How has the booking deadline changed?
Six earlier Nagrik extension circulars and the signed 30 October circular
DDA extended Nagrik repeatedly from April: the 1 April circular to 31 May, 4 June to 30 June, 1 July to 31 July, 31 July to 31 August, 1 September to 30 September, and 29 September to 31 October. The 30 October circular moved that last date to 31 December 2026. These are extensions of the same scheme, with no closing hour or fresh stock count in the extension notices.
How should I compare the published areas?
January list; launch annexure pp. 3–4 and area footnote; August lists
January’s HIG rows in Pockets 3, 4 and 7, and MIG rows in those pockets, exclude common area. The launch annexure gives larger pocket/block ranges including common area. Each affected flat retains its smaller January figure beside the applicable inclusive range; no individual total is calculated. August lists publish the inclusive total. Compare figures on the same basis and confirm the actual measured area in DDA’s demand letter.
Who can apply for Nagrik flats?
Nagrik launch p. 1; adopted brochure clauses 2, 3.1 and 4.8–4.9
Indian citizens aged at least 18 by the application deadline, legally competent to contract, with PAN and a savings account in their own name. Existing property ownership in Delhi is allowed. EWS applicants and joint applicants must each satisfy the ₹10 lakh annual family-income limit, counting applicant and spouse income separately for each family; an income certificate is required. There is no income criterion for LIG, MIG or HIG. The brochure’s applicant conditions are for individuals. Disability-category joint applicants must be within the defined family and provide the prescribed certificate. New portal users pay ₹2,500; existing registrants need not pay again.
What can an applicant lose?
Adopted brochure clauses 3.1, 3.6–3.7, 10, 11.4 and 16
The ₹2,500 registration fee is non-refundable. Surrender, cancellation or missed payments can forfeit the category’s booking money. An ineligible application, false category claim, wrong PAN or hidden material fact can cancel the allotment and forfeit everything paid, with possible legal action. DDA accepts no surrender after full payment. Flats are offered as is where is: inspect first, because DDA will not accept complaints about price, design, workmanship or defects. DDA may change terms or withdraw flats.
When must the balance be paid?
The Demand-cum-Allotment Letter normally arrives online within 24 hours of realised booking money. Check the portal yourself: missing SMS/email or a delayed loan does not excuse late payment.
Payment ladder
- First 60 days from the demand letterPay the price within this period without interest.
- Next 30 days10% annual simple interest. For a shortfall, the brochure applies interest to the entire demanded amount for the entire month as computed in the demand letter.

- Further delay, up to 90 daysDiscretionary approval with 14% penal interest on the remaining amount, provided at least 25% of the disposal price has been received.

Which charges are extra?
Nagrik launch p. 4; March circular pp. 1–2; August circular p. 1; adopted brochure clauses 5–6, 9, 12 and 16.4
Nagrik’s January annexure excludes maintenance, water and applicable conversion charges, overriding the older Apna Ghar price-inclusion wording. The March G7/G8 LIG addition specifies ₹1 lakh maintenance corpus plus 12 months upfront at ₹1.75 per sq ft per month. Other pockets need their own applicable demand; do not apply that March rate to every flat. Water connection is ₹2,000; EWS is exempt from conversion charges under the adopted brochure. Stamp duty, conveyance registration, payment charges and applicable taxes or levies are borne by the allottee.
How does booking and payment work?
Adopted brochure clauses 3.4–3.6 and 6
Select an available flat on DDA Awaas. The adopted brochure allows 15 minutes for one online booking transaction and bank confirmation, with money adjusted against the price. It mentions internet banking/debit or credit cards in clause 3.4, while clause 6.1 specifies online challan NEFT/RTGS/net banking for booking and processing payments; confirm the enabled route before selection. Booking money may come from any account. The later demand must come from the allottee or specified relatives, or a proprietorship whose proprietor is the allottee, using a generated challan. Bear transaction charges and never reuse one NEFT challan for multiple payments.
Are the flats freehold, and can they be resold?
Adopted brochure clauses 8–9, 12.2–12.6, 13 and 15
Allotment is freehold, but title transfers only through the registered Conveyance Deed after possession and payment of all dues. Sale or transfer before execution and registration can cancel the allotment. EWS allottees cannot sell, transfer or part with possession for five years from physical possession. Disability-category hire-purchase terms carry a separate restriction until 15 years or full price, interest and dues are paid, whichever is earlier. Residential use only; joining the pocket’s RWA is mandatory.
What benefits apply to applicants with disabilities?
Adopted brochure clauses 3.7.2, 4.9 and 15
Eligible applicants applying in the disability category with the required certificate may choose cash down or hire purchase: 25% within 60 days, then monthly instalments over up to 15 years at 10% annual simple interest on a reducing balance. The rebate is 5% of price, capped at ₹1 lakh. Benefits cannot be claimed later after general-category allotment. Confirm the eligible flat and category on DDA Awaas.
How are parking spaces allotted?
12 February costing order pp. 1–2; 16 September circular; September parking corrigendum paragraphs 1–5
The September circular invites MIG/HIG allottees to apply for available parking, with monthly rounds cut off on the last working day. Priority follows the demand-letter date, then booking date/time, subject to a possession letter and availability. At most one space may be at stilt level. The later corrigendum requires the booking-payment slip and permits only three preferences at each level; it also invites MIG/HIG allottees of other schemes in Pockets 1A, 1B, 1C, 4 and 7. That later rollout does not remove the original invitation to Nagrik MIG/HIG allottees. EWS and LIG allottees are not included in this car-parking invitation. The 12 February costing order applies to Nagrik and removes separate/additional parking-cost components while incorporating construction expenditure in the plinth-area rate. Do not assume a particular bay is already assigned.
What happens before possession?
Adopted brochure clauses 4 and 11; Nagrik March and August circulars p. 2
Pay all dues and upload the prescribed affidavits, identity/address and PAN documents, plus income, disability, loan and TDS documents where applicable. Delaying documents beyond three months after full payment, or physical possession beyond three months after the possession letter, attracts watch-and-ward charges. Inspect the actual flat before booking. The Nagrik March and August addition circulars give their own inspection contacts on page 2; confirm current access with DDA.
Why do the published flat counts differ?
Complete January, March, 18 August and 27 August flat lists
January lists 1,712 flats and March adds 1,944. The August circular’s 1,287-flat addition was reduced to 1,183 on 27 August. All 104 omitted August identities also appear in January; they are not counted as a new addition or treated as cancelled. Two Pocket 4 Block G flats, 602 and 607, appear in both January and revised August, with January excluding common area and August including it. The finder counts each identity once and preserves each entry: 4,837 distinct flats across the dated lists. This is not current availability.
