Who is eligible to participate?

Participation is subject to the society’s scrutiny of the application for the selected property. The notice requires PAN, Aadhaar, an affidavit accepting all auction conditions, the ₹25,000 deposit and the ₹5,000 application fee. Complete the online submission by 21 November, 4:00 PM IST, and deliver the originals on 23 November, 11:00 AM–2:00 PM IST; missing that deadline makes a bidder ineligible. Scrutiny follows on 25 November, 11:00 AM–2:00 PM IST. NIC also requires an enrolled bidder account with a valid Class 3 signing Digital Signature Certificate (DSC). The notice states no age, income or domicile criterion; confirm any property-specific buyer eligibility with the Special Recovery and Sale Officer before paying.

How do I apply and submit the originals?

Online submissions run from 11 November, 11:00 AM IST to 21 November, 4:00 PM IST. Prepare the ₹25,000 refundable auction deposit and ₹5,000 non-refundable application fee by demand draft or pay order payable to “Custodian, Bhudargad Nagari Sahakari Patsanstha Maryadit, Gargoti”. The notice requires PAN, Aadhaar and an affidavit accepting the conditions. Deliver the original instruments and documents at the society’s office on 23 November, 11:00 AM–2:00 PM IST; without them, you are ineligible. The notice’s letterhead gives the society’s administrative office as 1105/G-2, E Ward, Sykes Extension, Shahupuri, Kolhapur, and its email as bhudargadpatsanstha@gmail.com. Address clarification requests to the Special Recovery and Sale Officer. Document scrutiny follows on 25 November.

What must a winning bidder pay?

Pay 15% of the bid amount on the auction day, or by 4:00 PM IST on the next bank working day, by demand draft or RTGS as directed by the Custodian. The remaining 85%, together with stamp duty, is due within 30 days of the auction date. The buyer also bears registration fees, GST and other taxes and costs of the purchase, plus the property’s regular house tax, electricity bills and local taxes. The highest bid remains subject to the Special Recovery and Sale Officer’s decision and final approval by the District Deputy Registrar of Cooperative Societies, Sindhudurg.

Notice · conditions 1, 3, 11 and 13–14

When can the deposit be lost or returned?

Failure to pay the 15% instalment forfeits the auction deposit. Condition 11 says the auction is then approved in the second-highest bidder’s name, and that bidder must meet the same 15% payment rule; final sale approval is still required. Failure to pay the remaining 85% within 30 days forfeits the entire 15% already paid and ends the bidder’s claim to the property. Sale expenses are deducted from that 15%, and the remainder goes to the state treasury. Unsuccessful, ineligible or rejected bidders’ refundable drafts are returned within ten days after completion of the auction process. If the sale cannot be confirmed, money is returned without interest. The ₹5,000 application fee is non-refundable.

What should I verify about the property?

The sale is on an as-is, where-is and what-is basis. The notice does not assign a residential, commercial or agricultural use to these rows; a Gat number alone does not establish what you can build. Verify the title, possession, access, permitted use and dues before bidding. The notice sells properties of the two people held responsible under the society’s recovery decree; check the land record and any objections before paying.
