How do I register, and what is the last date?
Registration runs from 26 September through 25 October 2026. No closing time is printed. Start from GDA’s official Online Registration of Property link and select Gorakhpur Development Authority. The advertisement says the booklet costs ₹500 including GST, payable online to GDA, and registration is online. Confirm the Greenwood application and current category availability with GDA. Check scheme-specific eligibility and cancellation terms in the current booklet.
After the registration payment, the table calls for 25% at allotment, followed by five 10% instalments at six months, one year, one-and-a-half years, two years and two-and-a-half years after allotment. At possession, general applicants pay the remaining 15% and reserved applicants 20%. Exact printed amounts appear with each category.

Is Greenwood ready for possession?
Greenwood was still under construction as of the architect’s report dated 30 June 2026, filed with UP RERA. Structural slabs were 4.5% complete; lifts, fire-safety works and water supply were at 0%. The registered completion date is 19 February 2029. This is a project completion deadline; GDA’s September reopening notice gives no possession date.
GDA’s general residential conditions require Indian citizenship and age 18 or above; joint applications are limited to spouses. The applicant, spouse and minor children must not own a residential property in the listed authority or co-operative colonies within GDA’s development area, or more than one in such colonies in another Uttar Pradesh city. The website uses the broader wording “any residential property in Gorakhpur City”. The reopening notice does not resolve that difference or identify which reserved applicants qualify for its lower registration amount. Check eligibility and the required category certificate in the current Greenwood booklet before paying.

What costs are extra?
The booklet costs ₹500 including GST, separate from the registration payment. GDA’s general residential terms list a freehold charge of 12% of the land value, a 10% corner charge where applicable, plus applicable GST, maintenance and deed-registration costs. The reopening notice does not give a flat-wise breakdown of these charges. Ask GDA for the total payable for your chosen flat, including the land value used for the freehold charge and any corner charge.

Can I withdraw before the lottery?
GDA’s registration page allows a refund before the lottery, without interest. It does not specify a deduction for this situation. However, Janhit’s online-payment policy says payments are final, with hardship exceptions at the authority’s discretion. Ask GDA to confirm how to request a Greenwood refund and what deduction would apply before you pay.
For a refund within one year, GDA’s general residential conditions deduct ₹1,000 for administration and pay no interest if you are unsuccessful in the lottery. The same clause covers an ineligible application or changes to the construction or location. These are general GDA rules; the reopening notice adds no Greenwood-specific refund terms.
Under GDA’s general residential conditions, a refund within one month after allotment carries a deduction of 20% of the registration amount; the balance is returned without interest. If you miss the payment deadline and do not send a written refund request within one month of the allotment letter, the deduction is 20% of the registration amount plus two months’ interest on the property price at the stated 13% rate. The latter deduction also applies when GDA cancels the allotment for other reasons.
