Who can apply?
Individuals can apply on their own or jointly. The form also covers Hindu undivided families (HUFs), sole proprietorships, partnerships, limited liability partnerships (LLPs), private and public limited companies, trusts, societies, co-operatives and government or semi-government bodies. Applicants must be legally eligible and declare that they have no legal disqualification. Organisations must use an authorised signatory. All five plots are General category.

What is required to qualify for bidding?
You need MP Tenders registration and a Class III digital signature certificate valid through the submission deadline. Submit a complete online tender with payment proof, signed applicant documents and a separate price offer at or above the selected plot’s minimum rate. IDA checks technical eligibility and the initial price offer before admitting bidders to the live auction; any portal shortlisting rules also apply.

Which applicant documents are required?
Prepare identity and address proof, PAN, the application, financial-offer declaration and document checklist. Form C is an affidavit on ₹100 non-judicial stamp paper, attested by a notary or executive magistrate. Organisations also need formation documents and signatory authorisation. GST registration and reservation-category certificates are required only where applicable. Upload these with the signed tender form; submit the price offer separately in the official BOQ workbook.

Why must the exact earnest money be confirmed?
The advertisement and full form print ₹13.71–₹23.34 lakh per plot, but the form also requires 5% of the premium. The printed lakh figures are lower than an exact 5% calculation: for plot 14, ₹19.85 lakh is ₹19,85,000, while 5% of its calculated Reserve is ₹19,85,550. Each record shows both, with the calculation labelled. Confirm the exact payable amount with IDA before paying. The portal’s ₹96,08,000 is the sum for all five plots, not a single-plot deposit.

Which dates and auction times apply?
Submit by 12 October 2026, 6:00 PM IST. Technical opening is 14 October at 11:30 AM IST; proposed financial opening is 23 October at 11:30 AM IST. Qualified live bidding is scheduled for 30 October, 11:30 AM–2:30 PM IST, with late-bid extensions controlled by the portal. The opening-time records differ: the advertisement and form give 21 September at 2:00 PM IST; the portal gives 6:00 PM IST. The closing deadline agrees.

How are the offer and earnest money submitted?
Use Tender ID 2026_DTCP_536185_1 and the official BOQ workbook to quote a rate per square metre. Pay EMD online from the bidder’s own account through a method available on MP Tenders and upload payment proof. Starting a transfer is not enough: the portal must confirm successful payment before the complete tender is submitted by 12 October, 6:00 PM IST. The portal separately lists a ₹295 processing fee including GST and no tender fee.

When is the purchase price payable?
Within 30 days of the reservation letter’s issue, pay enough to bring the total to 25% of the accepted premium, including the EMD already paid, and execute the agreement. The remaining 75% follows the allotment letter; the general terms set a total four-month period from the reservation letter, including the first 30 days. Instalments require an application under the rules and IDA’s approval; applying does not extend the due date. Missing the first payment or agreement deadline can lead to cancellation and forfeiture.

What property rights and possession terms are stated?
The five residential plots are offered with Bhumiswami rights. The scheme terms describe vacant, developed plots with completed internal and external development. Possession follows full premium payment and the required formalities; no calendar handover date is promised. Applicable taxes, stamp duty and registration charges are additional. The form lists documentation charges, maintenance charges and lease rent as nil for this scheme.

Where will an amendment appear?
IDA posts amendments on its website and MP Tenders without a separate newspaper advertisement. Match advertisement 170 and Tender ID 2026_DTCP_536185_1. The highest bid still needs IDA’s approval; it does not guarantee allotment.
