Offer summary
Source: MP Housing Board linked official offer materials
This page covers 57 plots across 3 plot types in Katara Hills, Bhopal from MP Housing Board’s linked official listing.
Registration and the property-specific security payment open 12 Oct 2026, 10:30 AM IST and close 4 Nov 2026, 11:59 PM IST. Sealed online offers are due 5 Nov 2026, 5:00 PM IST on the MP Online — MP Housing Board OFFERS (MP Online OFFERS); this is not a live ascending auction.
Two numbers decide what a plot costs to chase. The first is the upset value — the authority’s published minimum amount for the plot. Confirm on the notice or the portal how offers are decided before you submit. Across these 57 plots, upset values run from ₹1,20,96,000 to ₹6,96,44,000. Published plot area spans 288 to 1,514 square metres. The upset value is the minimum amount the linked official offer materials set, not the price it will settle at. The second number is the security amount. It is ₹18,14,400–₹1,04,46,600 per plot, published as a registration fee on MP Online; the application fee is separate. The linked terms return non-highest-offer security within 15 working days after opening without interest. Cancellation can forfeit 50%, or that plot’s whole security when a highest offerer on multiple properties requests cancellation of one. These two are not the whole cost: an offerer also budgets for lease rent set by the government/Board, a one-time 5% corpus on the accepted offer price, plus later society maintenance fees, all taxes and GST, registration, utility and deed costs, and application fee shown in the official application.

Linked terms, part 1 and reservation conditions; current plot cards
Who is eligible?
The linked terms allow individuals, joint applicants, companies, firms and entities registered under any law. Each property requires its own application, documents and security payment. Of the current records, 55 are marked General; B-59 and C-113 are marked NA. Confirm the category for those two plots in the official application before payment.
Advertisement headline and conditions 4–5; general terms part 2, clauses 1–3, 6–7 and 11–13
What is payable beyond the quoted price?
The advertisement calls the quoted amount the upset price; MP Online labels the same figure Expected Cost (संभावित लागत). Lease rent set by the government/Board and a corpus fund are extra. The general terms require the current financial year’s lease rent when the allotment order issues; they do not specify the plot’s tenure, lease period or rent amount. For residential property, the corpus is a one-time 5% of the accepted offer price before possession, with later society maintenance fees. Taxes, GST, registration, utility and deed costs are also separate. The application-fee amount is not published in these materials.
Advertisement condition 1; general terms part 1, clauses 9–10 and 13–14
When is the balance due, and what happens on default?
The advertisement offers three instalments as a special facility, but gives no instalment dates or interest. Its linked document contains general Board terms: for completed properties, the balance is due within 180 days of the acceptance letter; a final 30 days with interest may be granted, after which non-payment cancels the offer and deducts 50% of security. Late payments carry 8% interest. Confirm how those general provisions apply to the plot-specific instalment schedule before offering. The Board decides on offers within 90 days; the highest offerer’s security remains with it without interest during that decision period.
Advertisement cancellation condition; linked terms part 1, separate-property and refund conditions
When is security refunded, and when can it be forfeited?
The linked terms provide for non-highest-offer security to be returned without interest within 15 working days after opening. The advertisement states a 50% security deduction for cancellation at the applicant’s request after acceptance. The terms separately provide full forfeiture of that plot’s security when an applicant is declared highest offerer on multiple properties and requests cancellation of one offer. Read that exception before applying for several plots.
Advertisement inspection and area clauses; linked terms on land use, building permission and acceptance
What can I build, and when is the offer accepted?
The plots are advertised for residential use. The terms require building approval and the Board’s no-objection certificate; changing the permitted use can lead to lease cancellation. The advertisement asks buyers to inspect before offering, and the actual area can change the final amount. The Board may accept or reject an offer, including one above the upset price; offer opening is not an allotment decision.

Is this a new project launch?
This is our first coverage of the listed Phase II plots. The public records were first observed on 12 October after their stated 10:30 AM IST opening. The Board had already published Sapphire project material earlier in 2026; these observations do not establish when each plot was first offered. The advertisement and project brochure print RERA registration P-BPL-25-5410.

The 15 October inventory adds B-59 to the same Phase II offer: 465 sq m, ₹1,95,30,000 upset value and ₹29,29,500 security. No new round or date change is inferred.
55 cards say General. B-59 and C-113 say NA, which does not establish an unrestricted category. Select bars in different charts to combine filters. Counts reflect the other active filters and your search. Each chart counts every matching record once; do not add the charts together.
Size and price bands are browsing groups. Lower limits are included; upper limits are excluded. The ranges stay fixed while you filter. Exact figures and source labels remain in the records. A source category alone does not establish eligibility.

Which plot numbers are listed?
There are six A plots, 49 B plots and two C plots, C-108 and C-113. Plots B-49,B-52,B-57 and B-58 are vacant plots; the separate Sapphire villa offer uses the same numbers for built duplex houses. Match the Phase II heading, PLOT HIG PLOT label, area and amount before paying. The general terms make the offerer responsible for choosing the wrong property.

From the official documents
Amounts and plot areas are transcribed from the current public property cards. The advertisement calls the amount the upset price; the portal’s Expected Cost label refers to the same figure. The older project brochure’s starting price is not a price for these current plots.

B-59 completes the existing Phase II plot inventory
