24-page scheme rules pp. 7–10 and 22–23; advertisement conditions 6–8; application forms
Who can apply, and which reservations govern these houses?
The standard rules generally require age 18; a minor may register jointly with a parent or guardian. Joint applications are allowed. Provide the form’s identity, annual income, bank and photograph information and competent-authority certificates for a reserved claim. The 4 June 2026 circular makes a Samagra ID (Madhya Pradesh’s state family register ID) mandatory for allotment applications and says a reserved-category applicant may not obtain a Board house or plot more than once. The forms also ask whether you are an MP native resident while accepting other ID proofs, so applicants from outside Madhya Pradesh should confirm eligibility with the Board before paying. No numerical income limit, nationality rule or company eligibility is stated. Advertised roster: EWS has ST 3, freedom/Loktantra fighter 1, intellectual/working journalist 1 and chairman quota 1; LIG has freedom/Loktantra fighter 1 and disability 1; MIG-B has ST 2, freedom/Loktantra fighter 1, service personnel 1 and disability 1; MIG-A has separate entries for SC 2 and SC women 1, plus ST 2 and service personnel 1. A generic General dropdown does not establish eligibility for this roster.

Which extra conditions apply to the reserved quotas?
Service personnel need a State or District Sainik Board certificate with the form. The SC-women house accepts an application only in a woman’s own name. A close relative may use the disability quota only with joint allotment including the disabled person’s name; houses allotted under this quota cannot be transferred for 5 years. A freedom-fighter heir declared for family pension qualifies only if the fighter has not already received a Board house or plot. The June 2026 circular extends the freedom-fighter quota to Loktantra fighters. Provide the certificates required for the selected category.

Is this a General-category offer?
The advertisement calls this the second and final invitation for reserved-category houses. Its roster is shown for each category above. It says unfilled reserved stock converts to General after this advertisement’s closing process if no relevant applications arrive; that is a conditional later conversion, not verified General availability now. The 4 June circular also provides conversion after two advertisements. It restricts the economically weaker chairman quota to EWS, consistent with the one EWS house listed in this advertisement.
Advertisement conditions 4–5; Schemes 546 and 547
Does registration secure a particular house?
No. Where eligible applications exceed the category stock, selection is by lottery; the advertisement also uses a lottery to allot house numbers. It publishes no lottery date. Prime-location MIG corner houses and certain other houses are to be offered separately online and are expressly outside this advertisement. Schemes 546 and 547 are four application categories of this one 19-house advertisement.

What must I pay, and is the registration amount EMD?
Pay the published registration amount of ₹1,28,000, ₹2,75,000, ₹3,93,000 or ₹5,42,000 for EWS, LIG, MIG-B or MIG-A respectively. These are registration amounts, not auction EMD. Separate application fees are ₹590 for EWS/LIG and ₹1,180 for MIG-A/B. The forms identify the purchase option as SFS (self-financing scheme). The standard rules describe staged construction payments, but these sources do not publish a dated category-specific instalment demand or completion date. Obtain those before committing.
Advertisement conditions 2–3; 24-page rules pp. 11–15
Which costs can be added to the estimates?
The advertisement adds GST and other applicable taxes, lease and maintenance/service charges and government fees. The standard rules also provide for measured-area adjustments, 10% of land value for a corner house, 5% of land value for a better location, and a conditional 5% independent-house charge. Construction-finance interest can enter the final cost. External service/corpus charges are 2% of property value or 5% in a boundary-walled campus, as applicable. Leasehold land requires at least one year’s advance lease rent; Board-owned land has prescribed freehold charges plus ten years’ lease rent. Duties, deed and utility costs may be additional. These general provisions do not prove that each charge applies to every advertised house; request an itemised demand and the applicable tenure.
Advertisement condition 1; rules pp. 7, 9, 11–12 and 20
What if I cancel or the final price rises?
Voluntary cancellation after registration acceptance forfeits the entire registration amount under the advertisement; any additional deposited amount is returned without interest. Do not rely on the older standard rule’s 5% deduction: the later 2019 amendment and this advertisement state full registration forfeiture. A separate price-increase provision allows cancellation if you do not accept a higher final price, with deposits returned without interest; if the increase exceeds 10% of the advertised price, it provides refund without deduction with 8% simple interest. Ask the Board to process the request under the applicable provision. Houses allotted under the disability quota cannot be transferred for 5 years.
Rules pp. 8–9, 16 and 20–21; application-linked refund amendment
What other refunds and delays should I check?
The rules describe a 1% deduction without interest for withdrawal before acceptance/lottery and refund of unsuccessful applicants’ registration within 15 days of the lottery without interest. The later 2019 circular describes 6% simple interest when the Board cancels or changes a scheme for unavoidable reasons, subject to its applicability provisions; the older rule had stated 8%. Confirm which amendment governs this scheme and how the application fee is treated. Once a possession letter is received, the standard rules require collection of physical possession within one month; delay can make the buyer liable for security costs and damage to the vacant house.

What is known about plans, title and possession?
The advertisement markets 1BHK/2BHK houses and prints RERA reference P-JHB-26-6522. That reference is not independent verification of registration date, current RERA status, completion or extensions. The forms separately state plot, plinth and carpet areas. The Senior MIG drawing is marked for administrative approval only. The linked 112.50 sq m plan names Madhopura, Jhabua, but the 78 sq m and 40 sq m sheets name Alirajpur and are dated 9 December 2014; all are approval-only drawings. The EWS/LIG plan applicability to this Jhabua offer therefore needs written confirmation. None establishes final sanctioned construction or present site condition. Confirm the relevant approved plan, current construction, tenure, instalment demand and possession schedule with the Board. No later registration extension or remaining-stock guarantee is established.
