This page covers 84 shop/platform leases across 3 floors in Bhagur, Nashik district.
Registration and payment opened 15 Oct 2026, 11:00 AM IST and closed 22 Oct 2026, 5:00 PM IST. Online bidding was scheduled for 26 Oct 2026, 2:00–4:00 PM IST on the NIC eAuction India.
The notice set two numbers for every shop/platform lease. The first is the auction start price — the authority’s published minimum amount for the shop/platform lease. The official notice or portal remains the source for the opening bid and any minimum increment. Across these 84 shop/platform leases, auction start prices run from ₹1,07,776 to ₹4,67,816. Published unit area spans 3.2 to 13.89 square metres. The auction start price is the minimum amount stated in the notice — not evidence of any final or accepted price. The second number is the EMD. It is ₹30,000–₹1,00,000, as published for each unit; the ₹5,000 fee is separate. These two are not the whole cost: the notice also lists annual rent, payable separately and subject to increases, ₹5,000 non-refundable auction fee, and service tax and other taxes, utilities, licences, stamp duty, registration and lawyer costs, repairs and upkeep.

Is this a purchase or a lease?
Council conditions · lease, renewal and premium
Bhagur Municipal Council retains ownership. The initial lease is three years from possession. Further three-year and four-year renewals require the Council’s decision under the applicable rules; the maximum is ten years. The accepted premium is non-refundable. Annual rent is payable separately.
What amount am I bidding, and what rent is additional?
Council notice opening, condition 5 and Annexure 3
You bid the non-refundable lease premium, starting above the government price shown as Auction Start Price in the lot spreadsheet. This premium is the bid amount, not a second charge added to it. Annexure 3 separately prints minimum annual rents, shown on each unit card. It describes rent as 8% of premium: confirm with the Council whether the accepted bid changes that rent basis.
What submission does the timetable require?
Council timetable and application checklist
The published cutoff is 22 October 2026, 5:00 PM IST for both NIC uploads and delivery of signed documents and original demand drafts to the Council. The ₹5,000 auction fee is non-refundable and separate from EMD. Drafts are payable to the Chief Officer, Bhagur Municipal Council. Scrutiny is scheduled for 23 October. Uploading alone does not meet the physical-delivery condition.
Who may apply, and which categories are reserved?
Conditions 2–4, reservation clauses, affidavit and one-family limit
The notices list reservations for SC/ST/VJ/NT, eligible persons with disabilities, women and specified unemployed/service cooperatives. The checklist requires identity and category/entity evidence, the affidavit, residence evidence and the Council’s no-dues certificate. Only one unit may be allotted to a person or organisation; multiple units held through one family can cancel all relevant bids.
The notice requires 50% of the accepted premium within 30 days of approval and the balance in the following 30 days. It also requires an agreement within seven days of approval. Full premium, first-year rent in advance and the agreement precede possession. Successful EMD is adjusted against the approved amount; unsuccessful EMD is returned under the notice.
What stamp and registration expenses are stated?
Stamp-duty formula and separate agreement clauses
The notice prints stamp duty of 11% of the sum of ten times annual rent plus deposit. Registration fees, document expenses and lawyer fees are additional. Another clause mentions ₹500 stamp paper. Confirm the applicable instrument and calculation with the Council; ₹500 is not stated as the full stamp-duty cost.
When can money or possession be lost?
The Council’s notice sets out the following default consequences.
Payments and possession
Payment defaultFailure to pay can cancel the allotment and forfeit EMD. Without full payment and the agreement, possession is withheld and amounts paid are not refunded.
Not taking possessionAmounts paid are forfeited if the approved allottee does not take possession.
Payment extensionThe Chief Officer may allow up to six months. The printed interest is 15% per month; obtain clarification rather than assuming an annual rate.
Re-auction lossA shortfall at re-auction may be recovered from the defaulting allottee.
Occupation and Council powers
Breach or discontinued useThe notice provides for repossession with all investment and says no court claim may be brought. It also permits eviction costs to be recovered.
Rent defaultLate rent or other unpaid dues can lead to cancellation, forfeiture and recovery.
OverstayingRent doubles after expiry, followed by annual rent at 8% of the assessed market value, increasing 10% each year until handback.
CancellationThe Chief Officer may cancel any e-auction without giving a reason. The notice does not say how EMD is handled if the Council cancels; its forfeiture clauses cover only the bidder's own defaults, and unsuccessful bidders' EMD is returned.
SourcesDefault, possession, family-allotment and cancellation clauses
What ongoing costs and use restrictions apply?
Rent, tax, upkeep, transfer and handback clauses
Annual rent rises by 5%, with review every three years. Service tax (the notice’s term), property and other taxes, water, electricity, trade licences, repairs, painting and upkeep are additional. Subletting, transfer or change of use needs Council permission. An approved transfer costs five times annual rent. The premises are offered as-is and must be handed back when the lease ends.
Can the scheduled auction close change?
Minimum-bidder and extension conditions
The Council requires at least three bidders for a unit and may extend bidding or refer insufficient participation for a committee decision. No overall extension cap is published. A scheduled session end does not by itself establish the final close, a successful lease or a winner.
Which businesses may use these premises?
Permitted and prohibited uses
The daily market permits the listed retail, provisions, vegetables, stationery and specified services. Meat/fish, liquor, explosives, gambling and other prohibited trades are excluded. The lease does not itself grant a trade licence.
Have these premises been offered before?

This is the third offer. The same units and start prices were scheduled for auction on 7 September and 6 October 2026; the Council has not published results.

General applicants are eligible subject to scrutiny. The unit cards identify reserved premises and source conflicts. Select bars in different charts to combine filters. Counts reflect the other active filters and your search. Each chart counts every matching record once; do not add the charts together.
Size and price bands are browsing groups. Lower limits are included; upper limits are excluded. The ranges stay fixed while you filter. Exact figures and source labels remain in the records. A source category alone does not establish eligibility.
