Compare 6 scheme codes in Chhatrapati Sambhajinagar, Latur, Jalna and Hingoli. Listed property totals are not verified bookable stock.
The programme listing schedules FCFS booking from 21 Apr 2026, 12:15 PM IST, subject to availability. The scheme closes 21 Apr 2027, 11:59 PM IST. First come, first served (FCFS): an eligible applicant selects an available unit through MHADA’s Book My Home process after the required verification and payment. Public scheme counts are a dated snapshot, not a reservation or guarantee of stock.
Published Cost is ₹8,00,000–₹15,30,000 across the scheme list. For scheme codes 1–6 only: the booklet makes prices provisional; the Board can increase them and the buyer must pay the increase. EMD is ₹5,000, with a separate ₹708 application fee. These are source amounts, not a guarantee that a unit remains available at every listed price.

Availability, eligibility and costs
6 scheme codes are listed in this continuing FCFS programme. Compare the cost, EMD and category availability for the exact code before applying.
Every CSNB_26_01 public scheme detail, checked 28 Oct 2026
How many properties are actually available?
5 of 6 schemes show zero in every displayed category. 6 of 6 scheme rows have different Total Tenements and available-category totals. The list fields sum to 817, while the category fields sum to 512 (our arithmetic). Neither sum should be treated as a verified count of individually bookable properties. Both source fields are shown for every code, including zeros. Confirm the chosen category and unit on MHADA before payment.
For scheme codes 1–6 only: The Board’s booklet requires age 18 or over. PMAY applicants must be Indian citizens, have no pucca home anywhere in India in the family’s name, and register under the prescribed PMAY component. Combined husband-and-wife income must not exceed ₹3,00,000 for FY 2024–25, supported by an income-tax return or tehsildar certificate. Clause 3.5 waives the Maharashtra domicile-certificate requirement for PMAY. The family and joint female-ownership rules, category certificates and document verification still apply. The booklet describes a ₹2,50,000 subsidy only subject to eligibility, government approval and funds; do not deduct it from the displayed Cost without Board confirmation.
CSNB_26_01 programme fee; each scheme’s Cost and EMD fields
What do the cost and deposit figures mean?
The portal labels each selling amount Cost. Each scheme’s EMD is shown separately, at ₹5,000 per scheme application. The programme lists an application fee of ₹708. For scheme codes 1–6 only: the booklet describes the ₹708 fee as ₹600 plus ₹108 GST, non-refundable. Preserve the scheme-specific deposit: a generic income-group table can differ. Cost is not an auction reserve, an EMD or a monthly rent.
April booklet clause 4.1.15 (page 11), clause 8.11 (page 18), scheme table pages 6–7; matching current scheme Costs
Can the price increase after selection?
For scheme codes 1–6 only: Yes. The April booklet calls the price provisional: the Board can increase it, and the applicant must pay the increased price. Areas and unit counts can also change; the Chief Officer’s decision is final. Code 2 shows ₹9,37,000 in the April booklet and ₹9,90,000 on the portal checked 28 October. The current Cost is not a final-price guarantee.
April booklet pages 11, 15–16; corrigendum sole page replacing the page-16 special note
What is due after selecting a property, and what can be lost?
For scheme codes 1–6 only: Pay 10% of the sale price within 48 hours after selection. Booklet clauses 4.1.11 and 7A.1, and the corrigendum, say missing this deadline automatically cancels the claim and forfeits the EMD. After an offer letter or the 10% payment, refusal or cancellation deducts 1% of the property’s sale price and returns the remainder without interest. Booklet clause 7A.3 says 1% of the amount paid; the corrected page-16 note instead specifies 1% of the sale price. Confirm the deduction on the offer letter. The corrigendum replaces the page-16 note that included a ₹1,000 deduction; its replacement has no ₹1,000 deduction. Where no price payment was made and the deduction is below the EMD, the corrected note says the application will be dealt with under the rules, without promising an EMD refund.
April FCFS booklet pages 15–18, MHADA/PMAY payment, possession and tax conditions
What happens before possession?
For scheme codes 1–6 only: The PMAY terms require payments in Board-set instalments tied to construction progress. Stamp duty, registration, ground rent, non-agricultural assessment, service charges, GST and local-body taxes and utility charges are additional where applicable. The booklet bars resale for ten years after possession for PMAY properties. A selection or deposit does not establish immediate possession or an approved subsidy.
April booklet clause 5.4 (page 12), clauses 8.3 and 8.5 (page 17), 8.10 and 8.15–8.16 (page 18); page 11 closing note
What other obligations and Board decisions apply?
For scheme codes 1–6 only: For married applicants, allotment and possession letters are issued in joint names, including non-PMAY homes. A housing society must be formed within three months; membership is compulsory and holders or the society bear repairs. False documents can cancel allotment at any stage. The Chief Officer reserves the right to accept or reject applications or schemes without giving reasons, and applicants cannot benefit from advertisement or printing errors. The booklet applies the Maharashtra Housing and Area Development estate-management, sale, transfer and exchange regulations of 1981, including amendments.
MHADA’s portal shows applications opening on 21 Apr 2026, 12:15 PM IST. The current application cutoff is 21 Apr 2027, 11:59 PM IST, subject to eligible-category stock remaining available.
Each row preserves the listed count and the separately displayed category availability. A zero in either field is retained. Category totals that disagree with the listed count are flagged, not silently corrected.

Which schemes are listed for EWS?
Match the code, locality, price, category and source counts. The scheme name can include an older development size; it is not a remaining-stock count.
Check each listed home’s current record, cost and EMD in the linked official scheme materials. Registration and FCFS listed home booking use the official MHADA FCFS portal.
The detail page separates Total Tenements from category availability. Individual flat selection follows profile verification.
Practical questions
How much EMD is required?
₹5,000 as displayed in the scheme details; the selected scheme’s amount governs. For scheme codes 1–6 only: missing the 10% payment within 48 hours of selection forfeits EMD. Later cancellation can deduct 1% of the sale price; see the corrected terms. Confirm the amount in the linked official allotment materials before paying.
When does FCFS booking start and close?
The programme listing schedules booking from 21 Apr 2026, 12:15 PM IST. The scheme closes 21 Apr 2027, 11:59 PM IST.
