The notice publishes two main amounts for every flat. The first is the reserve price — the authority’s published floor. On bidding, the linked official auction materials say: the online price offer must equal or exceed the flat’s published Reserve Price. Across these 31 flats, the reserve runs from ₹64,07,264 to ₹89,42,497. Published carpet area spans 70.4 to 97 square metres. The reserve is the floor the linked official auction materials set; it is not evidence of a final or accepted price. The second number is the earnest money (EMD), but the official sources conflict: the full tender form lists ₹3,20,363–₹4,47,125 per flat (5% of Reserve Price); advertisement 172 prints ₹3,50,000 for 2 BHK and ₹4,50,000 for 3 BHK. Both source amounts are shown for every flat; IDA must clarify the difference before payment. These two are not the whole cost: a bidder also budgets for a ₹295 processing fee including GST, listed separately on MP Tenders.

Who can apply?
Individuals can apply on their own or jointly. The form also covers Hindu undivided families (HUFs), sole proprietorships, partnerships, limited liability partnerships (LLPs), companies, trusts, societies, co-operatives and government or semi-government bodies. Applicants must be legally eligible and declare that they have no legal disqualification. Organisations must use an authorised signatory. All 31 flats are General category.
Applicants need MP Tenders registration and a Class III digital signature certificate valid through the submission deadline. The complete online tender includes payment proof, signed applicant documents and a separate price offer at or above the flat’s Reserve Price. IDA checks these before admitting bidders to the live auction. Any bidder-shortlisting rules set by IDA on the portal also apply.

Which applicant documents are required?
The form requires identity and address proof, PAN, the completed application, financial-offer declaration and document checklist. Form C is an affidavit on ₹100 non-judicial stamp paper, attested by a notary or executive magistrate. Organisations also supply their formation documents and signatory authorisation. GST registration and category certificates are required only where applicable.
The full tender form lists 5% of Reserve Price for each flat: ₹3,20,363–₹3,48,719 for 2 BHK and ₹4,30,179–₹4,47,125 for 3 BHK. Advertisement 172 instead prints ₹3,50,000 and ₹4,50,000. Both amounts are shown beside every flat. This is an unresolved source difference: confirm the payable amount with IDA before paying. MP Tenders separately lists a ₹295 processing fee including GST.

Is 12 October the auction date?
No. All 31 online tenders close on 12 October 2026 at 6:00 PM IST. Each qualified bidder’s flat has one live session on 3, 4, 5 or 6 November, scheduled for 11:30 AM–2:30 PM IST. Late bids can extend the session under the portal rules. The proposed 28 October financial opening is a separate step.

When is the purchase price payable?
After IDA issues the reservation letter, the successful bidder has 30 days to pay enough to bring the total to 25% of the accepted price, including the EMD already paid, and execute the agreement. The remaining 75% follows the allotment letter. The scheme terms place possession after payment of the full price; they do not give a calendar handover date.

What property interest and conditions are stated?
The notice offers residential flats with भू-स्वामी (Bhumiswami) rights. The form records completed development and an occupancy certificate dated 24 December 2024. It does not allocate parking or identify a floor for each flat. IDA’s approval is still required after bidding. Amendments are posted on IDA and MP Tenders.
