How does registration and allotment work?
Advertisement; standard rules, pages 5, 8 and 10
Use the official MP Online scheme listing or an MP Online kiosk, select the category and complete its application and payment requirements. The linked standard rules require age 18 or joint registration with a parent or guardian for a minor. They provide a lottery if eligible applications exceed available houses, and a house-number lottery about three months before construction completion. The current documents publish no calendar date for either step. Registration is preliminary and does not itself create a property right.
What must be paid, and when?
Advertisement, notes 1–3; standard rules, pages 11–13
Pay the category’s registration money and separate form fee. After acceptance, pay instalments on the Board’s prescribed schedule; the advertisement gives no instalment dates. Obtain the scheme-specific demands before committing.
Can the final price rise, and may I cancel?
The final price is fixed after completion from actual construction and development costs. Measured area can also change the price. The allottee must pay an increase to take possession, but the standard rules provide an exit right.
If you reject a price rise
CancellationApply to cancel and receive the deposited money back without interest.
Increase above 10%The standard rules instead provide return of the deposited money without deduction, with 8% simple interest.
Costs included in the final price
Financing constructionIf instalments do not cover construction, interest on the Board’s own funds or loans can be added.
Maintenance corpus2% of property value, or 5% for a development inside a boundary wall, is added to the final price.
Land tenureBoard-owned land adds the prescribed freehold charge plus 10 years’ lease rent; leasehold land adds at least one year’s advance lease rent.

Which other charges should I budget for?
Standard rules, PDF pages 12–16
GST and other applicable taxes, deed expenses and utility charges are additional. Where applicable, the standard rules add 10% of plot value for a corner and 5% of plot value for a better location, plus 5% of final house price for qualifying detached houses. These are conditional charges, not a blanket addition to every category. Ask the Board which apply to the selected house.
What happens if I withdraw or miss instalments?
Advertisement, note 3; standard rules, PDF pages 8–9 and 17
Before registration acceptance or lottery, the 2015 rules refund registration money after a 1% deduction, without interest. After acceptance, the scheme advertisement says missed instalments can cause cancellation and full registration-money forfeiture. Voluntary withdrawal after acceptance has conflicting terms in the linked documents; compare both below before paying.
Which refund rule applies after acceptance or selection?
The linked file contains two different rules. Circular 07/2019 says its directions apply only where the advertisement mentions them; this advertisement does not. It also says they apply to new schemes registered after RERA took effect; this scheme prints a 2026 RERA registration number. Get the Board’s written confirmation of the applicable withdrawal and cancellation terms before paying.

What if I am not selected, or want to transfer my registration?
Standard rules, PDF pages 9–10; circular, PDF page 17
Both linked versions provide unsuccessful lottery applicants a registration-money refund within 15 days, without interest. The standard rules prohibit transferring registration and deposits before the sale deed except on death, and do not allow removing a joint name before the deed except on death.
Are the houses ready, and what title is offered?
Advertisement; plans; standard rules, pages 13–16
The advertisement describes proposed houses under a self-financing scheme and prints RERA registration number P-OTH-26-6684. The drawings are proposed plans, not evidence of completed construction or possession readiness. The inspected material does not establish current RERA status, a completion date or an unconditional freehold title. Verify construction, approvals, the final sale/lease deed and applicable charges with the Board.
