This page covers 76 houses across 4 categories in Sahastradhara, Gounji, Mandla.
The checked registration window is 17 October, 10:30 AM–18 November 2026, 11:59 PM IST. The advertisement provides for registration through 31 January 2027 if houses remain vacant, subject to a fresh stock and application check. The advertisement specifies allotment by lottery. Published Estimated price runs from ₹9,16,000 to ₹21,98,000 per house. Registration money is ₹82,450–₹1,97,850, depending on category. Budget separately for the application fee (₹236 for EWS/LIG or ₹590 for Junior/Senior MIG), GST, the government land charge (भू-संधारण शुल्क), duties and utility connections, and corner-house (10%) and better-location (5%) charges on land value where applicable. The linked rules also quantify conditional service/corpus, tenure and special independent-house charges; see the cost breakdown below. The advertisement allows registration to continue through this date if properties remain vacant. Later stock and active category applications require a fresh check; this is not a verified extension for all 76 houses.
Advertisement, final condition
Before registering for a Mandla house
These homes are in a colony under construction and use the self-financing scheme (SFS): buyers pay towards construction before possession. Compare the category, total budget and cancellation risk before applying.
Who can apply for these houses?
The linked rules describe individual and joint applications, with age and certificate requirements. Confirm the unresolved category and applicant conditions before paying.
Published requirements
Age and joint applicationsApplicants must be at least 18; a minor may register jointly with a parent or guardian. Joint applications are permitted.
Application detailsThe forms ask for annual income, date of birth, identity details, MP domicile status, bank details and a signed self-attested photograph.
Reservation certificatesReserved-category applicants need the relevant certificate under the Board’s rules.
Confirm with the Board
Income and categoryThe Mandla advertisement gives no numerical income limits. Confirm which house and reservation category you qualify for.
Residency and nationalityNo nationality requirement or condition that only MP residents may apply is stated. The form’s domicile question does not establish such a restriction; confirm non-resident or non-Indian eligibility.
Companies and firmsThese sources do not establish whether a company or firm can apply.
SourcesApplication-linked rules, PDF pages 7–8 and 10; Scheme 512 application; advertisement, conditions 11–12
Advertisement, conditions 3 and 11–12; standard rules, PDF pages 5–8 and 10
The advertisement specifies allotment by lottery; registration does not reserve a particular house. It lists SC 10%, ST 15%, OBC 6%, Board employees 2%, freedom fighters 4%, serving or former service personnel 2%, working journalists 3%, persons with disabilities 4%, economically weaker applicants 3% and unreserved applicants 51%. The standard rules describe category certificates and selection. The 3% reservation is separate from the EWS house category. Ask the Board how the current reservation roster applies to the chosen category; no house-wise roster or lottery date is published here.
What must I pay beyond the estimated price?
Registration money is ₹82,450–₹1,97,850 per house by category; it is not auction EMD. The separate application fee is ₹236 for EWS/LIG or ₹590 for Junior/Senior MIG. The balance is payable in instalments, but the advertisement gives no instalment amounts or dates. Ask the Board for an itemised demand and which of the following charges apply to your house.
Location, construction and services
Location premiumsWhere applicable, a corner house adds 10% of the land value and a better-location house adds 5% of the land value, not of the full house price.
Independent-house chargeThe standard rules provide for a 5% charge for an independent house in special circumstances. They otherwise describe houses with one or two common walls; confirm the layout and applicability for your category.
Construction financeIf buyer instalments do not cover construction spending, the rules include capitalised interest on the Board’s borrowed or own funds in the final cost.
External services and corpusThe rules specify 2% of property value, or 5% in a boundary-walled campus, towards external services and the common-service corpus. Confirm the applicable rate and demand for this colony.
Land, taxes and connections
Government land chargeThe advertisement lists GST and the government land charge (भू-संधारण शुल्क) separately from the estimated price. This land charge is not ordinary society maintenance.
Board-owned landThe rules include a freehold charge plus 10 years of lease rent where the Board owns the land. This does not establish that this offer is already freehold.
Leasehold landFor leasehold land, the rules require at least one year of advance lease rent. Confirm the land tenure and conversion procedure for the chosen house.
Other paymentsDuties, deed expenses and water/electricity connections may be additional. The sources do not establish a final all-inclusive amount for each house.

Application-linked standard rules, PDF pages 11–12; advertisement, condition 6
The linked rules provide a separate exit if you do not accept an increase over the advertised price: deposits are returned without interest. If the increase exceeds 10% of the advertised price, the rules provide for refund of the registration and other deposited amounts without deduction, with 8% simple interest. Confirm the revised price and submit the cancellation request under this price-increase provision. This is different from cancelling for your own reasons after acceptance or lottery selection, which the Mandla advertisement says forfeits the full registration amount.
Advertisement, condition 6; application-linked refund amendment, PDF page 17
If you voluntarily cancel after the Board accepts your registration or after selection in the lottery, the entire registration amount is forfeited. This can mean losing ₹82,450, ₹1,18,450, ₹1,56,250 or ₹1,97,850, depending on your category. Do not rely on the older 5% deduction printed earlier in the standard terms: the Mandla advertisement expressly states full forfeiture, also described in the later 2019 circular. The price-increase exit in the linked rules is a separate provision; see the answer above.
Standard rules, PDF page 8; Circular 07/2019, PDF page 17
The older standard rules describe cancellation before registration acceptance or lottery with a 1% deduction and no interest. The later 2019 circular describes return of registration money within 15 days of the lottery without interest for unsuccessful applicants, and 6% simple interest on registration and initial payments if the Board cancels or changes a scheme for unavoidable reasons. That circular limits its applicability to specified schemes and advertisements. The Mandla notice expressly repeats full forfeiture for voluntary cancellation, but does not repeat these other refund terms. Confirm their applicability and treatment of the application fee with the Board before paying.
When can I take possession, and is the land freehold?
Advertisement heading, condition 2 and freehold note; all four house-plan pages
The advertisement describes a colony under construction. Possession follows full payment and registration of the deed; no completion or possession date is published. It prints RERA reference P-MDL-19-2422, which is not independent verification of current RERA status, registration date, declared completion date or extensions. The digits in the reference do not establish a registration year. The notice describes a procedure to convert the plot to freehold under Board rules, not proof that the offered title is already freehold. Confirm title, conversion charges, construction progress and the possession schedule before committing. The four plan sheets are not labelled by house category, so confirm which drawing applies to your application.

Practical questions
How much registration amount is required?
₹82,450–₹1,97,850 per house, depending on category. The Mandla advertisement forfeits the full registration amount for voluntary cancellation after acceptance or lottery selection. The linked rules separately provide an exit for a price increase, including 8% simple interest if the increase exceeds 10%; see the price-increase refund answer. Other refund-circular terms need confirmation of applicability. Check the exact amount for your property in the linked official allotment materials before paying.
What does Estimated price mean here?
The published Estimated price runs from ₹9.16 L to ₹21.98 L. Prices are the Board’s estimates and can change with actual construction cost and measured area.
