BSUP fund charge and, in condition 17, 1% tax deducted at source (TDS) under section 194-IA on plots valued at ₹50 lakh or more; these are not included in the calculated Reserve. Plots are offered as is where is and their areas can change. Inspect the selected plot, its official map and road entry. Building coverage, floor area ratio and maximum height follow the applicable building bylaws; the notice does not approve a particular building proposal.
