The advertisement prints annual lease rent of ₹53 per m² for the first year and ₹20 per m² for subsequent years, in addition to the land premium. Part I, section 8 of the matching tender book states a first lease term of 30 years, with renewal for the same use under the stated rules. It requires annual rent in advance before 1 June. The conflicting nil-rent entry in Part IV needs IDA’s clarification.

A valid Class 3 Digital Signature Certificate is required. The tender book lists no tender-form fee. Live bidding starts from the highest initial financial tender; the portal sets the minimum increment and may extend the auction, with no maximum extension published in the book. The final bid remains subject to IDA approval.
The book requires the first 25% of the accepted premium, including the adjusted 5% EMD, and the agreement within 30 days of the reservation letter. The general terms give four months from that letter, including the first 30 days, for the remaining 75%; the scheme-specific table refers payment to the allotment letter. Instalments require an application and approval under the applicable rules. Default can cancel the reservation and forfeit EMD; possession follows full payment.
