How many properties are actually available?
4 of 11 schemes show zero in every displayed category. 9 of 11 scheme rows have different Total Tenements and available-category totals. The list fields sum to 123, while the category fields sum to 35 (our arithmetic). Neither sum should be treated as a verified count of individually bookable properties. Both source fields are shown for every code, including zeros. Confirm the chosen category and unit on MHADA before payment.

Who can apply?
For scheme codes 7–15 only: The Board’s booklet requires age 18 or over and normally 15 years’ continuous Maharashtra residence within the preceding 20 years, with the stated central-government employee exception. It accepts a barcoded domicile certificate issued after 1 January 2018, or its application reference subject to supplying the certificate before possession. Clause 3.4 removes income conditions for non-PMAY MHADA housing. Keep applicant and spouse Aadhaar/PAN, an Aadhaar-linked mobile, DigiLocker, the required category certificates and your own eligible bank account ready. Caste validity is required before possession where applicable. Multiple properties require separate applications and payments. Confirm the selected property’s reservation and any later conditions with the Board. Codes 31 and 35 are absent from the April booklet; their eligibility, price-revision, payment, refund, possession and transfer terms need separate confirmation from the Board.
CSNB_26_02 programme fee; each scheme’s Cost and EMD fields
What do the cost and deposit figures mean?
The portal labels each selling amount Cost. Each scheme’s EMD is shown separately, at ₹5,000–₹15,000. The programme lists an application fee of ₹708. For scheme codes 7–15 only: the booklet describes the ₹708 fee as ₹600 plus ₹108 GST, non-refundable. Codes 31 and 35 are absent from the April booklet; their eligibility, price-revision, payment, refund, possession and transfer terms need separate confirmation from the Board. Preserve the scheme-specific deposit: a generic income-group table can differ. Cost is not an auction reserve, an EMD or a monthly rent.

Can the price increase after selection?
For scheme codes 7–15 only: Yes. The April booklet calls the price provisional: the Board can increase it, and the applicant must pay the increased price. Areas and unit counts can also change; the Chief Officer’s decision is final. Code 10 shows ₹13,54,905 in the April booklet and ₹16,09,353 on the portal checked 28 October; codes 14 and 15 show ₹20,99,700 in the booklet and ₹24,94,019 on the portal. The current Cost is not a final-price guarantee.

What is due after selecting a property, and what can be lost?
For scheme codes 7–15 only: Pay 10% of the sale price within 48 hours after selection. Booklet clauses 4.1.11 and 7A.1, and the corrigendum, say missing this deadline automatically cancels the claim and forfeits the EMD. After an offer letter or the 10% payment, refusal or cancellation deducts 1% of the property’s sale price and returns the remainder without interest. Booklet clause 7A.3 says 1% of the amount paid; the corrected page-16 note instead specifies 1% of the sale price. Confirm the deduction on the offer letter. The corrigendum replaces the page-16 note that included a ₹1,000 deduction; its replacement has no ₹1,000 deduction. Where no price payment was made and the deduction is below the EMD, the corrected note says the application will be dealt with under the rules, without promising an EMD refund.

What happens before possession?
For scheme codes 7–15 only: For MHADA housing, the booklet requires the balance within 60 days of the offer letter. A requested extension of up to 30 days carries the prescribed interest and must be sought before the initial period expires. Full payment and the required occupation certificate precede possession. Stamp duty, registration, ground rent, non-agricultural assessment, maintenance, service charges, GST and local-body taxes and utility charges are additional where applicable. The booklet bars sale for five years from allotment. Properties are offered in their existing condition; inspect the selected home.

What other obligations and Board decisions apply?
For scheme codes 7–15 only: For married applicants, allotment and possession letters are issued in joint names, including non-PMAY homes. A housing society must be formed within three months; membership is compulsory and holders or the society bear repairs. False documents can cancel allotment at any stage. The Chief Officer reserves the right to accept or reject applications or schemes without giving reasons, and applicants cannot benefit from advertisement or printing errors. The booklet applies the Maharashtra Housing and Area Development estate-management, sale, transfer and exchange regulations of 1981, including amendments.

Do the April booklet’s terms cover codes 31 and 35?
Applicability is unconfirmed. Code 35 (168 T/s MIG PADEGAON, CH.SAMBHAJINAGAR) and Code 31 (248 T/s MIG TISGAON, CH.SAMBHAJINAGAR) appear in the current programme but not in the April booklet’s scheme table. The portal establishes their displayed Cost, EMD and category counts. Before paying, obtain their own applicant, income/domicile and fee conditions, price-revision rights, booking and balance-payment deadlines, refund/forfeiture basis, possession and resale terms, and joint-name, society and Board-discretion conditions. The April booklet’s 48-hour/10% rule, 1% cancellation deduction, 60-day balance deadline and five-year resale restriction are not established as governing these codes.
