What can I lose after winning a shop?
The winning premium is due in two halves: 50 per cent within 3 days of the auction and the rest within 15 days. Miss either and the Council keeps everything you have paid, including the ₹25,000 EMD, and takes the shop back. The premium is never refunded and earns no interest. Possession comes only after the full premium and the first year’s rent are paid in advance and the lease is registered at your cost within 30 days of bidding. Rent and the 3-year lease both count from the auction date, not from the day you get the shop, so you pay rent and use up lease time while you wait for possession. After that, three months of unpaid rent or unpaid taxes let the Council cancel the lease and re-auction the shop. The lease is for 3 years only; any extension is at the Council’s discretion, and the shop is returned at the end with no compensation.

How much must be in place before I can bid?
For each shop you want to bid on: a ₹25,000 EMD by demand draft in favour of the Chief Officer, Municipal Council Jalgaon Jamod, and a ₹2,000 e-auction fee that is not refunded. Upload a scan and hand the originals to the Council office by 5:00 PM IST on 6 October. The notice also asks for the demand draft to be handed to the Chief Officer before bidding. If you do not win, the demand draft is returned 15 days after the auction proceedings end.

Who can bid, and how many shops can one person take?
Bidders must have lived in Maharashtra for the past 15 years. You may lodge deposits for several shops, but one person can take only one shop. The notice asks for Aadhaar, PAN and voter ID cards, a no-dues certificate from the Council, receipts showing 2026–27 property tax and shop rent paid in full, a ₹100 stamp-paper affidavit accepting the terms, a digital signature certificate (DSC) and, for a reserved shop, the disability, caste or co-operative society certificate that applies. For reserved shops, the notice asks for a caste validity certificate (जात पडताळणी जातीचे प्रमाणपत्र): the verified version of a caste certificate, which takes longer to get. Papers close at 5:00 PM IST on 6 October. The notice also says each shop needs at least three bidders.

What does the lease cost beyond the premium?
Rent is ₹1,700 a month per shop and rises 15 per cent every year. It is due by the 10th of the following month, with a late fee of 10 per cent a month. You also pay property tax and other council taxes within 15 days of each financial year starting, the stamp duty and registration of the lease, your own electricity meter, wiring and bills, a share of a transformer if one is needed, business insurance and your trade licence.

What rules come with the lease?
Commercial use only: no illegal business, explosives, meat sale, or liquor sale or bar. Sub-letting is not allowed, and a transfer needs the Council’s approval and a one-time fee of at least 8 per cent of the ready-reckoner rate. No change may be made to the walls, paint, footprint or roof, no extra space may be used or built on, and the passage in front of the shop must stay clear. You pay full compensation for any loss of life or property your business causes, and for any damage to the shop from any cause except a natural calamity. The Council’s decision in any dispute is final and binding on you, and a dispute can go only to the court at Jalgaon Jamod.
